Ductwork cleaning across Three Mills

Three Mills kitchens: local notes

The FSA’s food hygiene register includes about 53 pubs and bars and about 14 hotels and guest houses across Three Mills and its immediate surroundings (about a mile and a half). Any of them serving cooked food has an extract to keep clean, from canopy to discharge. Kitchens in Three Mills get their food hygiene inspections from Tower Hamlets council. An officer looking round a kitchen will see the canopy, and grease there is hard to miss. Keeping each certificate and photo report on file helps show the extract is looked after. Most London extract cleaning happens at night, after the last service.

For schools such as East London Science School, kitchen extract cleaning is normally booked for the holidays, when the canteen is closed. For kitchens close to West Ham station, where the day often starts early and ends late, the extract can be cleaned overnight. Volunteers running a hall kitchen near St Mary's Church, or anywhere in Three Mills, may not know when the extract was last cleaned, and a grease test settles it.

How we handle ductwork cleaning in Three Mills

Every duct has its own route. Some run a short distance to an outside wall, others climb several floors to the roof. We map the route during the survey and finds every access point before we quote. The work covers multi-storey ducts, vertical risers and horizontal duct runs, and people most often call us about grease leaking from duct joints and smells of old cooking grease from the ductwork.

London kitchens tend to trade late and open early, so extract cleaning in Three Mills is normally done overnight, after the last service. Parking, loading and access to the roof are agreed with the building before the night of the clean.

Insurers, fire officers and environmental health officers all look at records. So every job comes with a written report and photos, and grease extract cleans come with a TR19® certificate issued through the BESCA Vent Hygiene Elite portal.

Honest limits

Not every problem is solved by ductwork cleaning, and we’d rather say so up front. It doesn’t solve:

  • A worn-out fan that needs replacing
  • Faulty fire dampers
  • A duct that’s too small or badly routed for the kitchen (a design issue)

Not sure which it is? You can call 0345 646 2711 or send us an email and we will tell you honestly.

Parts of the system we cover

  • Attenuators
  • Bends and junctions
  • Vertical risers
  • Horizontal duct runs
  • Multi-storey ducts
  • Access panels

Part by part

Access panels

After cleaning, every panel is closed and sealed so the duct stays tight. A damaged panel is noted on the report.

Multi-storey and shared buildings

A fire in a duct in a shared building can affect far more than one kitchen, so the responsible person has more reason to keep it clean. Your certificate and report give building managers the record they need.

Why it’s worth doing now in Three Mills

TR19® isn’t law, but the duty to manage fire risk is. The Fire Safety Order 2005 makes the responsible person assess and reduce fire risk, including the grease inside the extract ductwork. In a London building, a problem in a duct, damper or fan rarely stays in one unit.

Every site is different, so we price each one individually. Size, access, the condition of the system and when we can work all play a part.

Three Mills questions

Which fire and rescue service is responsible for Three Mills?

That is London Fire Brigade. If a fire safety officer visits a commercial kitchen, they may ask about the fire risk assessment and how the extract is kept clean.

Which environmental health team covers Three Mills?

Kitchens in Three Mills are inspected by Tower Hamlets council’s environmental health officers. Have your latest TR19® certificate and photo report to hand, as an officer may ask how the extract is maintained.

How much notice do you need?

It depends on the time you need and how big the job is. Tell us your preferred dates when you ask for a quote, and if it’s an emergency, call us any time.

How often should kitchen ducts be cleaned?

The minimum depends on how long the kitchen cooks each day: every 3 months for 12 to 16 hours, 6 months for 6 to 12 hours and 12 months for 2 to 6 hours. Grease readings may show it needs doing sooner.

Are you insured?

Yes, fully. We also hold CHAS and SafeContractor, for sites that check contractor safety.

Do you have a 24/7 line?

Yes, any time. If something urgent happens, like a fan failing or damage after a fire, call our 24/7 line and we’ll talk you through the next steps.

What happens to the waste?

Waste is contained during the work and removed when we leave, from grease and debris to used cleaning water. We don’t leave it behind.

What about areas you can’t get to?

The report shows them clearly. In ductwork, new access panels are often the answer, and we can fit those.

The process

Before we leave, we walk the area with whoever is on site. Anything we couldn’t reach or that needs attention is pointed out there and then, and the same goes into the written report. All told, the work takes from a few hours to more than one visit, depending on duct length and access. If your building in Three Mills has sign-in rules, permits or key holders, mention them when you book.

  1. First we diagnose: the route, the access and the grease levels.
  2. A fixed quote follows, based on what we found.
  3. Each section is cleaned in turn through its access panel.
  4. Bends, risers and the base of each riser get extra attention.
  5. The duct is signed off with readings, pictures and a next clean date.

Getting ready for the visit

  • Have your last certificate or report to hand
  • Allow time for equipment near the work to be turned off and cool down
  • Clear the space around the work

How to get a quote

Here’s what helps us quote: the address, the type of site and when it’s open, photos of the system and the last certificate or report, if there is one. Once you have those, phone us on 0345 646 2711 or drop us a line.

For landlords and multi-site operators

Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we can quote for the whole system.

Running several sites is easier with one contractor. We cover South East England and London, so visits at different addresses can be planned together and kept to a regular schedule.

How we price ductwork cleaning

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Where the site is and how we reach it
  • What state the system is in
  • Site requirements such as sign-in and permits
  • The size of the system

What you pay reflects the actual work. That’s why every job is surveyed first, and why the quote is fixed before any work starts.

What we need to know

We can often survey from pictures. The most useful are:

  • Wide pictures of the system and the area around it
  • Your opening hours and when the area is out of use
  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • Your last certificate, test record or report

Photos are the quickest way to a quote: the system from a couple of angles, plus any access panels or hatches. Tell us what kind of site it is and when it’s open, and many jobs can be priced from that alone.

Keeping the system healthy

So the system stays in good health:

  • File each certificate and photo report in the maintenance log
  • Run the extract fan throughout service
  • Keep access panels clear of stored items
  • Ask us about extra access panels where sections can’t be reached

Every panel we open is refitted when we finish, and the area around them is cleaned down. Grease and dirty water are contained and removed.

Book the next duct clean before the date passes. A change in cooking hours may change the interval under BESA guidance, and grease thickness testing will show it.
