Multi-site and managed buildings
Facilities teams in offices, schools and healthcare sites book us too in West Ham and across Greater London. Larger estates can be phased building by building around the people who use them.
We regularly work with managing agents. Send the address, what’s needed and how access works, and we will send a fixed quote.
Ductwork cleaning for kitchens and businesses in West Ham
Grease in a duct is hidden, which is exactly why it’s dangerous. Flames pulled in from the cooking line can ignite it, carrying a fire along the duct and into rooms far from the kitchen. Cleaning the duct takes that fuel away. Common call-outs are for a grease test showing the duct is overdue and thick crusts of old grease along the duct, on vertical risers, multi-storey ducts and bends and junctions.
In a London area like West Ham, a kitchen extract often passes through shared space on its way out: a riser, a service void, the floors above. A duct fire there can reach parts of the building far from the range, which is why keeping it clean to TR19® matters.
Duct Doctor has been trading since 2009, and we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we are fully insured.

Common questions in West Ham
Which environmental health team covers West Ham?
That is Newham council, whose environmental health officers carry out food hygiene inspections in West Ham. Have your latest TR19® certificate and photo report to hand, as an officer may ask how the extract is maintained.
Which fire service covers West Ham?
That’s London Fire Brigade. It’s worth keeping your fire risk assessment, TR19® certificates and photo reports together, ready to show.
Do I get a certificate for ductwork cleaning?
A photo report, with readings and before and after photos, plus a TR19 certificate for a full system clean. The report says when the next clean is due.
What’s the cleaning interval for extract ductwork?
The duct is cleaned as part of the whole system, at intervals set by BESA guidance, from every 3 months for heavy use to every 12 months for light use. Grease thickness testing shows whether that’s often enough.
Can you clean ductwork with no access panels?
Every reachable section is cleaned and the rest recorded. Extra panels can be installed, and we can do that for you.
Can you come out in an emergency?
Yes, 24/7. Office hours are Monday to Friday, 8am to 6pm, and the emergency line covers the rest.
Which sectors do you work in?
Commercial premises of every kind: kitchens, offices, schools, healthcare, retail, leisure and food production. We fit the work around how the site operates.
How long does it take to clean extract ducts?
Short runs are quick, while long ducts and tall risers can need more than one visit. We plan the work around your kitchen.
When something else is needed
Before you book, it helps to know what’s not included:
- A failed fan motor at the end of the duct (a fan repair job)
- Duct sealed behind fixed ceilings or walls
- Ductwork that was poorly designed
If you are not sure, just phone us on 0345 646 2711 or use the quote form and we’ll give you a straight answer.

Why it’s worth doing now in West Ham
A dirty duct is something insurers ask about. Many policies require TR19 cleaning, and a claim may be refused or reduced without evidence. Your certificate and photo report show the ducts were cleaned. Shared walls, risers and roofs mean a problem at one London site seldom stays put.
The price reflects the work, not guesswork. That is why every job is surveyed first, and why the quote is fixed before we start.

Ductwork cleaning in West Ham: the local picture
The Food Standards Agency lists about 45 bars, pubs and nightclubs and about 12 hotels and B&Bs as registered food businesses within roughly a mile and a half of the centre of West Ham. Any of them serving cooked food has an extract to keep clean, from canopy to discharge. West Ham sits within the area of London Fire Brigade. The Fire Safety Order puts the duty on whoever runs a kitchen to control its fire risk, and a greasy duct is fuel. Kitchens in West Ham get their food hygiene inspections from Newham council. An officer looking round a kitchen will see the canopy, and grease there is hard to miss. Before-and-after photos from each clean are a simple way to show the extract is in hand.
Term dates shape school work: for a school like West Ham Church Primary School, an extract clean fits neatly into a half-term or summer break. A kitchen near West Ham station that serves breakfast and dinner can run its extract twelve hours or more, which shortens the cleaning interval.

How the job changes from site to site
Bends and transitions
The join where the canopy meets the duct is a common hotspot. We reach it from the plenum side where possible.
Attenuators and discharge
Near the discharge, the air has cooled the most, so it can collect more grease than expected. We include it in the clean and the readings.
Do you need ductwork cleaning in West Ham?
Wherever the kitchen is, in West Ham or elsewhere, the duct fills in the same way: hours of cooking, the type of food and how well the filters are kept. BESA guidance sets minimum intervals of 3, 6 or 12 months depending on daily use.
What we’re most often called out for:
- Grease pooling at the foot of the riser
- An insurer asking for TR19 evidence
- Smells of old cooking grease from the ductwork
- A grease test showing the duct is overdue
Volunteers running a hall kitchen near Church of All Saints, or anywhere in West Ham, may not know when the extract was last cleaned, and a grease test settles it.
Questions to ask before you book
- What insurance they carry
- What records you will receive afterwards
- Their accreditations, such as BESCA Vent Hygiene Elite, CHAS or SafeContractor
- Whether they recommend a next date
How we price ductwork cleaning
You’ll get a fixed price before we start. It takes into account:
- Site rules, permits and inductions
- Whether it’s a one-off visit or part of a schedule
- The number of sites or systems
- What state the system is in
When the work has to happen, how we reach it and how big the site is all affect the cost. Each of those is built into the quote, and the price is fixed before any work starts.
Asking for a quote
To help us quote quickly, please include:
- Anything you’ve noticed, such as smells, noise, drips or poor airflow
- The site address and the type of premises
- How we’d reach plant on a roof or in a plant room
- Photos showing the whole system and its surroundings
We don’t publish a price list, because every site is different. We look at your system first, from photos or on a visit, then send a fixed quote. To get going, phone us on 0345 646 2711, or email photos.
How the visit works
Each visit runs to the same pattern: sheeting and protection first, isolate whatever needs isolating, do the work, tidy up and hand over the paperwork. The visit itself takes from a few hours to more than one visit, depending on duct length and access. Night and weekend working is normal for us in London, and a site in West Ham is no exception.
- The duct route is surveyed and every access point found.
- Grease thickness is measured at set points.
- Once the kitchen has closed, we protect the area and open the panels.
- Thick grease is scraped out, then the runs and risers are degreased.
- Panels are closed, readings and pictures repeated, and unreachable sections recorded.
Before we arrive
- Let us know about parking and loading
- Plan for cooking equipment or plant to be off before we arrive
- Dig out any earlier paperwork for the system
Get a fixed quote
Some systems can be priced from pictures; others need a survey. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before work begins.
