Maryland kitchen extract cleaning
We cover Maryland for TR19 Grease cleaning of complete kitchen extract systems, from canopy to discharge. Out-of-hours visits, a fixed quote and a written report with pictures as standard.
- A system with no record of a TR19 clean
- An inspection that picked up a dirty extract
- Heavy grease build-up inside the duct runs
Kitchen extract cleaning in Maryland, done properly
The ducts are where most of the grease hides. We reach horizontal runs and vertical risers through access panels, removing thick grease by hand, then using degreasers, hot water or steam to suit the deposit. Anything out of reach is noted in the report, and new panels can be fitted. Typical jobs include an overdue clean flagged by an EHO or fire officer and grease dripping from the canopy or filters, across discharge points, vertical risers and plenums and filters. When a restaurant in Maryland asks for duct cleaning, it’s nearly always the kitchen extract they mean, and that’s our main job: the whole run from hood to roof, cleaned to TR19® Grease.
A clean in Maryland covers the canopy, plenum, filters, ductwork, risers and fan, and the discharge where it can be reached.
London kitchens tend to trade late and open early, so work in Maryland is normally booked for the night or the early hours. Before the clean, we agree loading, parking and roof access with whoever manages the building.
We’re CHAS and SafeContractor accredited, we hold ISO 9001 and we’re fully insured. On top of that, we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

How the visit works
A visit follows the same order every time: protect the area, make the system safe, carry out the kitchen extract cleaning, clear away and leave you the report. On site, the work takes a few hours for a small kitchen, longer for a large system. Most London sites can’t stop for the day, so work in Maryland is normally done overnight, early in the morning or at weekends.
- We start with a survey, so we know every part of the system before we quote.
- Set points are tested for grease thickness and the quote is fixed before work begins.
- On the day, cooking equipment is switched off and left to cool, and everything nearby is sheeted.
- We clean the canopy, plenum, filters, ducts, risers, fan and discharge.
- Finally the system is re-tested and photographed, and the certificate and report follow.
Getting ready for the visit
- Clear loose items from the work area
- Let us know when the site is closed or quiet
- Allow time for equipment near the work to be turned off and cool down
Ask for a quote
For a fixed quote, ring 0345 646 2711 or use the quote form and tell us the type of site, your opening hours and roughly what the system looks like. Photos and the last report, if you have one, make the quote quicker. We typically come back within one working day.
Related advice
In-house cleaning or a specialist?
For ventilation and air handling systems, in-house care is mostly about checks: clear grilles, a log of filter changes and reporting anything odd. The inside of ducts and units needs a specialist.
In-house cleaning and specialist cleaning do different jobs. Wiping filters daily and washing them weekly keeps the visible parts in order, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.
Maryland questions
Which fire service covers Maryland?
Fire safety enforcement in Maryland is handled by London Fire Brigade. TR19® isn’t law, but it’s the benchmark many fire officers and insurers look to when they ask how often the extract is cleaned.
Do you clean school canteen extracts around Maryland out of term?
Yes, out-of-term visits are normal for schools. With about 51 schools and colleges on the FSA’s register within roughly a mile and a half of Maryland, it pays to plan holiday dates ahead. Just ring 0345 646 2711 or email us with your term dates and we’ll plan around them.
Do you clean the whole extract system or just the canopy?
All of it, from the canopy through to the discharge. Where there aren’t enough access panels to reach a section, it’s recorded, and we can fit new ones.
Can you come out in an emergency?
Yes, 24/7. Office hours are Monday to Friday, 8am to 6pm, with the emergency line covering every other hour.
Can you set up regular visits?
Yes. We run scheduled maintenance contracts, with visits at the interval your system needs. The report from each visit recommends the next date.
Is there a survey before the work?
Yes. Photos often do the job, while bigger or harder-to-see systems are surveyed on site.
How do you protect the area?
By covering it before any work starts. The work is kept contained and clean down when we finish.
What information do you need?
Some pictures and a quick description of the system, with the address and opening hours. If we need more, we’ll ask.
Signs you need kitchen extract cleaning in Maryland
How fast grease builds up depends mostly on how long the kitchen cooks each day. BESA guidance sets minimum cleaning intervals of every 3 months for 12 to 16 hours a day, 6 months for 6 to 12 hours, and 12 months for 2 to 6 hours. Those are minimums, and grease readings can show a kitchen needs cleaning sooner.
