AHU cleaning for sites in St Clement's

How we handle AHU cleaning in St Clement's

All the building’s air passes through the fan, so dirt on the impeller and housing gets spread around. Fan, housing and the surrounding panels are cleaned as part of the job, once the unit has been shut down and isolated. Common call-outs are for units that have only ever had filter changes and dirty fans and fan housings, on dampers and louvres, internal panels and heating and cooling coils.

Visits to a place like St Clement's are fitted around opening hours. The method doesn’t change: inspect first, clean, then record what was done.

Insurers, fire officers and environmental health officers all look at records. That’s why every job is written up in a report with pictures, and grease extract cleans come with a TR19® certificate issued through the BESCA Vent Hygiene Elite portal.

St Clement's questions

Do you work in villages like St Clement's?

Yes, smaller places are covered as well as towns. A survey first, from pictures or a visit, means we arrive with the right kit.

Do you work at weekends in St Clement's?

Yes, nights and weekends are routine for us. Your customers, staff or residents in St Clement's needn’t be disturbed. Just call us on 0345 646 2711 or send us an email with your opening times and we will plan around them.

Do you look at the system first?

Yes, always. Diagnosis comes before treatment: the survey tells us what the system needs and how to reach it, and the quote is based on that.

Can you come out in an emergency?

Yes. Our emergency line runs 24/7 for anything that cannot wait until a planned visit. Ring any time and tell us what’s happened.

Do you repair air handling units?

Mechanical repairs to the unit are for your HVAC maintenance contractor. We clean the unit and report anything we see that needs attention.

Do you need to switch the unit off?

Yes. The unit has to be shut down and isolated before it’s opened. The shutdown is planned with whoever runs the building.

What do you do to protect the area?

We start with protection: floor sheeting and covers over nearby surfaces and equipment. The area is left tidy, with our waste taken away.

How much notice do you need?

That depends on the slot you want and the size of the job. Mention your preferred dates with your enquiry, and if it’s an emergency, call us any time.

AHU cleaning in St Clement's: local notes

Food Standards Agency records list about 79 schools, colleges and universities, about 25 care, childcare and hospital premises and about 16 hotels and B&Bs registered as food businesses in St Clement's and the streets around it, up to about 1.5 miles out. Classrooms, bedrooms and care spaces are often served by ducted air, and that ductwork collects dust over time. About 52 miles out from central London, St Clement's is part of the South East area we work across. We work evenings, overnight and at weekends, so the visit fits around the site. Warneford Hospital is the nearest hospital, about 0.8 miles east of St Clement's. Hospitals show how much a building can rely on its ventilation, and smaller healthcare sites rely on theirs too.

If you run a surgery, dental practice or care home near St Clement's, clean ventilation matters as much to you as to a hospital like Warneford Hospital (about 0.8 miles east).

What the work involves, part by part

Internal casing and panels

Dust settles on every internal surface of the unit. Each section is cleaned from the intake through to the outlet.

Rooftop and plant room units

Many AHUs sit on roofs or in plant rooms with limited access. Access is planned during the survey, before we quote.

Why act early in St Clement's

Leave an AHU uncleaned and the dirt doesn’t stay put. It’s carried through the ductwork and out of the grilles, which is why the unit and the ducts are best cleaned together. Booking ahead lets us plan the trip to St Clement's at a time that suits you.

Kitchens, offices, schools and hospitals are all priced the same way: the size of the job, access, condition and working hours. Call for a fixed quote and we will explain each part.

What we do, step by step

The visit has three parts: getting the area ready, doing the work and signing it off. Set-up means sheeting and making equipment safe, and the sign-off is a written report with pictures. The middle part takes longest, and that takes anything from half a day for one small unit to several shifts for a plant room full of them. Tell us about any gates, ladders or locked plant areas at your site near St Clement's when you book.

  1. The survey covers the unit, its access and how it can be shut down.
  2. The area is protected and the unit made safe.
  3. Dirt and debris are removed from each section.
  4. We clean the coils and clear the tray and drain.
  5. The unit is closed up and handed back, with a report to follow.

Preparing for the visit

  • Tell us where we can park and unload
  • Move anything stored near the system
  • Arrange a key holder or contact on site

How to get a quote

Here’s what helps us quote: where the site is, what it is and its opening hours, a few pictures and any previous report or certificate. Once you have those, give us a ring on 0345 646 2711 or send us an email.

In-house cleaning or a specialist?

When your team notices a problem between visits, such as dripping grease, a noisy fan, a smell or a filter that won’t come clean, they should report it rather than try to fix it. We’ll take a look and give you a fixed quote.

In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. Reaching it takes a specialist with the right equipment.

How we price AHU cleaning

Sites vary more than people expect. The main factors:

  • Working hours and out-of-hours timing
  • A single visit or a regular plan
  • Travel, parking and unloading
  • The scale of the work

Working hours, access and the scale of the site all affect the cost. Each of those is built into the quote and give you a fixed price before any work starts.

Asking for a quote

Many jobs can be priced from pictures and some basics. Send what you can of the following:

  • Wide pictures of the system and the area around it
  • The times we could work without disrupting the site
  • The paperwork from the last visit, if you have it
  • Where the plant sits or the system leaves the building, such as a roof or outside wall

Every quote begins with a look at the system, from your pictures and details or, where that is not enough, a survey on site. After that, you get a fixed price for the work so you know the cost before we start.

What AHU cleaning cannot fix

Some problems need a different service or another trade:

  • A system that’s undersized for the building
  • Leaking heating or cooling coils
  • Controls and BMS settings that run the unit

Not sure which it is? You can call us on 0345 646 2711 or use the quote form and we will tell you honestly before booking.

Parts of the system we cover

  • Supply and extract fans
  • Drain trays
  • Dampers and louvres
  • Internal panels
  • Heating and cooling coils
  • Filter sections

Do you need AHU cleaning in St Clement's?

Filters catch most of the dust, but not all of it. What gets through settles on coils, fans and the inside of the casing, a little more each month.

Common reasons sites call us include:

  • Debris and leaves in the fresh air intake
  • Air handling units due a clean after building work
  • Dirty fans and fan housings
  • Dirty coils holding back the airflow

School buildings such as East Oxford Primary School are normally done in the holidays, so classrooms aren’t disturbed.

What to look for in a quote

  • Whether the whole system is included, or only the parts that are easy to reach
  • How VAT is shown on the quote
  • Their accreditations, such as BESCA Vent Hygiene Elite, CHAS or SafeContractor
  • What paperwork you get at the end
