Fire damper testing in West End

Plenty of buildings have dampers nobody has looked at since they were fitted. Ceilings get lowered, hatches get boarded over and paperwork goes astray. We locate and test the dampers we can reach and record the ones we can’t, so you know where the gaps are. Common call-outs are for smoke dampers with no recent test and missing or out-of-date damper records, on fusible link fire dampers, riser dampers and hospitals and care homes.

Across London, buildings with ducted ventilation have a fire damper wherever a duct crosses a fire-resisting wall or floor. A taller building in West End can have dampers spread across risers, plant rooms and ceiling voids.

Insurers, fire officers and environmental health officers all look at records. So every job comes with a written report and photos, plus a TR19® certificate through the BESCA VHE portal where the work is a TR19® Grease clean.

Part by part

Fusible link fire dampers

The common fire damper uses a link that holds the blade open. Heat melts the link and the blade falls shut across the duct. Testing means dropping the blade, checking the full close and resetting it.

Smoke dampers

A smoke damper is opened and closed by a motor, not a link. We test them through their controls to confirm the blade moves all the way.

When something else is needed

To be straight with you, some problems need a different fix:

  • Missing dampers that a designer needs to specify
  • Fire alarm or control system faults behind a smoke damper
  • Sign-off of the whole building’s fire safety

If you are not sure, just phone us on 0345 646 2711 or send us an email and we’ll give you a straight answer.

Parts of the system we cover

Why it’s worth doing now in West End

Faults found early are often simpler to put right. Years of corrosion and dirt can mean the whole damper needs replacing instead. A booked night’s work in West End costs you no trading time; an unplanned closure does.

What you pay depends on the size of the system, the condition it’s in and access to every part of it. You get a fixed price before we start, so there are no surprises.

Why book with us

  • One contact for all your sites in London and the South East
  • Ventilation hygiene specialists since 2009
  • A written report with photos after every visit
  • Fixed quotes, normally within one working day

Read our cost guide or our accreditations.

Looking after it afterwards

After the visit, a few habits help the work last:

  • Add new dampers to the register as they’re fitted
  • Tell contractors where dampers are before they start work
  • Book the next test before the year runs out
  • Report leaks or condensation near ductwork quickly

Share the results with your fire risk assessor so their assessment matches what was found. Faults on the report are worth closing off quickly.

A simple register of every damper helps a great deal: where each damper is, what kind it is and when it was last tested. It means nothing gets forgotten when staff or contractors change.

Fire damper testing in West End: local notes

Food Standards Agency records list about 76 schools, colleges and universities, about 42 caring premises (care homes, nurseries and hospitals) and about 233 hotels and B&Bs registered as food businesses in West End and the streets around it, up to about 1.5 miles out. If any of them has ducted ventilation, its dampers need an annual drop test at least. Fire safety in West End falls to London Fire Brigade. When a fire safety officer audits a non-domestic building, maintenance of systems like dampers can come up. Ceiling voids and risers in London buildings can hold many dampers, and each one has to be reached and recorded.

Historic buildings that have had ventilation added later can hide dampers in awkward places; Benjamin Franklin House, about 0.4 miles south, is one of the historic houses in the area around West End. St Paul's Hospital, about under half a mile north-east of West End, is the kind of building where dampers protect every compartment; smaller care sites need the same annual tests. For managed buildings around Tottenham Court Road station, damper testing can be booked out of hours so tenants are not disturbed.

Fixed quotes for fire damper testing in West End

The diagnosis comes before the price. We look at:

  • Site rules, permits and inductions
  • How many systems or sites are involved
  • What state the system is in
  • The scale of the work

A single site or a whole portfolio, the quote is built the same way: the work involved, the access and the timing. The price is fixed before work begins.

What we need to know

We can often survey from photos. The most useful are:

  • The times we could work without disrupting the site
  • Any symptoms, from odd noises to smells or leaks
  • The roof, plant room or outside wall the system runs to
  • The postcode and the type of business

Quoting starts with a diagnosis, either from photos and details you send or from a site visit. Then we send a fixed price, before work begins.

How the visit works

We start by comparing what we find with the survey or your photos. Anything unexpected is raised with you before we go further. After that, the work takes a few hours for a single floor, with bigger buildings phased over more than one visit. Before any visit in West End, we agree where the van can stop and how equipment reaches the system.

  1. We go through the damper schedule and any previous faults.
  2. We locate every damper and note any we can’t reach.
  3. We test fire dampers by dropping them and smoke dampers by operating them through the controls.
  4. Passes are reset and any failures recorded with the reason.
  5. The report sets out the results, and we can quote to repair or replace failed dampers.

How to prepare

  • Tell us the best time to work, such as after service or at a weekend
  • Let us know about permits to work or site inductions
  • Clear loose items from the work area

How to get a quote

For a fixed quote, call 0345 646 2711 or send us an email and tell us the type of site, your opening hours and roughly what the system looks like. A few pictures and your last certificate or report help a lot. We usually come back within one working day.

Your questions about fire damper testing in West End

What do you need to know about parking in West End?

We plan it in advance, so let us know about loading bays, permits and access rules at the building. If the building has a loading slot system, we will book into it.

Can a school’s dampers in West End be tested out of term time?

Yes, out-of-term visits are normal for schools. With about 76 schools and colleges on the FSA’s register within roughly a mile and a half of West End, it pays to plan holiday dates ahead. You can phone us on 0345 646 2711, or email photos with the dates the site is empty.

Will we get a certificate for the dampers?

What you receive is a written report of each test for every damper on the visit. Any failures come with a note of the remedials needed.

Do you cover West End?

Yes. We cover West End and the rest of Greater London, within our South East and London area. For a fixed quote, call 0345 646 2711 or drop us a line.

How much does fire damper testing cost?

There’s no set price, as it depends on the job: the size of the system, its condition, access and when we can work. You get a fixed price before work begins.

Where does the waste go?

We contain it and take it with us. We collect grease, debris and waste water as we go rather than letting it spread.

How do you keep the site clean during the work?

By covering it before any work starts. We keep the work contained and clean down when we finish.

Is TR19 a legal requirement?

No. The law sets the duty, and TR19® is the recognised benchmark for meeting it. Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person has to manage fire risk, and without records, many insurers may refuse or reduce a claim.

In-house cleaning or a specialist?

Day-to-day cleaning is something your team can do: wiping down canopy surfaces, cleaning filters and keeping a simple log. Inside the ducts, risers and fan is specialist work, which is where we come in.

Staff cleaning and specialist work are not the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they don’t reach the grease that builds up further in. That part needs specialist access and equipment.
