How kitchen extract cleaning works in SE26
Every time food is cooked, warm vapour carries fat up into the extract. It cools inside the duct and settles as a sticky film that thickens month by month. That film is fuel, and cleaning the whole system is how you keep it under control. Typical jobs include stale cooking odours from the system and grease dripping from the canopy or filters, on plenums and filters, extract fans and horizontal duct runs.
There are three stages on the day: getting the area ready, doing the work and signing it off. Set-up means sheeting and making equipment safe, while signing off means the written report and photos. The middle part takes longest, which takes a single shift for most kitchens, with long duct runs and tall risers needing more time.
- We start with a survey, so we know every part of the system before we quote.
- Set points are tested for grease thickness and the quote is fixed before work begins.
- Once the kitchen has closed and the equipment has cooled, we sheet and protect the area.
- Canopy, plenum, filters, duct runs, risers, fan and discharge are all cleaned to TR19® Grease.
- Readings and pictures are taken again, and you receive a TR19 certificate and photo report.
What you’ll pay
Leaving it longer rarely makes the work cheaper. Problems in a system tend to grow, which can make the next visit longer. If you are unsure, ring 0345 646 2711, or send details by email for straight advice and a fixed quote.

Kitchen extracts across SE26
In SE26, we work in places such as Beckenham, Penge and Anerley and well beyond. We cover every place we list for SE26, 11 in all, with cleans booked around trading hours.
Across London and the South East, we work evenings, overnight and weekends, so sites in SE26 can keep trading.
Sydenham: Healthcare kitchens, like those at hospitals such as St Christopher's Hospice (about within half a mile south-west), often cook for long hours, which puts them in BESA’s heavier-use bands. School kitchens, at schools like Kirkdale School for example, are normally cleaned in the holidays so no lunches are lost.
Looking after it afterwards
Looking after the system between visits is straightforward, and it makes the next visit easier:
- Refit filters properly after cleaning
- Keep the baffle filters clean
- Do not let the canopy gutters overflow
- Diarise the next clean as soon as you get the certificate
A TR19 certificate notes the date, the location and the technician. Keep it in the maintenance log with your fire risk assessment, so it’s to hand when an insurer, fire officer or EHO asks.
Regular filter cleaning is the simplest thing a kitchen can do. Clean, well-fitted filters catch more fat before it reaches the duct, so the ductwork stays cleaner for longer.
Leave it or put it right?
Grease build-up causes everyday problems too. Filters block, airflow drops and the kitchen gets hotter and smokier and the fan strains to keep up. Grease drips, smells and condensation are common next.

What your team can do, and what needs us
Some jobs should never be done in-house: entering ducts, working on fans, testing dampers and taking grease readings call for the right kit, training and safe access. That’s our job.
Good housekeeping makes our visits easier, not unnecessary. Regular in-house cleaning slows the build-up, but the parts you can’t see still need a specialist at the right interval.
Part by part
Extract fan and discharge
At the end of the system is the discharge, which can collect grease and stain the surface around it. We clean it where it can be safely reached, and any limits are recorded.
Ductwork and risers
Bends and changes of direction trap more grease than straight runs. We test at points like these before and after cleaning, so the report shows the difference.
Multi-site and managed buildings
Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we can quote for the whole system.
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, which may be the employer, owner, landlord, FM or managing agent. Where responsibility is shared, records matter even more.
SE26: your questions answered
Do you clean the whole extract system or just the canopy?
All of it, from the canopy through to the discharge. Sections with no access are listed on the report, and extra panels can be fitted.
How do you protect the area?
Protection goes down first: floor sheeting and covers over nearby surfaces and equipment. We tidy up and take our waste away before we leave.
What types of premises do you cover?
Any site with a kitchen or a ventilation system to look after, from a single café to a large school. We work with hotels, schools, care homes, offices, retail and leisure sites.
What’s TR19?
It’s the industry benchmark for cleaning ventilation and kitchen extract systems, written by BESA. It covers how systems are inspected, cleaned and checked, and it takes a risk-based approach.
Why do insurers care about extract cleaning?
Because a dirty extract can spread a fire through a building. Many insurers require TR19 cleaning, and may refuse or reduce a claim without proof, so keep every certificate.
What does kitchen extract cleaning cost?
Size, condition, access and working hours all affect the cost. Ask us for a fixed quote, typically ready within one working day.
What about areas you can’t get to?
We never leave them off the paperwork. You will know exactly which parts weren’t reached and why, and we can quote to improve the access.
