Need fire damper testing in Patching?

Fire damper testing in Patching: local notes

The FSA’s food hygiene register lists about 4 schools, colleges and universities and about 4 hospitals, care homes and childcare premises with registered kitchens or food service within about 1.5 miles of central Patching. Larger buildings like these are often divided into fire compartments, with dampers where ducts pass between them. Patching’s nearest hospital, Zachary Merton Hospital, is about 3.4 miles south-west. Smaller healthcare sites, from surgeries to care homes, need the same annual damper test as a hospital. The fire and rescue service for Patching is West Sussex Fire and Rescue Service. In most workplaces and other non-domestic buildings, it’s the fire and rescue authority that enforces the Fire Safety Order.

For schools like Clapham and Patching CofE Primary School, damper testing is easiest in the holidays, when corridors and ceilings are clear. If you manage an older building converted to a hotel or venue, like many historic houses in the area (Ecclesden Manor is about 1.5 miles south-west), finding every damper is the first job.

Fire damper testing in Patching, done properly

The point of testing is to find dampers that fail. When one sticks, has a damaged link or is corroded, we report it and offer remedials rather than leaving you with a problem and no fix. If you have missing or out-of-date damper records and fire dampers that haven’t been tested for over a year, we can help, from fusible link fire dampers, motorised smoke dampers and wall and floor dampers onwards.

In a village or hamlet like Patching, there may be only a few buildings with fire dampers. Each damper still needs testing at least once a year.

We’ve been trading since 2009, and we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we carry full insurance.

Common problems we fix in Patching

In most buildings, Patching included, dampers are out of sight in ceiling voids, risers and service shafts. Without an access panel nearby, they’re easy to forget, and anything nobody can get to goes untested.

Keep an eye out for these warning signs:

  • Damper actions from a fire risk assessment
  • Dampers clogged with dust or grease
  • Smoke dampers that need testing through their controls
  • Rusted damper blades and springs

Hospitals such as Zachary Merton Hospital, about 3.4 miles south-west, are a good example of buildings with dampers on many floors; if you manage a clinic, surgery or care home near Patching, the same annual testing applies.

Why act early in Patching

Testing every year builds a history for each damper so repeat problems show up early. If the same damper keeps giving trouble, the record shows it long before it fails outright. Equipment tucked in a roof space or outbuilding near Patching rarely gets looked at unless someone books it.

What you pay reflects the actual work. That’s why we survey first, from pictures or on site, and why the quote is fixed before work begins.

Between visits

After the visit, a few habits help the work last:

  • Keep to at least yearly testing
  • Update the register when ductwork changes
  • Keep ceiling hatches and duct panels easy to open
  • Brief other trades about dampers in ceilings and risers

The next test should be no more than a year away. BESA guidance is at least annual testing, so it helps to book it before the date slips.

Make sure every damper can be reached. If a damper has no access panel, have one fitted before the next test.

FAQs for Patching

Do you cover smaller places like Patching?

Yes, Patching is part of our area, however small the site. Just mention lanes, gates or anything else about the site when you book.

Can a school’s dampers in Patching be tested out of term time?

Yes, out-of-term visits are normal for schools. There are about 4 schools, colleges and universities on the FSA’s food hygiene register within about 1.5 miles of Patching. Booking early in the term gives the best choice of holiday dates.

Do you have insurance?

Yes, we are fully insured. CHAS and SafeContractor accreditation sit alongside it for clients who vet their contractors.

Can you price the work without visiting?

Yes, for many jobs. Send a few wide pictures plus close-ups of panels, filters or grilles, and we normally come back within one working day. Some sites still need a visit, and we will say so.

Who is responsible for fire damper testing?

The Regulatory Reform (Fire Safety) Order 2005 puts it on the responsible person. Annual testing by a competent person, with written records, is a practical way to show the duty is being met.

Are you accredited?

We hold CHAS, SafeContractor and ISO 9001, and we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. The Vent Hygiene Elite scheme is run by BESCA and audited independently.

How do you protect the area?

With sheeting and covers, before anything else happens. The work is kept contained and clean down when we finish.

How often should fire dampers be tested?

At least once a year, under BESA guidance, plus a test when the damper is first installed. Some sites choose to test more often where the risk is higher.

What the work involves, part by part

Access panels

If we can’t reach a damper, it goes on the report as inaccessible. Fitting a panel means it can be tested on the next visit.

Fusible link fire dampers

Most fire dampers are held open by a fusible link. When the link reaches its set temperature it melts, and the blade drops to close the duct. We release the blade, check it closes fully and reset it.

What happens on the day

There’s very little for your team to do on the day. A contact on site lets us in at the agreed time and points us to the system, and we take it from there. Before we leave, the area is tidied and the paperwork follows. Rural roads and tight entrances are worth telling us about before a visit to Patching.

  1. First we look at any damper register, drawings or earlier test reports.
  2. We find every damper and open it up through the access panel.
  3. Fire dampers are drop tested and smoke dampers are run through their controls.
  4. We reset every damper that passes and check it’s left open.
  5. The results go into a report, with failed dampers and remedials listed.

Preparing for the visit

  • Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
  • Dig out any earlier paperwork for the system
  • Mention any sign-in, permit or induction we need