Signs it’s time to call us include:
- Poor airflow at the canopy
- Grease smells coming from the extract
- Grease dripping from the canopy or filters
- Heavy grease build-up inside the duct runs
Healthcare kitchens cannot easily close, so their extracts are cleaned overnight or between meal services; the nearest hospital to Maryland is Queen Mary's Hospital for the East End, about under half a mile east.
Comparing quotes
- What happens if part of the system cannot be accessed
- When they can work, and whether that’s outside your opening hours
- What records you will receive afterwards
- How VAT is shown on the quote
Looking after it afterwards
Here’s the after-treatment advice, in brief:
- Empty any grease troughs or cups on the canopy
- Keep the extract on whenever the range is lit
- Clean grease off the canopy surfaces regularly
- Clean the grease filters regularly between TR19 cleans
The report gives a recommended date for the next clean, based on your cooking hours and the grease we measured. We can put the system on a 3, 6 or 12-monthly plan, so the date is not missed.
Book the next clean before the last one runs out. BESA guidance links the minimum interval to daily cooking hours, so a change in hours may mean a change in interval, and grease readings will show it.
Kitchen extract cleaning in Maryland: the local picture
According to Food Standards Agency records, there are about 60 bars, pubs and nightclubs and about 17 hotels and guest houses across Maryland and its immediate surroundings (about a mile and a half). Where they serve hot food, their kitchen extracts need cleaning to TR19® like any restaurant’s. In Maryland, food businesses are inspected by environmental health officers from Newham council. The cleanliness of the kitchen and its equipment, extraction included, is part of what they check. Keeping each certificate and photo report on file helps show the extract is looked after. London jobs usually start after the last service, with loading and roof access agreed with the building first.
If you run catering at a historic house or estate in the area (Sutton House is about 2.1 miles west), event kitchens in older buildings often have awkward duct runs that need planning. A kitchen near Stratford (London) station that serves breakfast and dinner can run its extract twelve hours or more, which shortens the cleaning interval.
Maryland is about 3 miles south of Walthamstow, in Greater London. Maryland gets the same approach as every site we work on: a survey first, a fixed quote, work timed around your hours and a report with photos. Maryland is one of 764 places in Greater London we cover for commercial clients.
Kitchen extract cleaning in E15, E20 and E7 follows the same survey, fixed quote and written report as everywhere else we cover. Local streets include Cam Road, Ward Road and Wise Road, and we cover them all for kitchen extract cleaning. We also cover Stratford (1 mile west), East Village (1 mile north-west), Temple Mills (1 mile north-west), West Ham (1 mile south-east) and Holloway Down (1 mile north). Larger places within reach include London (5 miles south-west), City of Westminster (7 miles west), Marylebone (6 miles west), Kensington (9 miles west), St Pancras (5 miles west) and Shoreditch (3 miles west).
Around Maryland
Around Maryland, our work takes us to kitchens and buildings near Sarah Bonnell School, West Ham Park and Carpenters Primary School. Maryland has its own railway station: Stratford (London) station. Well-known places in the area include Passmore Edwards Museum (0.5 miles east) and Tower of London (4 miles south-west). For a walk, there’s Old Ford Island and Hollow Pond.
What affects the quote in Maryland
The quote reflects the site in front of us. We take into account:
- How big the system is
- What state the system is in
- How many systems or sites are involved
- One-off work versus a regular cycle
Whatever the type of site, the quote works the same way: the size of the job, access, condition and working hours. Ask for a fixed quote and we will explain each part.
What to send for a quote
Before you ask for a quote, gather:
- Wide pictures of the system and the area around it
- Where the site is and what kind of site it is
- Anything you’ve noticed, such as smells, noise, drips or poor airflow
- Any access panels or hatches you can see
Here’s what helps us quote: where the site is, what it is and its opening hours, pictures of the system and any previous report or certificate. Then give us a ring on 0345 646 2711 or use the quote form.
Why deal with it now?
Any food business in Maryland can expect visits from the council’s environmental health officers, and they look at the cleanliness of the premises and equipment, extraction included. A clean extract is one less thing to worry about on the day. Planning ahead in Maryland lets you pick a quiet night rather than lose a busy one.
One small site or a whole estate, we price it on the same basis: the work involved, the access and the timing. The price is fixed before we start.

Restaurant and pub kitchens
Busy restaurant and pub kitchens often cook for long hours, frying and grilling, so their cleaning interval is often 3 or 6 months under BESA guidance. Cleans are done after close, overnight or before opening.
Grease filters
Filters need cleaning far more often than the duct and we offer a filter exchange service for that. Clean filters slow the build-up further down the system.
