Kitchen extract cleaning in BN43: how it works

Every time food is cooked, warm vapour carries fat up into the extract. As it cools, it clings to the inside of the ductwork and keeps building. That layer will burn, and cleaning the whole system is how you keep it under control. Typical jobs include an extract that has never been cleaned to TR19 and years of baked-on grease in the ducts, on plenums and filters, horizontal duct runs and vertical risers.

Everything the job needs comes with us, from protective sheeting to tools and access equipment. You only need to give us clear access and switch off what needs to be off. On site, the work takes as long as the system needs, from a few hours to several planned visits.

  1. First comes a survey of the whole system, by photos or a visit.
  2. Grease readings are taken at set points and you get a fixed quote.
  3. On the day, cooking equipment is switched off and left to cool, and everything nearby is sheeted.
  4. The whole route is cleaned, from the canopy through the ductwork to the fan and the discharge.
  5. We test again, photograph the result and issue your TR19 certificate and photo report.

How we quote

Kitchen extract cleaning across BN43: local notes

Kitchens across BN43 cook for very different hours, from all-day town-centre sites to part-time hall and school kitchens. The right interval comes from hours of use and grease readings.

Across London and the South East, we work evenings, overnight and weekends, so sites across BN43 don’t have to lose a day. Along the coast in BN43, many hotels, pubs and cafés are at their busiest in the summer, so cleaning is often best booked before or after the peak season.

Shoreham-by-Sea: A hospital like Southlands Hospital, about 0.6 miles north-east, is the kind of site where a kitchen may cook for patients, staff and visitors all day. Commuter trade near Shoreham-By-Sea station can mean long cooking hours, and long hours put a kitchen into BESA’s more frequent cleaning bands.

What affects the quote in BN43

Sites vary more than people expect. What affects the quote:

  • Site requirements such as sign-in and permits
  • The condition we find in the survey
  • How big the system is
  • Whether we need access equipment or extra panels

We don’t list prices on the website, because each job is priced on what it involves. Call for a fixed quote, and we will explain what it covers.

Helping us quote

Before you ask for a quote, gather:

  • Problems your staff have spotted
  • The postcode and the type of business
  • A few general shots of the system
  • Close-ups of filters, grilles, hatches or access panels

For a fixed quote, give us a ring on 0345 646 2711 or drop us a line with the site type, your trading hours and a short description of the system. Photos and the last report, if you have one, make the quote quicker. You’ll usually have a quote within one working day.

Different parts, different methods

Restaurant and pub kitchens

Busy restaurant and pub kitchens often cook for long hours, frying and grilling, which can put them in BESA’s 3 or 6-monthly bands. Cleans are done after close, overnight or before opening.

Ductwork and risers

Bends and changes of direction trap more grease than straight runs. We test at points like these before and after cleaning, so the report shows the difference.

When it’s something else

In fairness, some problems need a different fix:

  • Extraction that cannot cope with the cooking because of its design
  • A damper that sticks or has a damaged link
  • Fat blocking the kitchen drains

Multi-site and managed buildings

We regularly work with managing agents. Tell us the site, the work and the access arrangements, and we’ll send a fixed quote.

For anyone managing more than one site, we can plan visits across the whole estate and price them together. Each site gets its own report and pictures, so each one has its own record.

Aftercare tips

Here’s the after-treatment advice, short and simple:

  • Give the canopy a daily wipe
  • Never cook with filters missing or out of place
  • Report grease drips, smells or fan noise right away
  • Book the next clean before the date on the report

We hand the kitchen back clean, with the sheeting removed and waste taken away. Waste grease and water are contained and removed, so you can start cooking as normal.

Report drips, smells or a noisy fan early. Drips, odours and fan noise often mean grease is building, and a grease thickness test can confirm it.

BN43: your questions answered

How long does a kitchen extract clean take?

That depends on the size of the system, the amount of grease and the number of access points. As a guide, it takes a single shift for most kitchens, with long duct runs and tall risers needing more time.

Does the law say I must clean to TR19?

No law names TR19 directly, but the Fire Safety Order 2005 does require the responsible person to manage fire risk. Insurers, fire officers and EHOs look to TR19 as the standard, and many policies require it.

What happens to the waste?

It’s contained and taken away. We collect grease, debris and waste water as we go rather than letting it spread.

Are you accredited for kitchen extract cleaning?

As a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, our work sits within an independently audited scheme. We hold CHAS, SafeContractor and ISO 9001 too, and we are fully insured.

What is TR19?

TR19® is the BESA specification for keeping ventilation systems clean. TR19® Grease, a standalone specification since 2019, covers grease in kitchen extract systems, and TR19® Air covers general supply and extract systems.

Which kinds of sites do you work on?

Any commercial site with kitchens or ventilation, from a single café to a large school. We work with hotels, schools, care homes, offices, retail and leisure sites.

Will my insurer ask for a TR19 certificate?

Because a dirty extract can spread a fire through a building. Many policies say the extract must be cleaned to TR19, and a claim may be reduced without proof, so keep every certificate.
