AHU cleaning across Oxford

AHU cleaning in Oxford

The fan pushes every bit of air in the system, so dirt on the impeller and housing gets spread around. We clean the fan section along with the rest of the unit, once the unit has been shut down and isolated. We are often asked to deal with air handling units never cleaned inside and plant that needs cleaning after a refit, across dampers and louvres, heating and cooling coils and drain trays.

Larger buildings in Oxford can have several air handling units serving different floors. Each has filters, coils, a drain tray and a fan that need attention, and a drain tray holding water is something we look for on every unit.

Accreditations are easy to claim and worth checking. We’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we hold CHAS, SafeContractor and ISO 9001, with full insurance on top.

Fixed quotes for AHU cleaning in Oxford

There’s no set price list, because no two systems are the same. The quote depends on:

  • How many systems or sites are involved
  • Parking and loading at the site
  • The condition of the system
  • A single visit or a regular plan

When the work has to happen, how we reach it and how big the site is can all change the price. We take each of them into account, and the price is fixed before any work starts.

Asking for a quote

To help us quote quickly, send us:

  • How we’d reach plant on a roof or in a plant room
  • Wide photos of the system and the area around it
  • The times we could work without disrupting the site
  • The paperwork from the last visit, if you have it

Here’s what helps us quote: where the site is, what it is and its opening hours, pictures of the system and the last certificate or report, if there is one. Then give us a ring on 0345 646 2711, or email photos.

Honest limits

Some problems need a different service or another trade:

  • Breakdowns that need a mechanical engineer
  • The supply and extract ducts, quoted separately
  • Controls and BMS settings that run the unit

Not sure which it is? You can give us a ring on 0345 646 2711 or email us and we will tell you honestly.

What we work on in Oxford

  • Heating and cooling coils
  • Supply and extract fans
  • Filter sections
  • Internal panels
  • Drain trays

Common problems we fix in Oxford

An AHU’s intake draws in outdoor air and everything in it: dust, pollen, leaves and debris. Most of it lands at the intake and the first stage of filters, and the finer material travels on.

Common reasons sites call us include:

  • Fan sections that haven’t been cleaned in years
  • Units needing a clean before a new tenant or handover
  • Stale or musty smells from the ventilation
  • Plant that has been serviced but not cleaned

Hospitals such as Warneford Hospital (about less than half a mile east) show how much a building can rely on clean ventilation, and smaller healthcare sites near Oxford are no different.

Before booking anyone

  • What insurance they carry
  • Whether the work can be done while the site is closed
  • Whether a written report and photos are included
  • What happens if part of the system cannot be accessed

Our hiring checklist

What we do, step by step

There are three stages on the day: set-up, the treatment itself and the sign-off. Set-up means sheeting and making equipment safe, while signing off means the written report and pictures. Most of the time goes on the work itself, which takes anything from half a day for one small unit to several shifts for a plant room full of them. Some sites in Oxford need contractors inducted or booked in ahead, so tell us the routine when you ask for a quote.

  1. The survey covers the unit, its access and how it can be shut down.
  2. The area is protected and the unit made safe.
  3. Dirt and debris are removed from each section.
  4. Coils and trays are cleaned and the condensate drain cleared.
  5. We close every panel, hand the unit back and send the report and certificate.

Getting ready for the visit

  • Let us know how we reach the system, including roofs, risers and plant rooms
  • Move anything stored near the system
  • Make sure equipment near the work can be switched off and left to cool

Keeping the system healthy

How long the results last depends on use and care. We suggest:

  • Keep the area around the fresh air intake clear
  • Plan the next inspection before the last report gets filed away
  • Change filters on schedule and log each change
  • Report water on the plant room floor

Stick to the filter change schedule, as that does more than anything to keep the unit clean. Log every change so it’s easy to see when the next is due.

Do not let leaves, litter or stored materials build up near the fresh air intake. Anything around the intake is likely to be drawn in.

Oxford questions

Can you clean school ventilation in Oxford during the holidays?

Yes, holiday work suits schools best. There are about 80 schools, colleges and universities on the FSA’s food hygiene register within about 1.5 miles of Oxford. Tell us your holiday dates and we’ll book the visit for when the site is empty.

Is AHU cleaning available in Oxford?

Yes, Oxford is covered. Just ring 0345 646 2711, or send details by email with a few details of the site.

Will you repair the fan or motor?

AHU cleaning is what we offer here, not mechanical repairs. If we spot a fault, we note it in the report so your maintenance contractor can deal with it.

Do you need to switch the unit off?

Yes. The unit has to be shut down and isolated before it’s opened. We agree the timing with your site team.

What do you do to protect the area?

We start with protection: floor sheeting and covers over nearby surfaces and equipment. The area is left tidy, with our waste taken away.

Is there a survey before the work?

Yes. Photos often do the job, while bigger or harder-to-see systems are surveyed on site.

What do you do with what you remove?

It leaves the site with us when we go. During the work, it’s contained to keep the area clean.

Do you have insurance?

Yes, fully. We also hold CHAS and SafeContractor for clients who vet their contractors.

For landlords and multi-site operators

Facilities teams in offices, schools and healthcare sites book us too in Oxford and across Oxfordshire. Work can be phased by floor, building or site around the people who use them.

Records are where multi-site compliance often slips. Each visit produces a dated report with pictures, so you can show an insurer or inspector what was done at each site.

Why act early in Oxford

Tenants, auditors and owners may want proof that the air handling plant is kept clean. Our certificate and photo report give you clear evidence, for audits, tenants or your own peace of mind. A gap in the records is hard to explain after an incident, so it pays to keep the work current.

Every site is different, so we price each one individually. The size of the job, how we reach it, its condition and the working hours all make a difference.
