About kitchen extract cleaning in BN45

Insurers often want evidence of regular TR19 cleaning, and a claim can be refused or reduced without it. The certificate and photo report from each clean in BN45 give you that record for the maintenance log. The work covers extract fans, canopies and hoods and horizontal duct runs, and the jobs we see most are proof of cleaning requested by an insurer and fat running down the canopy edge.

On the day, we arrive at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Equipment that has to be off is switched off and allowed to cool first, and floors and nearby surfaces are sheeted. On site, it takes anything from a few hours to a full night, depending on the size of the system.

  1. Diagnosis comes first, with a survey of the system and how it’s reached.
  2. We record grease levels at set points, then fix the price.
  3. We arrive after close, protect the area and contain the waste.
  4. Heavy deposits are scraped by hand and the system degreased to TR19® Grease.
  5. The sign-off: post-clean readings, a TR19 certificate and a photo report with the next clean date.

What you will pay

The cost depends on the size of the system, what state it’s in and access to every part of it. You get a fixed price before work begins, so you know where you stand.

Kitchen extract cleaning across BN45: local notes

In BN45, a busy kitchen in a place such as Pyecombe, Poynings and Saddlescombe and a quiet village kitchen need very different cleaning intervals. Grease readings and BESA’s minimum intervals set the schedule for each.

We work across London and the South East, and BN45 is part of that area. Each job starts with a survey and a fixed quote, wherever it is in BN45.

Pyecombe: If you run catering at a historic house or estate in the area (Preston Manor & Gardens is about 4 miles south), event kitchens in older buildings often have awkward duct runs that need planning. Healthcare kitchens can’t easily close, so their extracts are cleaned overnight or between meal services; the nearest hospital to Pyecombe is The Dene Hospital, about 4.6 miles north.

Managing agents and facilities teams in BN45

Keeping records across a portfolio is half the battle. Every visit ends with a dated report and photos, ready to show insurers, fire officers or EHOs.

We also work for facilities teams across offices, schools and healthcare in BN45 and across West Sussex. Larger estates can be phased building by building around the people who use them.

Common problems we fix in BN45

Grease filters are the first line of defence, and they’re often the weak point. Damaged, missing or overloaded filters let grease straight past, and from there it travels on to the fan.

If you notice any of these, it’s worth a diagnosis:

  • A kitchen with no current TR19 certificate
  • Missing paperwork after a change of operator
  • Heavy grease build-up inside the duct runs
  • Poor airflow at the canopy

Honest limits

Kitchen extract cleaning cannot fix everything, and we’d rather say so up front. It does not solve:

  • A fan motor that has burnt out
  • Blocked drains from a neglected grease trap (a separate service)
  • Fire dampers that won’t close (that needs damper testing and remedials)

Looking after it afterwards

After the visit, a few habits help the work last:

  • Give the canopy a daily wipe
  • Run the extract fan throughout cooking
  • Keep grease collection points emptied
  • Refit filters properly after cleaning

When the clean is finished, grease readings are taken again at the same points, so you can see the difference in numbers as well as pictures. Your TR19 certificate is then issued through the BESCA Vent Hygiene Elite portal.

Run the extract whenever the kitchen is cooking. Switching it off early leaves vapour to settle on the canopy and plenum, and the next clean has more to do.

In-house cleaning or a specialist?

For ventilation and air handling systems, in-house care is mostly about checks: clear grilles, a log of filter changes and reporting anything odd. Cleaning inside ducts and units is specialist work.

Your own staff can handle the daily basics: wiping canopies, washing grease filters and recording it in a log. What they cannot safely do is clean inside the ductwork, the fan or the risers, and that is where we come in.

Common questions in BN45

Do you survey before quoting?

Yes, always. We diagnose before we treat: the survey shows what needs doing and what access we need, and the quote is based on that.

How do you keep the site clean during the work?

With sheeting and covers, before anything else happens. We keep the work contained and leave the area clean.

Are you a BESCA Vent Hygiene Elite member?

Our work is to BESA TR19® Grease, and we are a BESCA Vent Hygiene Elite member, and certificates go through the BESCA Vent Hygiene Elite portal. We have been trading since 2009.

Is TR19 a legal requirement?

TR19® is BESA’s specification, not legislation. Under the Fire Safety Order 2005, the responsible person must assess and reduce fire risk, and cleaning to TR19 is the recognised way to show you’ve dealt with extract grease.

What do you need from me for a quote?

The site address, the type of premises and your opening hours, along with a few photos and any previous report.

What about areas you can’t get to?

We never leave them off the paperwork. The report says which parts couldn’t be reached and why, and we can quote to improve the access.

What do I get after the clean?

You get both a certificate and a photo report. Keep them in the maintenance log with the fire risk assessment so they’re to hand when an insurer asks.
