How we handle fire damper testing in The Valley

The idea behind drop testing is straightforward: the blade is released, checked for a full close and reset. We do this for buildings in The Valley and across Kent, keeping a log for each damper so there’s a history to look back on. We’re often asked to deal with dirty dampers that may not close and smoke dampers with no recent test, across offices and schools, riser dampers and motorised smoke dampers.

In rural areas, conversions, country hotels and care homes can have ductwork crossing fire-resisting walls, and the dampers in them are easily forgotten. The first visit starts by locating each damper.

Nothing is signed off by word of mouth: a dated report with photos of the work, and for TR19® Grease cleans, a certificate issued through the BESCA VHE portal. Any parts we couldn’t reach are recorded on it too.

Staff cleaning versus specialist work

Day-to-day cleaning is something your team can do: wiping down canopy surfaces, cleaning filters and keeping a simple log. Inside the ducts, risers and fan is specialist work, and that is where we come in.

A few tasks are always specialist work: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. Leave those to us.

What we’re called out for in The Valley

Fusible links and springs don’t last for ever. Damaged or painted links and weak springs mean the blade may stop short, and that only becomes clear during a drop test.

Look out for any of the following:

  • Dust or grease build-up on damper blades
  • Buildings with no damper register
  • Damper actions from a fire risk assessment
  • Smoke dampers that need testing through their controls

Belmont House and Gardens, about 2.1 miles north-east, is one of the historic houses near The Valley, and older buildings converted to new uses often have ventilation added later.

What your quote should include

  • Whether the whole system is included, or only the parts that are easy to reach
  • Whether VAT is included
  • Proof of insurance
  • When they can work, and whether that’s outside your opening hours

What a clean won’t put right

To be straight with you, there are a few things this work won’t fix:

  • Holes around ductwork in fire-resisting walls
  • Fire risk assessments, which need a fire risk assessor
  • Fire alarm or control system faults behind a smoke damper

If in doubt, call us on 0345 646 2711 or drop us a line and we will say what we think before booking.

Multi-site and managed buildings

The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, which may be the employer, owner, landlord, FM or managing agent. With shared responsibility, good records help everyone.

From a single site to a large estate, you get the same standard: diagnosis, a fixed price, work booked around your hours and a written report with pictures.

The Valley: your questions answered

Can you come to The Valley after we close?

Yes, out-of-hours work is a big part of what we do. That way a site in The Valley doesn’t have to lose a day’s trading. Your opening times are the first thing we ask for.

Who is the fire and rescue service for The Valley?

Fire safety enforcement in The Valley is handled by Kent Fire and Rescue Service. Failed dampers on a report should be followed by a record of the repair, so the file shows the problem was closed out.

What about areas you cannot get to?

We never leave them off the paperwork. You’ll know exactly which parts weren’t reached and why, and we can quote to improve the access.

What do you do to protect the area?

We cover floors and nearby surfaces with sheeting before any work starts, and anything we remove is contained. Before we leave, we tidy up and clean down.

Can you test motorised smoke dampers?

Yes. We test smoke dampers through their control system, as they’re motor driven. Each one is checked for full travel and the result recorded.

Do you offer maintenance contracts?

Yes, of course. Tell us what you have and how it’s used and we will propose a schedule with a fixed quote.

How often do fire dampers need drop testing?

The guidance from BESA is at least annually, by a competent person. A test on completion of installation comes first.

What do you need from me for a quote?

Where the site is, what it is and when it’s open, plus pictures of the system and your last certificate or report if you have one.

What we do, step by step

Night work is normal for us. Evenings, nights and weekends are when much of our work happens, so a kitchen or building can carry on as usual the next day. The visit itself takes from an hour or two in a small building to several visits on a large estate. If you can send photos, we can arrive in The Valley knowing what to expect.

  1. We start with whatever records exist: registers, drawings or old reports.
  2. Each damper is located and reached through its access panel.
  3. Every fire damper is dropped, and every smoke damper is tested through its controls.
  4. We reset every damper that passes and check it’s left open.
  5. The results go into a report, with failed dampers and remedials listed.

How to prepare

  • Let us know how we reach the system, including roofs, risers and plant rooms
  • Clear the space around the work
  • Dig out any earlier paperwork for the system

How to get a quote

Photos are the quickest way to a quote: the system from a couple of angles, plus any access panels or hatches. Add the site type and your opening hours, and we can price many jobs without a visit.

A fixed price needs a few facts first. We check:

  • Whether we need access equipment or extra panels
  • The condition of the system
  • One-off work versus a regular cycle
  • The size of the system

No two sites are the same, so each one gets its own fixed quote. The size of the job, how we reach it, its condition and the working hours all play a part.

Before you ask for a quote, gather:

  • The site address and the type of premises
  • The paperwork from the last visit, if you have it

  • Photos showing the whole system and its surroundings

Aftercare tips

Simple habits between visits make a real difference. Our advice:

  • Do not let hatches get painted shut or boarded over
  • Do not let anything obstruct a damper’s blade
  • Update the register when ductwork changes
  • Tell contractors where dampers are before they start work

Make sure trades working in ceilings and risers know where the dampers sit, and that they mustn’t tie, wedge or obstruct them. If a damper has been disturbed, have it tested again.

A simple register of every damper helps a great deal: where each damper is, what kind it is and when it was last tested. It stops dampers getting lost as the building changes.
