Landlords, agents and facilities managers
Multi-site operators often want one contractor and one number. We work across London and the South East, so a run of sites can go into one programme and kept to a regular schedule.
Managing agents often deal with us directly. Send the address, what’s needed and how access works and we’ll come back with a fixed quote.
Fire damper testing in Forest Side
The point of testing is to find dampers that fail. Where a blade sticks, a link is damaged or corrosion has set in, we note it and can quote to repair or replace the damper rather than leaving you with a problem and no fix. The work covers riser dampers, wall and floor dampers and fusible link fire dampers, and the jobs we see most are fire dampers with no recent test record and motorised smoke dampers due for testing.
In rural areas, conversions, country hotels and care homes can have ductwork crossing fire-resisting walls, and the dampers in them are easily forgotten. The first visit starts by locating each damper.
The sign-off is always in writing: a dated report with photos of the work, and for TR19® Grease cleans, a certificate issued through the BESCA VHE portal. It shows what was done and what, if anything, couldn’t be reached.

What happens if it’s left?
Putting testing off does not change whether the dampers will close; it just means you do not know. The guidance from BESA is at least once a year, and a skipped year leaves a hole in your records as well. Our emergency line runs 24/7, but a planned visit to Forest Side is calmer for everyone.
Putting the work off seldom saves money. Build-up, wear and faults tend to get worse, not better, which can make the next visit longer. If you’re not sure what’s needed, call us on 0345 646 2711 or email us for straight advice and a fixed quote.

What your team can do, and what needs us
Staff cleaning and specialist work aren’t the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they don’t reach the grease that builds up further in. That part needs specialist access and equipment.
A few tasks are always specialist work: entering ducts, working on fans, testing dampers and taking grease readings call for the right kit, training and safe access. Leave those to us.
Part by part
Fusible link fire dampers
Most fire dampers are held open by a fusible link. When the link reaches its set temperature it melts, and the blade drops to close the duct. We release the blade, check it closes fully and reset it.
Smoke dampers
Testing smoke dampers sometimes needs input from whoever looks after the control system. We plan that with you before the visit.
Fire dampers in Forest Side buildings
Going by the FSA’s register, there are about 16 schools, colleges and universities, about 8 caring premises (care homes, nurseries and hospitals) and about 6 hotels, B&Bs and guest houses serving food within 1.5 miles or so of the middle of Forest Side. Schools, care settings and hotels are the kind of buildings where fire dampers are commonly found. Forest Side’s nearest hospital, St Mary's Hospital, is about 1 mile east. Smaller healthcare sites, from surgeries to care homes, need the same annual damper test as a hospital. Forest Side is covered by Hampshire and Isle of Wight Fire and Rescue Service. When a fire safety officer audits a non-domestic building, maintenance of systems like dampers can come up.
A school like Carisbrooke College can have any dampers tested over half-term without disturbing lessons. Carisbrooke Castle, about 1.3 miles south, is one of the historic houses near Forest Side, and older buildings converted to new uses often have ventilation added later. The nearest hospital, St Mary's Hospital, is about 1 mile east; healthcare buildings like it are a reminder that dampers protect people who cannot move quickly.
Forest Side is about 1 mile north-west of Newport, in the Isle of Wight. From the centre of Forest Side to the outskirts, fire damper testing is available to all kinds of commercial premises, from a single unit to a large public building. Forest Side is one of 125 places in the Isle of Wight where we work for fire damper testing. Our Portsmouth page covers sites nearby, about 13 miles away.
We work across PO30 for fire damper testing and the roads nearby. Streets in the area include Forest Road and Gunville Road, all of which we cover for fire damper testing. We also cover Hunny Hill (1 mile east), Parkhurst (1 mile north-east), Noke Common (1 mile north-east), Porchfield (2 miles north-west) and Locksgreen (2 miles west). We also work in nearby towns such as Ryde (7 miles east), Cowes (4 miles north), Sandown (8 miles south-east), Shanklin (8 miles south-east), Ventnor (9 miles south-east) and East Cowes (4 miles north-east). If your site is somewhere remote, the visit takes a little more planning, so let us know when you get in touch.

How it works
Everything the job needs comes with us, including protection sheets, the right tools and access kit. You only need to give us clear access and switch off what needs to be off. On site, the work takes a morning or an afternoon for a small number of dampers, longer where there are many. For a village or hamlet like Forest Side, tell us about narrow lanes, gates and parking when you book.
- We plan access and timing with you first, including any out-of-hours work.
- We open up ceilings and hatches and take off each access panel.
- We release each blade and check it shuts all the way.
- We reset it and record any dirt, corrosion or damage.
- Panels and tiles go back, and the results are written up.
How to prepare
- Clear loose items from the work area
- Name a contact who can let us in at the agreed time
- Let us know how we reach the system, including roofs, risers and plant rooms

Forest Side questions
Do you cover smaller places like Forest Side?
Yes, smaller places are covered as well as towns. Photos of the system and directions to the site help us plan the visit.
Do you work overnight in Forest Side?
Yes, nights and weekends are routine for us. That way a site in Forest Side doesn’t have to lose a day’s trading. Let us know the hours you are closed and we will book within them.
Will we get a certificate for the dampers?
The record we give you is a report of the tests, damper by damper. Failures are set out with the remedials we’d suggest.
Do you carry out smoke damper testing?
Yes. Every smoke damper is driven through its controls and checked for full movement. Where a controls contractor needs to be involved, we arrange it with you.
Will we have to shut during the visit?
Not normally. Visits are timed for when the area is closed, such as overnight or at a weekend, so you keep your normal hours.
Whose job is it to make sure fire dampers are tested?
It sits with the building’s responsible person. Depending on the building, that can be the employer, owner, landlord or whoever manages it. Our part is the testing and the records that show it’s been done.
Can you price the work without visiting?
Yes, for many jobs. Send wide shots, close-ups of any access panels and anything that worries you, and we typically come back within one working day. If photos are not enough, we’ll survey first.
How often does BESA say fire dampers should be tested?
The guidance from BESA is at least annually, by a competent person. Dampers should also be tested when they’re first installed.

What a clean will not put right
Fire damper testing cannot fix everything, and we’d rather say so up front. It does not solve:
- Faults in the alarm or building controls that signal smoke dampers
- Dampers that were never installed where they’re needed
- Holes around ductwork in fire-resisting walls
If in doubt, ring 0345 646 2711 or use the quote form and we will say what we think.
