What fire damper testing looks like in Southwark

The FSA’s food hygiene register lists about 93 schools, colleges and universities, about 52 care, childcare and hospital premises and about 102 hotels and B&Bs with registered kitchens or food service in Southwark and the streets around it, up to about 1.5 miles out. If any of them has ducted ventilation, its dampers need an annual drop test at least. Ceiling voids and risers in London buildings can hold many dampers, and each one has to be reached and recorded. About under half a mile south-east of Southwark is Surrey Dispensary, the nearest hospital. Smaller healthcare sites, from surgeries to care homes, need the same annual damper test as a hospital.

For buildings around Elephant & Castle station with ducted ventilation, any fire dampers need an annual test at least. The nearest hospital, Surrey Dispensary, is about within half a mile south-east; healthcare buildings like it are a reminder that dampers protect people who cannot move quickly. Mansion House, about 0.9 miles north, is one of the historic houses near Southwark, and older buildings converted to new uses often have ventilation added later.

Fire damper testing for kitchens and businesses in Southwark

BESA guidance is that fire dampers should be tested by a competent person when they’re installed and at least annually after that. For spring-operated types, annual testing is the minimum. Our job is to do the testing and hand you the paperwork that shows it. If you’re dealing with dampers flagged on a fire risk assessment and dampers that can’t be reached without an access panel, we can help.

Across London, buildings with ducted ventilation have a fire damper wherever a duct crosses a fire-resisting wall or floor. A taller building in Southwark can have dampers spread across risers, plant rooms and ceiling voids.

Nothing is signed off by word of mouth: a written report, dated and illustrated with pictures, and for TR19® Grease cleans, a certificate issued through the BESCA VHE portal. Any parts we couldn’t reach are recorded on it too.

How it works

Before we leave, we walk the area with whoever is on site. We point out anything that couldn’t be reached or needs a follow-up, and the same goes into the written report. All told, the work takes from an hour or two in a small building to several visits on a large estate. If your building in Southwark has sign-in rules, permits or key holders, mention them when you book.

  1. We go through the damper schedule and any previous faults.
  2. We locate every damper and note any we can’t reach.
  3. We test fire dampers by dropping them and smoke dampers by operating them through the controls.
  4. Passes are reset and any failures recorded with the reason.
  5. We report the results and offer remedials on failed dampers.

Before we arrive

  • Agree a time when the area can be out of use
  • Dig out any earlier paperwork for the system
  • Mention any sign-in, permit or induction we need

How to get a quote

Photos are the quickest way to a quote: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Add the site type and your opening hours, and we can price many jobs without a visit.

What a clean won’t put right

A few issues sit outside what this work can do:

  • Dampers that were never installed where they’re needed
  • Signing off a building’s overall fire safety
  • Control wiring problems outside the damper itself

Not sure which it is? You can give us a ring on 0345 646 2711 or send us an email and we will tell you honestly.

What the work covers

  • Hospitals and care homes
  • Fusible link fire dampers
  • Motorised smoke dampers
  • Riser dampers
  • Wall and floor dampers
  • Offices and schools

In-house cleaning or a specialist?

Some jobs should never be done in-house: entering ducts, working on fans, testing dampers and taking grease readings need training, the right equipment and safe access. That is our job.

Logging matters as much as cleaning. A simple log of filter washes, wipe-downs and checks shows an inspector that the system is looked after between visits, alongside our reports.

What happens if it’s left?

Sites in Southwark tested every year build up a history for each damper so repeat problems show up early. A damper that was slow last year and sticks this year tells you something long before it fails outright. Choosing the date yourself beats having a fault choose it for you.

Leaving it longer rarely makes the work cheaper. Build-up, wear and faults tend to get worse, not better, which can make the next visit longer. If you are unsure, ring 0345 646 2711 or email us and we will give you an honest view and a fixed quote.

For landlords and multi-site operators

Where a tenant occupies the premises but the landlord owns the building, the lease normally sets out who maintains what. We are happy to deal with either side, and the report can go to both.

Managing agents often deal with us directly. Tell us the site, the work and the access arrangements and we will come back with a fixed quote.

Common questions in Southwark

Can parking be tricky for a job in Southwark?

Parking and loading in London need planning, so tell us about bays, permits and building rules when you book. If the building has a loading slot system, we will book into it.

Do you test dampers in schools in Southwark during the holidays?

Yes, and it’s the easiest time to do it. There are about 93 schools, colleges and universities on the FSA’s food hygiene register within about 1.5 miles of Southwark. Just call us on 0345 646 2711 or drop us a line with your term dates and we will plan around them.

Who has the duty to keep fire dampers working?

The responsible person under the Regulatory Reform (Fire Safety) Order 2005, who might be the employer, owner, landlord, facilities manager or managing agent. They must keep fire safety measures, including dampers, in working order.

Do you carry out smoke damper testing?

Yes. We operate each smoke damper from its controls and check it opens and closes fully. If someone else looks after the controls, we plan the timing with you.

What information do you need?

Some photos and a quick description of the system plus the address and your hours. If we need more, we’ll ask.

Can you set up regular visits?

Yes, of course. Send details of the systems and how they’re used and we will propose a schedule with a fixed quote.

What happens to the waste?

Anything we remove is contained as we work and taken away with us, from grease and debris to used cleaning water. None of it is left on site.

What happens if a damper fails its test?

The failure goes on the report, along with what caused it, whether that’s a stuck blade, rust or a damaged link. We offer remedials to repair or replace it, and it’s tested again once the work is done.

Different parts, different methods

Smoke dampers

A smoke damper that does not respond to its controls is recorded as a fault, along with what we saw.

Access panels

Access panels sometimes get painted over, screwed shut or hidden by new ceilings. Clear access makes the test quicker and less disruptive.

What affects the cost of fire damper testing

A fixed price needs a few facts first. We check:

  • Travel, parking and unloading
  • When the work can happen, such as evenings, overnight or weekends
  • How big the system is
  • How easy every part is to reach

The cost depends on the size of the system, the condition it’s in and how easy it is to reach. You get a fixed price before we start, so there are no surprises.

What we need to know

You don’t need the technical terms. Just send:

  • Your last certificate, test record or report
  • A few general shots of the system
  • Problems your staff have spotted
  • The site address and the type of premises

Photos are enough for some jobs, while others need a look on site. Big or complicated sites, and systems that are hard to see in pictures, get a survey first. Either way, the quote is fixed before any work is booked.
