TR19 inspection in South Stour, done properly

BESA’s minimum cleaning frequencies depend on how long the kitchen cooks each day: every 3 months for heavy use of 12 to 16 hours a day, every 6 months for moderate use of 6 to 12 hours, and every 12 months for light use of 2 to 6 hours. Those are minimums, and grease readings help set the real interval. Common call-outs are for uncertainty over how often to clean and systems cleaned on a calendar with no measurements, on pre-clean surveys, access surveys and deposit thickness tests.

In a small place like South Stour, kitchens are often in older or extended buildings, with long single-storey duct runs, and those horizontal sections are where grease settles. Access, parking and timings are agreed before the day.

Duct Doctor has been trading since 2009, as a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we’re fully insured.

Honest limits

We will not sell you work that does not address the problem, so these are the things it will not cover:

  • Hidden runs that need access panels first
  • Installation problems, which fall under design guidance such as DW172
  • The grease itself, which needs a full or spot clean

If you’re not sure, just give us a ring on 0345 646 2711, or send details by email and we’ll give you a straight answer before you book.

Parts of the system we cover

  • Insurer audits
  • Deposit thickness tests
  • Wet film thickness tests
  • Post-clean checks

What happens on the day

On the day, we arrive at the time agreed with you, which is often after service, overnight or at a weekend. Equipment that has to be off is switched off and allowed to cool before any work starts, and floors and nearby surfaces are sheeted. On site, it takes anything from an hour for a small canopy and short duct to a good part of a day for a large site. Somewhere like South Stour, lanes, gates and parking are worth mentioning in advance.

  1. We agree a time when the kitchen is closed or quiet.
  2. Every part of the system is examined, end to end.
  3. Grease readings are taken at set points using WFTT or DTT.
  4. Each test point and any access problems are photographed.
  5. We send a report setting out the readings, photos and next steps.

Before we arrive

  • Mention any locked doors, roof access or ceiling voids
  • Mention any parking or loading restrictions
  • Move anything stored near the system

How to get a quote

There’s no standard price list, because every site is different. Instead, we look at your site first, from photos or a survey, then send a fixed quote. To start, call us on 0345 646 2711, or email photos.

How we price TR19 inspection

Sites vary more than people expect. What affects the quote:

  • Any permits to work or inductions
  • Travel, parking and unloading
  • One-off work versus a regular cycle
  • How many systems or sites are involved

Every site is different, so we price each one individually. The size of the job, how we reach it, its condition and the working hours all play a part.

Asking for a quote

Photos let us diagnose from a distance. Try to include:

  • The roof, plant room or outside wall the system runs to
  • Anything you’ve noticed, such as smells, noise, drips or poor airflow
  • A few general shots of the system
  • Any previous report or certificate

The quickest way to a quote is to send pictures: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Add the site type and your opening hours, and many jobs can be priced from that alone.

In-house cleaning or a specialist?

When your team notices a problem between visits, such as dripping grease, a noisy fan, a smell or a filter that will not come clean, it’s best reported rather than tackled in-house. We will take a look and give you a fixed quote.

Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease need training, the right equipment and safe access. That’s our job.

Kitchen extracts in South Stour

Kitchens in South Stour get their food hygiene inspections from Ashford council. They look at how clean the premises and equipment are, and the kitchen extract is part of that. Before-and-after photos from each clean are a simple way to show the extract is in hand. South Stour is covered by Kent Fire and Rescue Service. In most workplaces, including commercial kitchens, it’s the fire and rescue authority that enforces the Fire Safety Order.

For schools such as Finberry Primary School, kitchen extract cleaning is normally booked for the holidays, when the canteen is closed. If you run catering at a healthcare site, such as a hospital like William Harvey Hospital about 2.4 miles north, the extract may need cleaning more often than a part-time kitchen. If your kitchen is in a listed or historic building, like the houses around South Stour (Godinton House is about 4.8 miles north-west), fitting access panels needs care.

South Stour is about 3 miles south-east of Ashford, in Kent. Sites in South Stour get the same service as everywhere we cover: a survey first, a fixed quote, work timed around your hours and a report with photos. Why it’s worth doing now in South Stour

A pre-clean survey avoids surprises on the night. Missing access panels, hidden duct runs and awkward fans are found before the cleaners arrive, and the quote reflects the real job. It’s worth booking a check, because nobody sees inside a duct day to day.

One small site or a whole estate, the quote is built the same way: what needs doing, how we get to it and when. You will have a fixed price before work begins.

Common questions in South Stour

Who is the fire and rescue service for South Stour?

It’s Kent Fire and Rescue Service, which covers South Stour. Records of extract cleaning are a sensible thing to have ready if a fire safety officer carries out an audit.

Do you cover smaller places like South Stour?

Yes, smaller places are covered as well as towns. Just mention lanes, gates or anything else about the site when you book.

Do you survey before quoting?

Yes. Photos often do the job, and larger or hidden systems get a visit.

What is TR19?

TR19® is the BESA specification for keeping ventilation systems clean. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.

What do you do with what you remove?

We take it away when we go. During the work, it’s contained so the area stays clean.

Which kinds of sites do you work on?

Commercial premises of every kind: from restaurants, pubs and hotels to schools, hospitals, care homes, offices, shops and food production sites. Work is timed around how each site runs.

Can we book visits on a schedule?

Yes. Scheduled maintenance plans are part of what we do, set at the interval the system needs. The report from each visit recommends the next date.

What should I send you?

Some pictures and a quick description of the system plus the address and your hours. If we need more, we’ll ask.

Keeping the system healthy

To keep the system working properly between visits:

  • Never cook with filters missing
  • Tell us if menus or opening hours change
  • Keep to the recommended interval
  • Keep canopy edges and gutters wiped down

If any reading is 500 microns or more, the report flags it for immediate spot cleaning, and we can quote to do it.

Keep filters clean and in place. Missing or damaged filters let grease straight into the plenum.
