Kitchen extract cleaning across N12: what to expect
Every time food is cooked, warm vapour carries fat up into the extract. It cools inside the duct and settles as a sticky film that thickens month by month. That layer will burn, and cleaning the whole system is how you keep it under control. The work covers extract fans, discharge points and plenums and filters, and the jobs we see most are a kitchen taken over without any extract records and grease smells coming from the extract.
We are used to working while the site is closed. Evenings, nights and weekends are when much of our work happens, so a kitchen or building can carry on as usual the next day. The visit itself takes a single shift for most kitchens, with long duct runs and tall risers needing more time.
- We survey the system, from your pictures or on site, canopy to discharge.
- Grease thickness is measured and the price is fixed before work starts.
- On the night, the equipment is off and cool and the kitchen is sheeted.
- Filters, canopy and plenum are cleaned, then the ducts, risers, fan and discharge.
- Readings are repeated, photos taken, and your TR19 certificate and photo report issued.
What you’ll pay
Kitchens, offices, schools and hospitals are all priced the same way: the size of the job, access, condition and working hours. Ask for a fixed quote and we’ll explain each part.

Kitchen extracts across N12
In N12, a busy kitchen in a place such as Finchley, Whetstone and Friern Barnet and a quiet village kitchen need very different cleaning intervals. The right interval comes from hours of use and grease readings.
We work across London and the South East, and N12 is part of that area. Each job starts with a survey and a fixed quote, wherever it is in N12.
Whetstone: School kitchens, at schools like Queenswell Infant & Nursery School for example, are typically cleaned in the holidays so no lunches are lost. A kitchen near Oakleigh Park station that serves breakfast and dinner can run its extract twelve hours or more, which shortens the cleaning interval.
Leave it or put it right?
Environmental health officers inspect food businesses, in N12 as everywhere else, and they look at the cleanliness of the premises and equipment, extraction included. A clean extract is one less thing to worry about on the day.
Questions to ask before you book
- Whether the work can be done while the site is closed
- Proof of insurance
- How areas they can’t reach will be recorded
- Whether the whole system is included, or only the parts that are easy to reach
Different parts, different methods
Grease filters
Gaps around filters let fat through to the duct. Each filter is checked as it goes back in, and flag any that don’t.
Schools, hospitals and care homes
School, hospital and care home kitchens often have fixed hours and long holidays, so cleans can be planned for holidays or quiet times. The certificate and report suit estates and compliance files.
What your team can do, and what needs us
Staff cleaning does not replace a specialist visit; it supports it. Regular in-house cleaning slows the build-up, but the parts you can’t see still need a specialist at the right interval.
Staff cleaning and specialist work aren’t the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they do not reach the grease that builds up further in. That part needs specialist access and equipment.
Honest limits
A few issues sit outside what this work can do:
- A grease trap that needs emptying
- A canopy that’s too small or a system that was badly designed
- Faulty fire dampers in the duct
How we price kitchen extract cleaning
The survey tells us what the work involves. The main factors are:
- How many systems or sites are involved
- A single visit or a regular plan
- Site rules, permits and inductions
- The condition we find in the survey
Every site is different, so we price each one individually. The size of the job, how we reach it, its condition and the working hours all play a part.
What we need to know
We can often survey from pictures. The most useful are:
- A few general shots of the system
- Where the site is and what kind of site it is
- How we’d reach plant on a roof or in a plant room
- Any previous report or certificate
Here’s what helps us quote: where the site is, what it is and its opening hours, pictures of the system and the last certificate or report, if there is one. Once you have those, ring 0345 646 2711, or email photos.
N12 questions
Is a quote from photos possible?
Yes, for many jobs. Send wide shots, close-ups of any access panels and anything that worries you, and we normally come back within one working day. Some sites still need a visit, and we will say so.
Do insurers need proof of extract cleaning?
Extract grease is fuel for a kitchen fire, which is why many insurers require TR19 cleaning. Each clean gives you a certificate and photo report to show them.
What should I send you?
Where the site is, what it is and when it’s open, along with a few pictures and any previous report.
What is TR19?
It’s BESA’s specification and the benchmark insurers, fire officers and EHOs look to. It covers how systems are inspected, cleaned and checked, and it takes a risk-based approach.
Can you look after several sites?
Yes. You deal with one contact for every site across London and the South East, with visits on a regular schedule.
What accreditations do you hold?
As a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, our work sits within an independently audited scheme. We hold CHAS, SafeContractor and ISO 9001 too, and we are fully insured.
How often should a kitchen extract be cleaned?
The minimum is set by BESA guidance on daily use, from 3-monthly to 12-monthly. Kitchens that fry or grill a lot may need cleaning sooner, which grease thickness testing will show.
