Fire damper testing for kitchens and businesses in Orpington
Not every damper relies on heat. Smoke dampers are motorised and are opened and closed by a control system, so testing means running them through their controls and checking that each blade moves fully and returns. We are often asked to deal with smoke dampers with no recent test and dampers hidden with no access panel or hatch, across hospitals and care homes, fusible link fire dampers and wall and floor dampers.
Across London, buildings with ducted ventilation have a fire damper wherever a duct crosses a fire-resisting wall or floor. In a larger building in Orpington, that can mean dampers on every floor, many of them above ceilings or in risers.
The sign-off is always in writing: a written report, dated and illustrated with pictures, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. Any parts we couldn’t reach are recorded on it too.

What happens on the day
We turn up at the time agreed with you, which is often after service, overnight or at a weekend. Equipment that has to be off is switched off and allowed to cool before we start, and the area around the work is covered and protected. On site, it takes anything from a couple of hours for a handful of dampers to a full day for a large building. If your building in Orpington has sign-in rules, permits or key holders, mention them when you book.
- Before the visit, we agree access, timings and any areas with restrictions.
- We open up ceilings and hatches and take off each access panel.
- The blade is released and watched to make sure it closes fully.
- The damper is reset and its condition noted.
- Panels and tiles go back, and the results are written up.
Preparing for the visit
- Clear loose items from the work area
- Have your last certificate or report to hand
- Let us know about permits to work or site inductions
How to get a quote
There’s no standard price list, because every site is different. Instead, we look at your site first, from photos or a survey, then send a fixed quote. To get going, ring 0345 646 2711 or email us.
Advice
In-house cleaning or a specialist?
In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they don’t reach the grease that builds up further in. Reaching it takes a specialist with the right equipment.
Day-to-day cleaning is something your team can do: wiping canopies, washing grease filters and recording it in a log. What they cannot safely do is clean inside the ductwork, the fan or the risers, which is where we come in.
What a clean won’t put right
It’s worth knowing the limits before booking:
- Designing the building’s fire compartments
- Sign-off of the whole building’s fire safety
- Fire-stopping gaps around the duct where it passes through the wall
If you are not sure, just ring 0345 646 2711, or email photos and we will give you a straight answer.

Fire damper testing around Orpington
The FSA’s food hygiene register lists about 3 schools, colleges and universities and about 14 caring premises (care homes, nurseries and hospitals) with registered kitchens or food service in and around Orpington, up to about a mile and a half out. Many buildings of this kind have ductwork through fire-resisting walls and floors, and the dampers at those points need testing at least annually. London Fire Brigade covers Orpington. Under the Fire Safety Order, the responsible person has to keep fire safety systems, dampers included, in working order, and the fire authority enforces that in most non-domestic premises. Managed London buildings usually need damper testing booked through the agent, often out of hours.
If you manage an older building converted to a hotel or venue, like many historic houses in the area (Bromley Palace is about 3.8 miles west), finding every damper is the first job. If you look after a building near St Mary Cray station with a fire risk assessment due, a damper test with a full record is worth having first.

How we price fire damper testing
You will get a fixed price before work begins. It’s based on:
- The times the site is available
- Access, including roofs, risers and ceiling voids
- Any permits to work or inductions
- How big the system is
Kitchens, offices, schools and hospitals are all priced the same way: the size of the job, access, condition and working hours. Call for a fixed quote and we will explain each part.
Asking for a quote
There’s no need for technical detail. It helps if you can send:
- The site address and the type of premises
- Photos showing the whole system and its surroundings
- Any previous report or certificate
- Any symptoms, from odd noises to smells or leaks
If you need fire damper testing in Orpington, ring 0345 646 2711, or email photos. Let us know the site type and the opening hours, and send pictures or your last report if you can. We normally send a fixed quote within one working day.
Orpington questions
Who is the fire and rescue service for Orpington?
It’s London Fire Brigade, which covers Orpington. Keep each damper test report with the fire risk assessment and the building’s log book, ready to show.
Can parking be tricky for a job in Orpington?
London parking can be tight, so details of loading bays and permits help. If the building has a loading slot system, we’ll book into it.
Which sectors do you work in?
Restaurants and pubs, hotels, schools and colleges, hospitals and care homes, offices and retail, plus food production and leisure sites.
Are you fully insured?
Yes. Full insurance covers our work and have been trading since 2009.
What if parts of the system can’t be reached?
We record them on the report, with a note of where it is, and we tell you what would make it reachable, such as extra access panels in ductwork.
Do you look at the system first?
Yes. We always survey first, from your pictures and details, or with a visit where necessary. Then you get a fixed quote.
What does fire damper testing cost?
There’s no set price, as it depends on the job: the size of the system, its condition, access and when we can work. We fix the price before work begins.
Can one contract cover all our sites?
Yes. Send the list of sites and the work at each and we’ll quote them together.
Do you need fire damper testing in Orpington?
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person has a duty to keep fire safety measures working, and dampers are part of those measures. Whoever that is, whether employer, owner, landlord, facilities manager or managing agent, needs to be able to show the dampers work.
The symptoms we are asked about most are:
- Blades that jam part-way when released
- Dampers overdue for their annual drop test
- Buildings with no damper register
- Dampers affected by leaks or condensation
Site managers at schools such as Perry Hall Primary School usually find the summer break the easiest time for ceiling work like damper testing.
What to look for in a quote
- What hours they’ll be on site
- How areas they cannot reach will be recorded
- What records you will receive afterwards
- Exactly which parts of the system are covered
Looking after it afterwards
So the system stays in good health:
- Keep the damper register up to date after any building work
- Book the next test before the year runs out
- Don’t let hatches get painted shut or boarded over
- Report leaks or condensation near ductwork quickly
After testing, you get a report listing each of the fire and smoke dampers we tested, with where it is and whether it passed. Keep it with the building’s fire safety records so it’s ready when your assessor or insurer asks.
Keep a damper register: location, type, last test date and result. It means nothing gets forgotten when staff or contractors change.
What the work involves, part by part
Ceiling voids and risers
Risers and service shafts often hold dampers at each floor. We work through them floor by floor so each one is accounted for.
Smoke dampers
A smoke damper is opened and closed by a motor, not a link. Testing means operating them from the controls to confirm the blade moves all the way.
