Kitchen extract cleaning across TN5: what to expect
Few kitchens can stop cooking for a day so the extract can be cleaned. We work evenings, overnight and at weekends, or during holidays where a site closes for them. Equipment is switched off and left to cool, the area is sheeted, and the kitchen is handed back ready to cook. The work covers discharge points, canopies and hoods and horizontal duct runs, and people most often call us about a smoky, hot kitchen with weak extraction and stale cooking odours from the system.
We are used to working while the site is closed. Evenings, nights and weekends are when much of our work happens, so a kitchen or building can carry on as usual the next day. The visit itself takes as long as the system needs, from a few hours to several planned visits.
- First comes a survey of the whole system, by pictures or a visit.
- We measure the grease at set points along the system, then give you a fixed price.
- On the day, cooking equipment is switched off and left to cool, and everything nearby is sheeted.
- The whole route is cleaned, from the canopy through the ductwork to the fan and the discharge.
- Finally the system is re-tested and photographed, and the certificate and report follow.
What affects the price in TN5
When the work has to happen, how we reach it and how big the site is can all change the price. We take each of them into account and give you a fixed price before we start.
What you get with us
- Fully insured
- Fixed quotes from a survey or photos
- Ventilation hygiene specialists since 2009
- CHAS, SafeContractor and ISO 9001
How to get a quote
The quickest way to a quote is to send pictures: the system from a couple of angles, plus any access panels or hatches. Tell us what kind of site it is and when it’s open, and many jobs can be priced from that alone.
Local landmarks in Wadhurst

Kitchen extract cleaning across TN5: local notes
Across TN5, from Wadhurst, Ticehurst and Flimwell outwards, kitchens range from town-centre restaurants and takeaways to pubs, hotels, schools and care homes. Every one gets the same full TR19® clean, from the canopy to the discharge.
London and the South East cover everything from city basements to rural kitchens. Wherever the site is in TN5, the work is done to the same TR19® standard.
Wadhurst: Bursars and site managers at schools such as Wadhurst CofE Primary School tend to book extract cleaning for when the kitchen is empty. Volunteers running a hall kitchen near The Parish Church of St Peter and St Paul, or anywhere in Wadhurst, may not know when the extract was last cleaned, and a grease test settles it.
Aftercare tips
No system stays clean for ever, but care slows the build-up. A few tips:
- Give the canopy a daily wipe
- Diarise the next clean as soon as you get the certificate
- Don’t let the canopy gutters overflow
- File each certificate with the fire risk assessment
The report gives a recommended date for the next clean, based on your cooking hours and the grease we measured. We can put the system on a 3, 6 or 12-monthly plan, so the date is not missed.
Clean the grease filters often, not just on clean day. A filter that is clean and seated properly stops more grease getting into the plenum, which slows build-up further down the system.
What we are called out for in TN5
A kitchen in TN5 builds up grease in the same places as any other: in long flat runs, at bends and changes of direction, and in the fan housing. The cooler the duct, the more grease drops out of the air.
Signs it’s time to call us include:
- Grease smells coming from the extract
- An overdue clean flagged by an EHO or fire officer
- A system with no record of a TR19 clean
- An extract that no longer clears the smoke
What the work involves, part by part
Restaurant and pub kitchens
Restaurants and pubs tend to cook long hours with plenty of frying and grilling, which can put them in BESA’s 3 or 6-monthly bands. We clean after close or before opening.
Grease filters
Baffle filters are cleaned as part of every TR19 clean, and put back so they seat correctly. We’ll tell you if any need replacing.
What kitchen extract cleaning cannot fix
We will always give you a straight diagnosis, so here’s what this work can’t put right:
- A broken extract fan that will not run
- Fire dampers that will not close (that needs damper testing and remedials)
- A grease trap that needs emptying
Multi-site and managed buildings
Whether it’s one building or many, you get the same standard: a survey first, a fixed quote, the work timed around the site and a report with pictures.
Records are where multi-site compliance often slips. Each visit produces a dated report with photos, so you can show an insurer or inspector what was done at each site.
TN5: your questions answered
How much does kitchen extract cleaning cost in TN5?
There’s no set price, as it depends on the job: the size of the system, its condition, access and when we can work. We fix the price before we start.
How far ahead should we book?
Book as early as you can for planned work, especially if the next clean or test is due soon. Emergencies are different, because our line is open 24/7.
What’s the right cleaning interval for a kitchen extract?
It depends on how many hours a day the kitchen cooks. Heavy use of 12 to 16 hours a day calls for a clean at least every 3 months under BESA guidance, and lighter use less often. Your report gives a recommended next clean date.
What do you do with what you remove?
We take it away at the end of the visit. During the work, it’s contained to keep the area clean.
What’s TR19?
A BESA specification in two main parts: TR19® Grease for kitchen extracts and TR19® Air for supply and extract systems. It is not legislation, but it’s the standard people check against.
Does the law say I must clean to TR19?
TR19® itself isn’t law. Under the Fire Safety Order 2005, the responsible person must assess and reduce fire risk, and TR19 is the benchmark used to show extract grease is under control.
Do you work with multi-site operators?
Yes. Send the list of sites and the work at each and we’ll quote them together.
