Ductwork cleaning in Pyecombe

Every duct has its own route. A few metres to an outside wall, or a riser up through the building to a roof fan. The survey traces the route, so we know where to get in and how long it will take. Common call-outs are for high readings at a recent grease test and grease leaking from duct joints, across attenuators, bends and junctions and access panels.

In a small place like Pyecombe, kitchens are often in older or extended buildings, with long single-storey duct runs, and those horizontal sections are where grease settles. We agree access and timings in advance.

We’ve been trading since 2009, as a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we carry full insurance.

Between visits

Looking after the system between visits is straightforward, and it makes the next visit easier:

  • Do not block access panels with shelving or stock
  • Keep the fan on while anything is cooking
  • Check readings when the menu changes
  • Keep your cleaning records together

When the duct is cleaned as part of a full TR19® Grease clean, a TR19 certificate is issued through the BESCA Vent Hygiene Elite portal. It records the date, the location and the technician.

Watch for warning signs between cleans: grease leaking from duct joints, smells, or a fan that sounds rough. Testing will show whether any section has reached 500 microns.

Multi-site and managed buildings

Where a tenant occupies the premises but the landlord owns the building, it’s worth checking the lease for who maintains the systems. We can quote either party, and the report can go to both.

Running several sites is easier with one contractor. We cover South East England and London, so visits at different addresses can be planned together and kept on a regular cycle.

Part by part

Access panels

Access panels are the doors that let us into the duct. Where there are none, those sections cannot be cleaned and the report has to say so.

Bends and transitions

Grease tends to pile up at elbows. We clean it back by hand and with degreaser, and readings are taken there before and after.

What ductwork cleaning looks like in Pyecombe

There are about 3 restaurants, cafés and works canteens within about 1.5 miles of central Pyecombe, according to the Food Standards Agency’s register. The duct above a busy canopy coats itself in grease long before anyone sees it. In Pyecombe, food businesses are inspected by environmental health officers from Mid Sussex council. An officer looking round a kitchen will see the canopy, and grease there is hard to miss. Our report lists what was cleaned and when, which is useful to have ready. Pyecombe sits within the area of West Sussex Fire and Rescue Service. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and in a kitchen that fire risk includes the grease in the extract.

A hall kitchen that only cooks for events, whether near Church of the Transfiguration or elsewhere in Pyecombe, still needs its extract cleaned, just less often. Older buildings often hide long, awkward duct runs, and if you run a kitchen at a historic venue in the area (Preston Manor & Gardens is about 4 miles south), access may need planning. If you run catering at a healthcare site, such as a hospital like The Dene Hospital about 4.6 miles north, the extract may need cleaning more often than a part-time kitchen.

Pyecombe is about 4 miles south of Burgess Hill, in West Sussex. Whether your site is in the middle of Pyecombe or further out, ductwork cleaning is available to all kinds of commercial premises, from small sites to large estates. We cover 371 places across West Sussex, large and small.

Pyecombe questions

Can you get to a site in Pyecombe?

Yes. Pyecombe is within the area we cover across London and the South East. A survey first, from photos or a visit, means we arrive with the right kit.

Who is the fire and rescue service for Pyecombe?

Fire safety enforcement in Pyecombe is handled by West Sussex Fire and Rescue Service. If a fire safety officer visits a commercial kitchen, they may ask about the fire risk assessment and how the extract is kept clean.

Are you accredited?

CHAS, SafeContractor, ISO 9001 and BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. We’ve been trading since 2009 and we are fully insured.

How long will the duct clean take?

It depends on the length of the duct, the number of access panels and how much grease there is. Typically it takes a shift or more, depending on the length of the runs and the number of access points.

Can you clean ductwork with no access panels?

Without a way in, a section can’t be cleaned properly. Those parts are listed, and we can install panels so they’re reached next time.

Do we have to stop cooking while the ducts are cleaned?

The duct is cleaned out of hours, so evenings, nights and weekends are all possible. The extract and cooking equipment need to be off.

How do you know if the ductwork needs cleaning?

We measure it. Readings are taken by Wet Film Thickness Test (WFTT) or Deposit Thickness Test (DTT). A mean above 200 microns, or 500 microns at any point, means it’s due.

What is TR19?

TR19® is BESA’s specification for ventilation hygiene. TR19® Grease, a standalone specification since 2019, covers grease in kitchen extract systems, and TR19® Air covers general supply and extract systems.

The process

When we arrive, we check the system against the survey or the pictures you sent. Anything unexpected is raised with you before we go further. From there, it takes from a few hours to more than one visit, depending on duct length and access. If you can send pictures, we can arrive in Pyecombe knowing what to expect.

  1. First the duct route is traced and every access point noted.
  2. Set points along the runs are tested for grease.
  3. We open the panels and scrape out the heaviest grease.
  4. The duct is degreased with the method that suits the grease, from degreasers to hot water or steam.
  5. We test again, take photos and note any part that couldn’t be reached.

How to prepare

  • Mention any locked doors, roof access or ceiling voids
  • Mention any parking or loading restrictions
  • Plan for cooking equipment or plant to be off before we arrive

Advice

Why deal with it now?

Grease narrows the duct and slows the air. The fan works harder, the kitchen gets hotter and smoke lingers at the canopy and grease can drip from duct joints. Equipment tucked in a roof space or outbuilding near Pyecombe rarely gets looked at unless someone books it.

A single site or a whole portfolio, the quote is built the same way: what needs doing, how we get to it and when. You will have a fixed price before we start.

What your team can do, and what needs us

A few tasks are always specialist work: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. Leave those to us.

For ventilation and air handling systems, in-house care is mostly about checks: clear grilles, a log of filter changes and reporting anything odd. The inside of ducts and units needs a specialist.

When it’s something else

We’ll always give you a straight diagnosis, so here’s what ductwork cleaning won’t do:

  • Faulty fire dampers
  • Duct sealed behind fixed ceilings or walls
  • Undersized or badly laid-out ducts

If in doubt, ring 0345 646 2711, or send details by email and we will say what we think.
