About kitchen extract cleaning in TN1
Insurers often want evidence of regular TR19 cleaning, and a claim can be refused or reduced without it. The certificate and photo report from each clean in TN1 give you that record for the maintenance log. The work covers horizontal duct runs, vertical risers and extract fans, and people most often call us about a kitchen taken over without any extract records and fat running down the canopy edge.
At the end of the visit, someone from your team can look over the work with us. Anything we couldn’t reach or that needs attention is pointed out there and then, and it goes on the report too. The visit takes a single shift for most kitchens, with long duct runs and tall risers needing more time.
- You send pictures or we visit, and the system is surveyed from canopy to discharge.
- We take grease readings at set points and send you a fixed quote.
- The kitchen is closed, the equipment cooled and everything nearby protected.
- We work through the system from the canopy to the fan and discharge.
- We re-test, photograph and send your certificate and photo report.

Photos are enough for some jobs, while others need a look on site. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before any work starts.

Royal Tunbridge Wells: If you run a church or community hall kitchen, near Parish Church of St Barnabas or elsewhere in Royal Tunbridge Wells, its extract still collects grease from every lunch and event. Healthcare kitchens can’t easily close, so their extracts are cleaned overnight or between meal services; the nearest hospital to Royal Tunbridge Wells is Kent and Sussex Hospital, about under half a mile west.
When something else is needed
Not every problem is solved by kitchen extract cleaning, and we’d rather say so up front. It won’t put right:
- A fan motor that has burnt out
- A damper that sticks or has a damaged link
- Damaged duct sections that need replacing
Signs you need kitchen extract cleaning
Cooking fat leaves the pan as a fine vapour. As the air cools on its way through the duct, the fat condenses and sticks, and the layer grows a little with every meal cooked. Filters catch some of it, but never all.
The symptoms we’re asked about most are:
- Years of baked-on grease in the ducts
- A TR19 certificate needed for the insurer
- An extract that has never been cleaned to TR19
- Missing paperwork after a change of operator
Part by part
Grease filters
We clean the grease filters as part of the job, and put back so they seat correctly. Damaged ones are noted on the report.
Extract fan and discharge
At the end of the system is the discharge, and grease can collect there too. It’s cleaned as far as safe access allows, and any limits are recorded.
What staff can safely do
Day-to-day cleaning is something your team can do: wiping canopies, washing grease filters and recording it in a log. Inside the ducts, risers and fan is specialist work, and that is where we come in.
Away from the kitchen, the in-house job is mainly checking: keeping grilles clear, noting unusual noise or smells and logging filter changes. Cleaning inside ducts and units is specialist work.
Between visits
After the visit, a few habits help the work last:
- Switch the fan on before cooking starts
- Keep to the recommended cleaning interval
- Refit filters properly after cleaning
- Keep the baffle filters clean
Any section without access is marked on the report. A TR19 report should record what wasn’t cleaned as well as what was, and we can fit access panels so it’s reached next time.
Report drips, smells or a noisy fan early. Grease dripping from the canopy, a burning smell or a fan that sounds rough are all signs of build-up, and a grease thickness test can confirm it.
TN1: your questions answered
What does TR19 mean?
TR19® is the BESA specification for keeping ventilation systems clean. TR19® Grease, a standalone specification since 2019, covers grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.
Can you quote from photos?
Yes, if we can see what we need. If not, a site survey comes first, then a fixed quote.
What happens if you can’t reach some of it?
We never leave them off the paperwork. You’ll know exactly which parts weren’t reached and why, and we can quote to improve the access.
Can one contract cover all our sites?
Yes. Tell us the addresses and what each needs and we will quote them together.
How often does a kitchen extract system need cleaning?
That comes down mainly to daily cooking hours. BESA’s minimums run from every 3 months for heavy use to every 12 months for light use. We will recommend a date after measuring the grease.
Can you come out in an emergency?
Yes. For anything urgent, such as a fan failure or damage after a fire, ring the 24/7 line, and we will advise on what to do next.
What types of premises do you cover?
All kinds of commercial and public premises: from restaurants, pubs and hotels to schools, hospitals, care homes, offices, shops and food production sites. Work is timed around how each site runs.
