Fire damper testing near Waterloo

Waterloo: your questions answered

Does London parking affect a job in Waterloo?

London parking can be tight, so details of loading bays and permits help. Where restrictions apply in the day, an evening or overnight visit usually gets round them.

Who is the fire and rescue service for Waterloo?

London Fire Brigade is the fire and rescue service for Waterloo. BESA guidance is that every fire damper is tested at least once a year, so an officer or insurer may expect a report less than a year old.

Can testing be done without disrupting the building?

Yes, we plan around how the building is used. We can work evenings, overnight or at weekends if daytime testing would get in the way.

Can you quote from photos?

Yes, if we can see what we need. If not, a site survey comes first, and the quote follows that.

Can you look after several sites?

Yes. Tell us the addresses and what each needs and you’ll get one fixed quote.

Do you look at the system first?

Yes. We always survey first, from your pictures and details, or with a visit where needed. A fixed quote follows.

Can you set up regular visits?

Yes. Tell us what you have and how it’s used, and we’ll suggest a schedule and quote for it.

What paperwork do we get after testing?

We test, record and report, rather than certify dampers to a standard. For each damper it shows the result and anything that needs putting right.

How we handle fire damper testing in Waterloo

Wherever a duct crosses a fire-resisting wall or floor, there should be a fire damper inside it. A fusible link holds the blade open until heat melts it, and the blade then drops to shut the duct. Drop testing proves that this still happens, and we record the result for every damper we test. We’re often asked to deal with dampers affected by leaks or condensation and blades that jam part-way when released, on offices and schools, riser dampers and hospitals and care homes.

Damper testing in London buildings is usually planned around the people in them, so it’s often done out of hours or one zone at a time. Access to ceiling voids and risers is agreed with the building manager first.

Each visit ends with a written report and photos, so there’s a dated record of the work. Kitchen extract cleaning to TR19® Grease is certificated through the BESCA Vent Hygiene Elite portal.

How the visit works

We are used to working while the site is closed. A lot of visits happen overnight or at weekends, so a kitchen or building can carry on as usual the next day. The visit itself takes from an hour or two in a small building to several visits on a large estate. For a job in Waterloo, tell us about loading bays, permits, lifts and roof access when you book.

  1. Before the visit, we agree access, timings and any areas with restrictions.
  2. We open up ceilings and hatches and take off each access panel.
  3. The blade is released and watched to make sure it closes fully.
  4. The damper is reset and its condition noted.
  5. Panels and tiles go back, and the results are written up.

Before we arrive

  • Let us know how we reach the system, including roofs, risers and plant rooms
  • Clear loose items from the work area
  • Agree a time when the area can be out of use

How to get a quote

Photos are the quickest way to a quote: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Add the site type and your opening hours, and many jobs can be priced from that alone.

Between visits

No system stays clean for ever, but care slows the build-up. A few tips:

  • Book the next test before the year runs out
  • Keep damper test reports with the fire safety log
  • Don’t let hatches get painted shut or boarded over
  • Add new dampers to the register as they’re fitted

Pass the report to whoever keeps your fire risk assessment up to date so their assessment matches what was found. Faults on the report are worth closing off quickly.

Water is a damper’s enemy, so fix leaks and condensation near them promptly. Corrosion is a common reason blades stick.

Landlords, agents and facilities managers

Running several sites is easier with one contractor. We work across London and the South East, so a run of sites can go into one programme and kept to a regular schedule.

We work for landlords, managing agents and facilities managers as well as the people running the site. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we are happy to quote for all of it.

How we price fire damper testing

Your quote is based on your site. We consider:

  • The condition we find in the survey
  • Parking and loading at the site
  • Access, including roofs, risers and ceiling voids
  • The size of the system

Kitchens, offices, schools and hospitals are all priced the same way: the size of the job, access, condition and working hours. Call for a fixed quote and we’ll go through it with you.

Helping us quote

The more you tell us, the more accurate the quote. When you get in touch, it helps to send:

  • The times we could work without disrupting the site
  • Anything you’ve noticed, such as smells, noise, drips or poor airflow
  • The postcode and the type of business
  • Detail shots of panels, filters and grilles

For a fixed quote, call 0345 646 2711 or send us an email and tell us the type of site, your opening hours and roughly what the system looks like. A few photos and your last certificate or report help a lot. You’ll normally have a quote within one working day.

What fire damper testing looks like in Waterloo

Food Standards Agency data includes about 84 schools, colleges and universities, about 41 caring premises (care homes, nurseries and hospitals) and about 142 hotels, B&Bs and guest houses within about 1.5 miles of central Waterloo. Larger buildings like these are often divided into fire compartments, with dampers where ducts pass between them. Waterloo’s nearest hospital, General Lying-In Hospital, is about under half a mile west. A hospital is the kind of building where dampers sit on every floor, and clinics, surgeries and care homes need the same annual testing for any they have. Waterloo sits within the area of London Fire Brigade. Its fire safety officers enforce the Fire Safety Order in most non-domestic buildings, and that covers fire safety systems such as dampers.

For schools like Oasis Academy Johanna, damper testing is easiest in the holidays, when corridors and ceilings are clear. For buildings around London Waterloo station with ducted ventilation, any fire dampers need an annual test at least.

If your site is just outside Waterloo, we cover South Bank (1 mile north-west), Bankside (1 mile north-east), Adelphi (1 mile north-west), Temple (1 mile north) and Charing Cross (1 mile north-west). When to call us in Waterloo

Dust settles on damper blades, runners and springs over the years. If the duct carries cooking vapour, a film of grease adds to it, and either can stop the blade dropping fully.

What we’re most often called out for:

  • Dampers that can’t be reached without an access panel
  • Rusted damper blades and springs
  • Buildings with no damper register
  • Motorised smoke dampers due for testing

Hospitals such as General Lying-In Hospital, about within half a mile west, are a good example of buildings with dampers on many floors; if you manage a clinic, surgery or care home near Waterloo, the same annual testing applies.

Comparing quotes

  • Whether a survey comes first
  • Whether the price is fixed
  • How areas they can’t reach will be recorded
  • When they can work, and whether that’s outside your opening hours

Questions to ask before you book

Staff cleaning versus specialist work

A few tasks are always specialist work: entering ducts, working on fans, testing dampers and taking grease readings call for the right kit, training and safe access. That’s our job.

Your own staff can handle the daily basics: wiping canopies, washing grease filters and recording it in a log. Inside the ducts, risers and fan is specialist work, which is where we come in.

What the work involves, part by part

Fusible link fire dampers

The link has to be in good order for the damper to work. We check its condition during the test and note anything that is not right.

Access panels

A damper can only be tested if it can be reached. Most need an access panel in the duct and a hatch in the ceiling or wall.
