Fire damper testing in St Ann's, done properly
Some dampers haven’t been tested since the day they went in. Ceilings get lowered, hatches get boarded over and paperwork goes astray. We find what we can, test what we can reach and list anything we cannot get to, so you know where the gaps are. If you are dealing with dampers that can’t be reached without an access panel and fire dampers that fail to drop shut, we can help.
Many London buildings have been through several fit-outs, and dampers can end up hidden above new ceilings with no access panel. Locating each damper in a building in St Ann's is the first part of a proper test.
A written report with photos follows each visit, so there’s a dated record of the work. Kitchen extract cleaning to TR19® Grease is certificated through the BESCA Vent Hygiene Elite portal.

When to call us in St Ann's
Corrosion is another common cause of failure. Condensation, leaks and damp plant rooms corrode the parts that need to move, and the damper can seize quietly where no one sees it.
These are the problems we see most often:
- Buildings with no damper register
- Rusted damper blades and springs
- Dampers that cannot be reached without an access panel
- Fire dampers with no recent test record
School buildings such as St Ann's CE Primary School are normally tested in the holidays, wherever they have dampers.

St Ann's questions
Does London parking affect a job in St Ann's?
Tell us where a van can stop near your site in St Ann's, and about any building rules on loading. Where restrictions apply in the day, an evening or overnight visit usually gets round them.
Can the work in St Ann's be done at night or at weekends?
Yes, nights and weekends are routine for us. The work in St Ann's can fit around your hours. Tell us your opening hours when you ask for a quote.
What do you do with what you remove?
We take it away at the end of the visit. While we work, it’s kept contained so the area stays clean.
What types of premises do you cover?
Any commercial site with kitchens or ventilation, from a single café to a large school. We work with hotels, schools, care homes, offices, retail and leisure sites.
Do you survey before quoting?
Yes. We always survey first, from your pictures and details, or with a visit where needed. Then you get a fixed quote.
Is a quote from photos possible?
Often, yes. With good pictures, the site type and your last report, we can price many jobs. Larger or hidden systems need a survey on site first.
Will we have to shut during the visit?
Not usually. Visits are timed for when the area is closed, such as overnight or at a weekend, so you keep your normal hours.
What happens if you can’t reach some of it?
Anything we can’t reach goes on the report, with a note of where it is, and we explain what access is needed, for example new access panels.
How the visit works
Before we leave, we walk the area with whoever is on site. We point out anything that couldn’t be reached or needs a follow-up, and it goes on the report too. The visit takes anything from a couple of hours for a handful of dampers to a full day for a large building. Loading bays, visitor permits and roof access are the first things we ask about for a site in St Ann's.
- We plan access and timing with you first, including any out-of-hours work.
- We open up ceilings and hatches and take off each access panel.
- We release each blade and check it shuts all the way.
- We reset it and record any dirt, corrosion or damage.
- Panels and tiles go back, and the results are written up.
Before we arrive
- Let us know about parking and loading
- Clear loose items from the work area
- Find the previous report, if there is one

Why act early in St Ann's
A sticking blade caught on an annual test can be a small repair. Years of corrosion and dirt can mean the whole damper needs replacing instead. In St Ann's, a planned overnight visit is much easier than closing unexpectedly.
One small site or a whole estate, we price it on the same basis: what needs doing, how we get to it and when. The price is fixed before any work starts.

For landlords and multi-site operators
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, which may be the employer, owner, landlord, FM or managing agent. Where responsibility is shared, records matter even more.
Where a tenant occupies the premises but the landlord owns the building, it’s worth checking the lease for who maintains the systems. We are happy to deal with either side, and the report can go to both.
How we price fire damper testing
The diagnosis comes before the price. The main factors are:
- Where the site is and how we reach it
- The times the site is available
- Whether several sites go on one quote
- The size of the system
You won’t find a price list here, because the cost depends on the site in front of us. For a fixed quote, ring 0345 646 2711 or send us an email, and we will talk you through it.
What to send for a quote
We can often survey from pictures. The most useful are:
- Photos showing the whole system and its surroundings
- The roof, plant room or outside wall the system runs to
- The postcode and the type of business
- Any previous report or certificate
There’s no standard price list, because every site is different. We look at your system first, from pictures or on a visit, then send a fixed quote. To start, call us on 0345 646 2711 or use the quote form.
Looking after it afterwards
After the visit, a few habits help the work last:
- Keep the damper register up to date after any building work
- Never wedge or tie a damper open
- Warn anyone working in ceiling voids about the dampers
- File every damper report where your assessor can find it
If we couldn’t get to a damper, the report says so and why, such as no access panel or a blocked hatch. We can fit access panels so they can be tested next time.
The simplest way to avoid failures is to test on time, every year. Faults caught early are easier to fix.
St Ann's buildings and fire safety
There are about 48 schools, colleges and universities, about 50 caring premises (care homes, nurseries and hospitals) and about 3 hotels, B&Bs and guest houses on the FSA’s food hygiene register within roughly a mile and a half of the centre of St Ann's. If any of them has ducted ventilation, its dampers need an annual drop test at least. London buildings tend to have dampers on several floors, so testing is typically done out of hours, a zone at a time. London Fire Brigade covers St Ann's. In most workplaces and other non-domestic buildings, it’s the fire and rescue authority that enforces the Fire Safety Order.
If you manage a care home or clinic near St Ann's, the testing that a hospital like City of London Maternity Hospital (about 1.7 miles south-west) relies on applies to your dampers too. Wherever there are offices above shops, near Seven Sisters station or elsewhere in St Ann's, ductwork may cross fire-resisting floors, and any dampers need testing.
