Kitchen extract cleaning across ME3: what to expect
Duct Doctor has been cleaning kitchen extract systems since 2009. As a BESCA Vent Hygiene Elite member, we clean to BESA TR19® Grease, and we are fully insured, with CHAS, SafeContractor and ISO 9001. Typical jobs include grease dripping from the canopy or filters and ductwork thick with old, hardened grease, across horizontal duct runs, plenums and filters and canopies and hoods.
We work around your opening hours, not the other way round. We book the visit for a time the area is closed, whether that’s an evening, overnight or a weekend. Once we are in, the area is sheeted and anything that has to be off is turned off and cooled, and the job takes anything from a few hours to a full night, depending on the size of the system.
- We survey the system first, from your photos and details or on a site visit.
- Set points are tested for grease thickness and the quote is fixed before we start.
- On the day, cooking equipment is switched off and left to cool, and everything nearby is sheeted.
- Canopy, plenum, filters, duct runs, risers, fan and discharge are all cleaned to TR19® Grease.
- Finally the system is re-tested and photographed, and the certificate and report follow.
How we quote
Putting the work off seldom saves money. Problems in a system tend to grow, which can make the next visit longer. If you are not sure what’s needed, call 0345 646 2711, or send details by email for straight advice and a fixed quote.
What you get with us

Kitchen extract cleaning across ME3: local notes
Our kitchen extract cleaning work across ME3 takes in places such as Rochester, Strood and Hoo St Werburgh and the villages in between. We cover every place we list for ME3, 29 in all, and kitchens are cleaned around their opening hours, overnight and at weekends included.
London and the South East cover everything from city basements to rural kitchens. The same TR19® standard applies to all of them, in ME3 and beyond. ME3 includes coastal places, where salt in the air speeds up corrosion of roof-level equipment. We look for corrosion as well as dirt on coastal sites.
Hoo St Werburgh: School kitchens, at schools like Hoo St Werburgh Primary School and Marlborough Centre for example, are typically cleaned in the holidays so no lunches are lost. A hospital like Medway Maritime Hospital, about 3.2 miles south, is the kind of site where a kitchen may cook for patients, staff and visitors all day.
Common problems we fix in ME3
In ME3, as anywhere, grease gathers where the air slows down: in long flat runs, at bends and changes of direction, and in the fan housing. Cooler sections of duct collect the most.
Most sites get in touch after spotting one of these:
- An extract that no longer clears the smoke
- Extraction mentioned at an environmental health visit
- Grease drips onto cooking equipment
- Ductwork thick with old, hardened grease
For landlords and multi-site operators
Whether it’s one building or many, the standard is the same: diagnosis, a fixed price, work booked around your hours and a written report with pictures.
Running several sites is easier with one contractor. We work across London and the South East, so visits at different addresses can be planned together and kept to a regular schedule.
Leave it or put it right?
Grease build-up causes everyday problems too. Blocked filters and narrowed ducts slow the airflow, leaving the kitchen hot and smoky, while the fan works harder to move less air. Smells, dripping grease and condensation often follow.
Questions to ask before you book
- When the next visit should be, and why
- Whether inaccessible sections are listed on the report
- Proof of accreditation you can verify
- If the quote is a fixed price or an estimate
Different parts, different methods
Extract fan and discharge
Some systems have attenuators to cut noise, and they hold grease. Where they can be cleaned, they are, and the report notes anything that cannot.
Grease filters
Filters need cleaning far more often than the duct, and a filter exchange service can take that off your hands. Keeping them clean helps the rest of the system stay cleaner.
What affects the cost of kitchen extract cleaning
Sites vary more than people expect. The main factors:
- Where the site is and how we reach it
- Whether it’s a one-off visit or part of a schedule
- Whether several sites go on one quote
- Any permits to work or inductions
No two sites are the same, so each one gets its own fixed quote. Size, access, the condition of the system and when we can work all play a part.
Helping us quote
We can often survey from photos. Try to include:
- Your opening hours and when the area is out of use
- Detail shots of panels, filters and grilles
- A few general shots of the system
- Any previous report or certificate
Quoting starts with a diagnosis, from your photos and details or, where that isn’t enough, a survey on site. Then we send a fixed price, before we start.
FAQs for ME3
What happens to the waste?
We contain it and take it with us. Grease, debris and waste water are collected as the work goes on rather than letting it spread.
Which parts of the extract do you clean?
We clean every part the grease travels through. That means canopy, plenum, filters, ducts, risers, fan and discharge, reached through access panels where necessary.
How do you protect the area?
Protection goes down first: floor sheeting and covers over nearby surfaces and equipment. We tidy up and take our waste away before we leave.
Do we have to close the kitchen for the clean?
The clean is done when the kitchen is not cooking, working evenings, overnight or at weekends to suit you. Equipment needs to be off and cool before any work starts.
How often does a kitchen extract system need cleaning?
BESA guidance sets minimums by daily cooking hours: every 3 months for 12 to 16 hours, 6 months for 6 to 12 hours and 12 months for 2 to 6 hours. Measured grease levels set the real interval.
How much notice do you need?
That depends on the slot you want and the size of the job. Mention your preferred dates with your enquiry, and for anything urgent, ring our 24/7 emergency line.
Why do insurers care about extract cleaning?
Because a dirty extract can spread a fire through a building. Many policies say the extract must be cleaned to TR19, and a claim may be reduced without proof, so keep every certificate.
