How kitchen extract cleaning works in N3
Many insurers ask for proof that the extract has been cleaned to TR19, and a claim can be refused or reduced without it. For a kitchen in N3, our certificate and photo report give you that record, ready for the fire risk assessment file. Typical jobs include ductwork thick with old, hardened grease and proof of cleaning requested by an insurer, on canopies and hoods, discharge points and horizontal duct runs.
Each visit runs to the same pattern: protect the area, make the system safe, do the work, clear away and leave you the report. The visit itself takes as long as the system needs, from a few hours to several planned visits.
- We survey the system, from your photos or on site, canopy to discharge.
- We take grease readings at set points and give you a fixed quote.
- On the night, the equipment is off and cool and the kitchen is sheeted.
- Filters, canopy and plenum are cleaned, then the ducts, risers, fan and discharge.
- Readings are repeated, pictures taken, and your TR19 certificate and photo report issued.
What affects the price in N3

Kitchen extract cleaning across N3: local notes
In N3, we work in places such as Finchley, East Finchley and Church End and well beyond. Every place on our N3 list (6 in all) is covered, with cleans booked around trading hours.
Much of our work across London and the South East happens in the evening, overnight or at weekends, so sites in N3 can keep trading.
Finchley: Healthcare kitchens, like those at hospitals such as Finchley Memorial Hospital (about less than half a mile north-east), often cook for long hours, which puts them in BESA’s heavier-use bands. Where a hall near St Paul's Finchley, or anywhere in Finchley, hosts lunch clubs or events, its extract gathers grease just as a café’s does.
What kitchen extract cleaning can’t fix
Some problems need a different service or another trade:
- A damper that sticks or has a damaged link
- Extraction that can’t cope with the cooking because of its design
- Blocked drains from a neglected grease trap (a separate service)
Part by part
Canopy and plenum
Canopies vary from a single hood to long runs over several appliances, every section is cleaned and recorded in the photo report before and after.
Ductwork and risers
Risers take the extract up through floors to roof level, and grease runs down their walls and pools at the base. They’re cleaned through access points along their height.
What affects the cost of kitchen extract cleaning
Every site gets its own quote. These are the things that affect it:
- Site requirements such as sign-in and permits
- Parking and loading at the site
- The condition we find in the survey
- The times the site is available
Whatever the type of site, the quote works the same way: the size of the job, access, condition and working hours. Call for a fixed quote and we will go through it with you.
What we need to know
When you contact us, it’s useful to have:
- Any access panels or hatches you can see
- The paperwork from the last visit, if you have it
- How we’d reach plant on a roof or in a plant room
- Wide photos of the system and the area around it
Quoting starts with a diagnosis, from your photos and details or, where that isn’t enough, a survey on site. Then we send a fixed price, before we start.
What staff can safely do
Keep a record of what your team does. A simple log of filter washes, wipe-downs and checks shows an inspector that the system is looked after between visits, alongside our reports.
Away from the kitchen, the in-house job is mainly checking: keeping grilles clear, noting unusual noise or smells and logging filter changes. The inside of ducts and units needs a specialist.
Keeping the system healthy
Aftercare is simple, and it makes the next visit easier:
- Keep the cleaning records where you can find them
- Give the canopy a daily wipe
- Clean the grease filters regularly between TR19 cleans
- Run the extract fan throughout cooking
We hand the kitchen back clean, with the sheeting removed and waste taken away. Waste grease and water are contained and removed, and equipment can be switched back on once we’ve gone.
Report drips, smells or a noisy fan early. Drips, odours and fan noise often mean grease is building, and a grease thickness test can confirm it.
FAQs for N3
Are you a BESCA Vent Hygiene Elite member?
We are members of Vent Hygiene Elite, the scheme run by BESCA, and we clean to BESA TR19® Grease. We hold CHAS, SafeContractor and ISO 9001 too, and we are fully insured.
Which parts of the extract do you clean?
All of it, from the canopy through to the discharge. Where there aren’t enough access panels to reach a section, it’s recorded, and we can fit new ones.
When do you clean the extract?
The clean is done when the kitchen isn’t cooking, so evenings, overnight, early mornings and weekends are all options. We need the equipment switched off and cooled first.
Do you work in N3?
Yes. We work across Greater London, Surrey, Kent, Sussex, Hampshire, the Isle of Wight, Berkshire, Buckinghamshire, Oxfordshire, Hertfordshire and Essex, and that includes N3.
Is there a survey before the work?
Yes. Every job is surveyed first, from your pictures and details, or with a visit where needed. Then you get a fixed quote.
What if parts of the system can’t be reached?
We record them on the report, with a note of where it is, and we explain what access is needed, such as extra access panels in ductwork.
How far ahead should we book?
It depends on the time you need and how big the job is. Tell us your preferred dates when you ask for a quote, and if it’s an emergency, call us any time.
