Ductwork cleaning in South Stour, Kent
Ductwork cleaning across South Stour and nearby, booked around your opening hours and finished with a written report and photos.
- Years of grease along the duct floor
- A rancid smell from the extract duct
- Thick deposits at the bottom of a vertical duct
About our ductwork cleaning in South Stour
Ductwork in South Stour is cleaned the same thorough way as everywhere else we work: we test the grease first, remove thick deposits by hand and degrease what’s left. Readings are taken again afterwards and photos go into your report. Common call-outs are for ductwork that has never been cleaned and sections of duct with no access panels, on horizontal duct runs, bends and junctions and attenuators.
Rural kitchens often have long, low duct runs through a roof space or along an outside wall, and those horizontal sections are where grease settles. We agree access and timings in advance.
It’s worth checking any contractor’s accreditations. Ours are BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001, and we are fully insured.

South Stour kitchens: local notes
At about 51 miles from central London, South Stour sits well inside the area we cover. The visit is fixed around your opening hours, not ours. The fire and rescue service for South Stour is Kent Fire and Rescue Service. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and in a kitchen that fire risk includes the grease in the extract.
If you run catering at a historic house or estate in the area (Godinton House is about 4.8 miles north-west), event kitchens in older buildings often have awkward duct runs that need planning. Kitchens that cook twelve hours or more a day, as some healthcare kitchens do, fall into BESA’s three-monthly minimum; William Harvey Hospital is the nearest hospital to South Stour, about 2.4 miles north. Term dates shape school work: for a school like Finberry Primary School, an extract clean fits neatly into a half-term or summer break.
South Stour is about 3 miles south-east of Ashford, in Kent. We carry out ductwork cleaning for commercial premises of every kind in South Stour and the rest of Kent. We cover 922 places across Kent, from busy centres to quieter spots. Our Maidstone page covers sites nearby, about 20 miles away.
All of TN25 is within our area for ductwork cleaning, from the main roads to the quietest streets. Well-known places in the area include William Harvey Hospital (2.4 miles north) and Ashford Designer Outlet (2.3 miles north-west). The countryside around South Stour includes Hatch Park.
The process
The visit has three parts: getting the area ready, doing the work and signing it off. Getting ready means protecting surfaces and switching off what needs to be off, and the sign-off is a written report with photos. Most of the time goes on the work itself, which takes a few hours for a short run, longer for long runs and tall risers. If the van will struggle with a lane or gateway near South Stour, let us know and we will plan around it.
- We map the duct route and check where the access panels are.
- We measure grease thickness at set points before cleaning.
- We open the panels and scrape out the heaviest grease.
- Next the ducts and risers are degreased, using whatever suits the deposit.
- We test again, take photos and note any part that couldn’t be reached.
How to prepare
- Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
- Make sure someone can let us in and lock up afterwards
- Allow time for equipment near the work to be turned off and cool down
Getting a quote
Every quote begins with a look at the system, from your pictures and details or, where that is not enough, a survey on site. Then we send a fixed price, before we start.

How we price ductwork cleaning
The diagnosis comes before the price. We look at:
- Working hours and out-of-hours timing
- What state the system is in
- Where the site is and how we reach it
- Whether it’s a one-off visit or part of a schedule
You won’t find a price list here, because each job is priced on what it involves. Call for a fixed quote, and we will talk you through it.
What to send for a quote
The more you tell us, the more accurate the quote. With your enquiry, please include:
- Where the site is and what kind of site it is
- When the site is open and when it’s quiet
- A few general shots of the system
- Problems your staff have spotted
To help us quote: the address, the type of site and when it’s open, pictures of the system and the last certificate or report, if there is one. Once you have those, phone us on 0345 646 2711 or send us an email.
How the job changes from site to site
Vertical risers
Cleaning a riser needs access along its height. Where it cannot be reached safely, the report says so.
Bends and transitions
Wherever the duct turns or changes size, grease builds up. Slowing air leaves grease behind, so these points get extra attention.
Honest limits
An honest diagnosis matters more to us than a booking, so here’s what this work can’t put right:
- Ductwork that was poorly designed
- Parts of the duct with no way in
- Faulty fire dampers
If you’re not sure, just ring 0345 646 2711 or send us an email and we’ll give you a straight answer before you book.
Parts of the system we cover
- Multi-storey ducts
- Horizontal duct runs
- Vertical risers
- Attenuators
- Bends and junctions
- Access panels
Aftercare tips
Once we’ve finished, these simple steps help:
- Keep grease filters clean and fitted whenever you cook
- Report any grease dripping from duct joints
- Book the next clean before the recommended date
- Keep the fan on while anything is cooking
The report names every part of the duct that couldn’t be reached and why. You can then decide whether to have access panels fitted.
Run the extract the whole time the kitchen is cooking. Moving air carries vapour through rather than letting it settle, so switching off early adds to the build-up.
South Stour: your questions answered
Will you come out to South Stour?
Yes, smaller places are covered as well as towns. Photos of the system and directions to the site help us plan the visit.
Do you work overnight in South Stour?
Yes, we can come after you close and finish before you open. That way a site in South Stour does not have to lose a day’s trading. When you phone us on 0345 646 2711, or email photos, mention when the site is quiet.
How do you know if the ductwork needs cleaning?
We measure it. Readings are taken by Wet Film Thickness Test (WFTT) or Deposit Thickness Test (DTT). BESA guidance says the mean shouldn’t exceed 200 microns, and 500 or more anywhere needs immediate spot cleaning.
What happens if you can’t reach some of it?
They’re marked on the report. Often the fix is extra access, such as new panels in ductwork, which we can install.
Are you accredited?
CHAS, SafeContractor, ISO 9001 and BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. We’ve been trading since 2009 and we’re fully insured.
Will we have to shut during the visit?
Not usually. Visits are timed for when the area is closed, such as overnight or at a weekend, so you keep your normal hours.
Who is the responsible person?
The Fire Safety Order 2005 calls them the responsible person: normally the employer or whoever controls the premises. In shared or managed buildings, a landlord, facilities manager or managing agent can share the duty.
Can you set up regular visits?
Yes. Plans on a 3, 6 or 12-monthly cycle are available, depending on what the system needs.
Landlords, agents and facilities managers
Where a tenant occupies the premises but the landlord owns the building, it’s worth checking the lease for who maintains the systems. We’re happy to deal with either side, and the report can go to both.
We also work for facilities teams across offices, schools and healthcare in South Stour and across Kent. Larger estates can be phased building by building around the people who use them.
What your team can do, and what needs us
Day-to-day cleaning is something your team can do: wiping canopies, washing grease filters and recording it in a log. Inside the ducts, risers and fan is specialist work, which is where we come in.
Away from the kitchen, the in-house job is mainly checking: clear grilles, a log of filter changes and reporting anything odd. The inside of ducts and units needs a specialist.
