About kitchen extract cleaning in TN3
A kitchen extract system is far more than the canopy you can see. Behind it sit the plenum and grease filters, then the ductwork, risers, extract fan and discharge, and each part collects grease. Our clean follows the air from canopy to discharge, cleaning to BESA TR19® Grease. The work covers canopies and hoods, plenums and filters and extract fans, and the jobs we see most are a kitchen with no current TR19 certificate and stale cooking odours from the system.
A visit follows the same order every time: protect the area, isolate whatever needs isolating, carry out the kitchen extract cleaning, tidy up and hand over the paperwork. The visit itself takes a few hours for a small kitchen, longer for a large system.
- Diagnosis comes first, with a survey of the system and how it’s reached.
- Grease readings set the baseline, and a fixed quote follows.
- We arrive after close, protect the area and contain the waste.
- Heavy deposits are scraped by hand and the system degreased to TR19® Grease.
- The sign-off: post-clean readings, a TR19 certificate and a photo report with the next clean date.

Kitchen extract cleaning across TN3: local notes
From Rusthall, Langton Green and Lamberhurst to its smaller places, TN3 has kitchens of every size. Every one gets the same full TR19® clean, from the canopy to the discharge.
Across England, including TN3, the responsible person has a legal duty to assess and reduce fire risk, and each certificate and photo report is a record you can keep in your log book.
Langton Green: A hall kitchen that only cooks for events, whether near Church of All Saints or elsewhere in Langton Green, still needs its extract cleaned, just less often. A hospital like Tunbridge Wells Homeopathic Hospital, about 2 miles east, is the kind of site where a kitchen may cook for patients, staff and visitors all day.
What your team can do, and what needs us
Good housekeeping makes our visits easier, not unnecessary. Regular in-house cleaning slows the build-up, but hidden parts of the system still need specialist attention.
When your team notices a problem between visits, like drips, unusual noise, smells or damaged filters, it’s best reported rather than tackled in-house. We’ll take a look and send you a fixed quote.
Between visits
Simple habits between visits make a real difference. Our advice:
- Flag any change in how the extract sounds or works
- Wash or exchange the filters often
- Diarise the next clean as soon as you get the certificate
- Clean grease off the canopy surfaces regularly
Every clean ends with a photo report. Before and after pictures show each part of the system, alongside a list of what was cleaned, anything out of reach and the recommended next clean date.
Book the next clean before the last one runs out. If the kitchen starts cooking longer hours, the interval should be looked at again, and grease readings will show it.
When it’s something else
A few issues sit outside what this work can do:
- Damaged duct sections that need replacing
- A fan motor that has burnt out
- Faulty fire dampers in the duct
Signs you need kitchen extract cleaning
Hours of cooking are the biggest factor. Under BESA guidance, heavy use of 12 to 16 hours a day means a clean at least every 3 months, moderate use every 6 months and light use every 12. Those are minimums, and grease readings can show a kitchen needs cleaning sooner.
These are the problems we see most often:
- Heavy grease build-up inside the duct runs
- An overdue clean flagged by an EHO or fire officer
- A kitchen taken over without any extract records
- Grease dripping from the canopy or filters
What the work involves, part by part
Grease filters
Filters need cleaning far more often than the duct and we offer a filter exchange service for that. Keeping them clean helps the rest of the system stay cleaner.
Ductwork and risers
Vertical risers carry the air up through the building, and grease often collects at the bottom of them. Access panels along the riser let us clean it in sections.
TN3: your questions answered
Can you price the work without visiting?
In many cases, yes. With good pictures, the site type and your last report, we can price many jobs. Larger or hidden systems need a survey on site first.
Do I have to clean my extract to TR19 by law?
TR19® is BESA’s specification, not legislation. Under the Fire Safety Order 2005, the responsible person must assess and reduce fire risk, and cleaning to TR19 is the recognised way to show you’ve dealt with extract grease.
Can one contract cover all our sites?
Yes. One number covers all your sites in our area, with visits on a regular schedule.
What about areas you can’t get to?
They’re marked on the report. In ductwork, new access panels are often the answer, and we can fit those.
Where does the waste go?
It leaves the site with us when we go. During the work, it’s contained so the area stays clean.
How far ahead should we book?
It depends on the time you need and how big the job is. Mention your preferred dates with your enquiry, and if it’s an emergency, call us any time.
How long does it take to clean a kitchen extract system?
It takes anything from a few hours to a full night, depending on the size of the system. The survey tells us how long your system will need.
