Keeping the system healthy

Aftercare is simple, and it helps at the next visit:

  • Keep to at least yearly testing
  • Keep the damper register up to date after any building work
  • Do not let hatches get painted shut or boarded over
  • Brief other trades about dampers in ceilings and risers

Failed dampers are set out separately, each with the fault we found, and we can quote for remedials. Once the work is done, the damper is tested again and the record updated.

Make sure every damper can be reached. Where there’s no hatch, an access panel makes testing possible ahead of the next visit.

Fire damper testing for kitchens and businesses in Aldgate

The point of testing is to find dampers that fail. When one sticks, has a damaged link or is corroded, we report it and offer remedials rather than leaving you with a problem and no fix. If you have dampers affected by leaks or condensation and fire damper items raised by an assessor, we can put it right, from fusible link fire dampers, riser dampers and offices and schools onwards.

Many London buildings have been through several fit-outs, and dampers can end up hidden above new ceilings with no access panel. In Aldgate, as across London, finding every damper and recording its access is part of the job.

It’s worth checking any contractor’s accreditations. We’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we hold CHAS, SafeContractor and ISO 9001, with full insurance on top.

What happens on the day

At the end of the visit, someone from your team can look over the work with us. Anything we couldn’t reach or that needs attention is pointed out there and then, and it goes on the report too. All told, the work takes from an hour or two in a small building to several visits on a large estate. We fit London jobs around the building rather than the other way round, so a visit in Aldgate is normally out of hours.

  1. First we check the schedule and the last set of results.
  2. We locate every damper and note any we can’t reach.
  3. We test fire dampers by dropping them and smoke dampers by operating them through the controls.
  4. Passes are reset and any failures recorded with the reason.
  5. We report the results and offer remedials on failed dampers.

How to prepare

  • Find the previous report, if there is one
  • Let us know about permits to work or site inductions
  • Let us know how we reach the system, including roofs, risers and plant rooms

Quotes are quick. Send a few details and photos, and we normally reply with a fixed quote within one working day. If we need to see the system first, we book a survey around your hours.

What the work involves, part by part

Fusible link fire dampers

Most fire dampers are held open by a fusible link. Heat melts the link and the blade falls shut across the duct. Testing means dropping the blade, checking the full close and resetting it.

Access panels

If we cannot reach a damper, it goes on the report as inaccessible. We can fit access panels so it’s tested next time.

What affects the cost of fire damper testing

The quote reflects the site in front of us. We take into account:

  • Site requirements such as sign-in and permits
  • One-off work versus a regular cycle
  • The condition we find in the survey
  • Where the site is and how we reach it

One small site or a whole estate, we price it on the same basis: what needs doing, how we get to it and when. You’ll have a fixed price before we start.

Helping us quote

Before you ask for a quote, gather:

  • Anything you’ve noticed, such as smells, noise, drips or poor airflow
  • Close-ups of filters, grilles, hatches or access panels
  • The site address and the type of premises
  • The paperwork from the last visit, if you have it

Some systems can be priced from pictures; others need a survey. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before we start.

Aldgate questions

Is parking a problem for work in Aldgate?

A loading bay, a visitor permit or off-street space near the site in Aldgate makes the visit easier to plan. Night visits tend to make loading easier on London streets.

Which fire and rescue service is responsible for Aldgate?

It’s London Fire Brigade, which covers Aldgate. Failed dampers on a report should be followed by a record of the repair, so the file shows the problem was closed out.

What happens if you can’t reach some of it?

The report shows them clearly. Often the fix is extra access, such as new panels in ductwork, which we can install.

What do you do to protect the area?

Protection goes down first: sheeting over floors, worktops and anything close to the work. We tidy up and take our waste away before we leave.

Are you fully insured?

Yes. Duct Doctor is fully insured, and the details are available on request.

Who is the responsible person?

It depends on the building. The Fire Safety Order 2005 puts the duty on the responsible person, which may be the employer, owner, landlord, facilities manager or managing agent.

Are you accredited?

We hold CHAS, SafeContractor and ISO 9001, alongside BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. The Vent Hygiene Elite scheme is run by BESCA and audited independently.

How far ahead should we book?

Earlier is better, particularly for night and weekend visits. We normally quote within one working day, and there’s a 24/7 line for emergencies.

In-house cleaning or a specialist?

If your staff spot something between visits, such as dripping grease, a noisy fan, a smell or a filter that will not come clean, they should report it rather than try to fix it. We’ll take a look and send you a fixed quote.

Logging matters as much as cleaning. A dated log of in-house cleaning and checks shows an inspector that the system is looked after between visits, alongside our reports.

Managing agents and facilities teams in Aldgate

Keeping records across a portfolio is half the battle. Each visit produces a dated report with photos, ready to show insurers, fire officers or EHOs.

Where a tenant occupies the premises but the landlord owns the building, the lease normally sets out who maintains what. We can quote either party and send the paperwork to whoever needs it.

Fire dampers in Aldgate buildings

Food Standards Agency data includes about 106 schools, colleges and universities, about 66 care, childcare and hospital premises and about 86 hotels and guest houses within roughly a mile and a half of the centre of Aldgate. Schools, care settings and hotels are the kind of buildings where fire dampers are commonly found. Managed London buildings typically need damper testing booked through the agent, often out of hours. Fire safety in Aldgate falls to London Fire Brigade. When a fire safety officer audits a non-domestic building, maintenance of systems like dampers can come up.

If you manage offices, shops or flats near London Fenchurch Street station, the ductwork in them may pass through fire-resisting walls and floors, and any dampers need testing at least once a year. Site managers at schools such as The Aldgate School typically find the summer break the easiest time for ceiling work like damper testing. If you manage a historic building in the area (Mansion House is about 0.5 miles west), dampers fitted during conversions can be hard to reach and need recording.

When it’s something else

We won’t sell you work that doesn’t address the problem, so here are the limits:

  • Deciding where dampers should be fitted
  • Gaps in the wall or floor around the damper
  • Signing off a building’s overall fire safety

Not sure which it is? You can call us on 0345 646 2711 or drop us a line and we’ll tell you honestly.
