How we handle TR19 inspection in Southend
Under TR19® Grease, the mean grease thickness should stay at or below 200 microns between cleans, and 500 microns or more at any point needs immediate spot cleaning. Testing is how you know where your system stands. If you’re dealing with sections of duct that can’t be reached and kitchens taken over with no cleaning records, we can help.
In a London area like Southend, a kitchen extract often passes through shared space on its way out: a riser, a service void, the floors above. A duct fire there can reach parts of the building far from the range, so a regular TR19® clean protects everyone in it.
Insurers, fire officers and environmental health officers all look at records. That is why every job is written up in a report with pictures, and grease extract cleans come with a TR19® certificate issued through the BESCA Vent Hygiene Elite portal.

Different parts, different methods
Canopy and plenum
Filters can look fine while the plenum behind them is heavily coated. That’s why we test behind them.
Extract fan and discharge
Grease builds up on the fan blades and inside the housing. They’re included in the readings and photos.

Questions from Southend
Do you work at weekends in Southend?
Yes, we can come after you close and finish before you open. It means the site in Southend keeps running as normal. Tell us your opening hours when you ask for a quote.
How do you handle parking and loading in Southend?
Tell us where a van can stop near your site in Southend, and about any building rules on loading. If the building has a loading slot system, we will book into it.
What happens on a pre-clean survey?
The survey covers the whole system, grease readings and access to each section. It lets us plan the clean and give you a fixed quote.
What happens if you cannot reach some of it?
They’re listed in the report, never skipped quietly. You’ll know exactly which parts weren’t reached and why, along with a quote to put access in.
How do you protect the area?
We cover floors and nearby surfaces with sheeting before we start, and waste is contained as we go. Before we leave, we tidy up and clean down.
What is TR19?
It’s BESA’s specification and the benchmark insurers, fire officers and EHOs look to. It sets out inspection, cleaning and record keeping, and it takes a risk-based approach.
Do you check other contractors’ cleans?
After a clean, we take new readings and photos to show how the system was left. It works whoever carried out the clean.
Do we have to follow TR19 by law?
No. TR19® is BESA’s specification and the industry benchmark, not legislation. The legal duty comes from the Regulatory Reform (Fire Safety) Order 2005, which requires the responsible person to reduce fire risk, and insurers, fire officers and EHOs look to TR19® as the benchmark.
Why act early in Southend
After an incident, an insurer can ask to see proof of TR19 cleaning and inspection. Without them, a claim can be reduced or refused. An up-to-date inspection report is a good place to start. It’s better booked as a planned job in Southend than handled as an emergency.
Combining work into one visit or one programme can make for a more efficient booking. Tell us about everything you’d like looked at and we will price it together.
Why book with us
- Out-of-hours work and a 24/7 emergency line
- Photo reports with every job
- Fully insured
- Ventilation hygiene specialists since 2009
What your team can do, and what needs us
When your team notices a problem between visits, such as dripping grease, a noisy fan, a smell or a filter that won’t come clean, they should report it rather than try to fix it. We will take a look and give you a fixed quote.
Good housekeeping makes our visits easier, not unnecessary. Regular in-house cleaning slows the build-up, but the parts you can’t see still need a specialist at the right interval.
When something else is needed
An honest diagnosis matters more to us than a booking, so here’s what this work cannot put right:
- Ductwork that was designed or installed badly
- Removing the grease, which is a separate clean
- Parts of the duct nobody can reach yet
Not sure which it is? You can phone us on 0345 646 2711 or email us and we’ll tell you honestly before booking.

The process
There are three stages on the day: set-up, the treatment itself and the sign-off. Getting ready means protecting surfaces and switching off what needs to be off, and the sign-off is a written report with photos. Most of the time goes on the work itself, which takes a couple of hours for a typical kitchen extract system. In a London area like Southend, parking, loading and building access are planned before the day of the work.
- We agree a time when the kitchen is closed or quiet.
- Every part of the system is examined, end to end.
- Grease readings are taken at set points using WFTT or DTT.
- We photograph the test points and record any sections we cannot reach.
- We send a report setting out the readings, pictures and next steps.
Before we arrive
- Tell us where we can park and unload
- Tell us about site rules, permits or sign-in
- Find the previous report, if there is one

What affects the quote in Southend
You’ll get a fixed price before any work starts. It’s based on:
- Site requirements such as sign-in and permits
- How many systems or sites are involved
- Whether we need access equipment or extra panels
- What state the system is in
Whatever the type of site, the quote works the same way: the size of the job, access, condition and working hours. Call for a fixed quote and we’ll explain each part.
Helping us quote
What to send for a quote:
- Where the site is and what kind of site it is
- The roof, plant room or outside wall the system runs to
- Detail shots of panels, filters and grilles
- Wide pictures of the system and the area around it
Quotes are quick. Call or email with a few details and you’ll typically have a fixed price within one working day. If we need to see the system first, we book a survey around your hours.
Do you need TR19 inspection in Southend?
Kitchens change: a new menu, longer hours or more frying can all add grease. The old cleaning schedule may not match the kitchen any more.
It’s time to book a visit if you see:
- Checking the result of a recent clean
- Insurance renewals needing proof of TR19 cleaning
- Pre-clean surveys before a first TR19 clean
- Ductwork where grease may be over the TR19 limits
Commuter trade near Bellingham station can mean long cooking hours, and long hours put a kitchen into BESA’s more frequent cleaning bands.
Questions to ask before booking
- Which accreditations they hold, and whether you can check them
- How VAT is shown on the quote
- What paperwork you get at the end

Grease, kitchens and Southend
The FSA’s data shows about 27 bars, pubs and nightclubs and about 4 hotels, B&Bs and guest houses registered in Southend and the streets around it, up to about 1.5 miles out. Breakfasts, bar meals and functions all put grease into the extract wherever they’re cooked. Southend sits within the area of London Fire Brigade. Grease in a kitchen extract is a recognised fire risk, and the fire authority enforces the law on managing it in most commercial premises. Kitchens in Southend get their food hygiene inspections from Lewisham council. A greasy canopy or dripping filters are the sort of thing an inspection can pick up. A TR19® certificate and photo report after each clean gives you a record to show an inspector.
Church and community hall kitchens, near St Dunstan or anywhere around Southend, are easy to forget, but their extracts collect grease like any other. For schools such as Elfrida Primary School, kitchen extract cleaning is typically booked for the holidays, when the canteen is closed.
