AHU cleaning near Rock

When to call us in Rock

Mechanical servicing keeps a unit running, but it does not always include cleaning the inside. That means a unit can tick every service box and still be carrying years of dirt.

Any of these means the system needs a check-up:

  • Debris and leaves in the fresh air intake
  • Condensate trays that won’t empty
  • Stale or musty smells from the ventilation
  • Filters that are clogged or overdue

Around Rock, as anywhere, ventilation cleaning begins with an inspection.

What your quote should include

  • Whether they’re fully insured
  • Whether the quote shows VAT
  • What paperwork you get at the end
  • Which accreditations they hold, and whether you can check them

How we handle AHU cleaning in Rock

Every supply and extract system relies on the air handling unit at its centre: air is pulled in, filtered, conditioned and sent out through the ducts. Anything that collects inside the unit can end up in the rooms it serves, which is why we clean the unit itself, not just the ducts. Typical jobs include intake sections clogged with outdoor debris and air handling units with blocked filters, on drain trays, internal panels and heating and cooling coils.

Somewhere as small as Rock, ducted ventilation is normally limited to a school, a care home, a surgery or a converted business building, wherever there is one, but those that do need it inspected and cleaned like any other.

The sign-off is always in writing: a dated report with pictures of the work, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. It shows what was done and what, if anything, couldn’t be reached.

In-house cleaning or a specialist?

Staff cleaning doesn’t replace a specialist visit; it supports it. Clean filters and tidy surfaces slow the build-up, but the parts you can’t see still need a specialist at the right interval.

A few tasks are always specialist work: entering ducts, working on fans, testing dampers and taking grease readings call for the right kit, training and safe access. That is our job.

What affects the cost of AHU cleaning

Every site gets its own quote. These are the things that affect it:

  • How big the system is
  • When the work can happen, such as evenings, overnight or weekends
  • Whether several sites go on one quote
  • The condition of the system

Putting the work off seldom saves money. Build-up, wear and faults tend to get worse, not better, which can make the next visit longer. If you are not sure what’s needed, give us a ring on 0345 646 2711, or send details by email and we will give you an honest view and a fixed quote.

Helping us quote

To help us quote quickly, send us:

  • Wide photos of the system and the area around it
  • Close-ups of filters, grilles, hatches or access panels
  • The times we could work without disrupting the site
  • How we’d reach plant on a roof or in a plant room

Here’s what helps us quote: the address, the type of site and when it’s open, photos of the system and any previous report or certificate. Then call 0345 646 2711 or send us an email.

For landlords and multi-site operators

From a single site to a large estate, you get the same standard: a survey first, a fixed quote, the work timed around the site and a report with photos.

The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, and that can be the employer, the owner, a landlord, a facilities manager or a managing agent. Where responsibility is shared, records matter even more.

Part by part

Filters

Filter condition tells you a lot about the rest of the unit. We photograph them for the report.

Drain trays

Older trays can corrode and start leaking. We record their condition with photos so you can decide on any repairs.

Rock: your questions answered

Can you clean school ventilation in Rock during the holidays?

Yes, out-of-term visits are normal for schools. Around Rock, the Food Standards Agency lists about 2 schools and colleges with registered kitchens within a mile and a half or so. Just call us on 0345 646 2711 or drop us a line with your term dates and we will plan around them.

Can the work in Rock be done at night or at weekends?

Yes, we can come after you close and finish before you open. Your customers, staff or residents in Rock needn’t be disturbed. Tell us your opening hours when you ask for a quote.

Can you clean the ducts connected to the AHU?

Yes, supply and extract ducts, grilles and diffusers. We’ll tell you after the survey whether the ducts need it.

What does AHU cleaning cost?

Every site is different, so each gets its own fixed quote. For a quote, phone us on 0345 646 2711, or email photos with the site type, opening hours and a few pictures.

How do you keep the site clean during the work?

We start with protection: sheeting over floors, worktops and anything close to the work. The area is left tidy, with our waste taken away.

Which parts of an air handling unit do you clean?

The main parts are the filters, coils, drain tray, fan and inside of the casing. We confirm the scope after looking at the unit.

What if parts of the system can’t be reached?

Anything we cannot reach goes on the report, with a note of where it is, and we tell you what would make it reachable, such as extra access panels in ductwork.

What’s TR19?

TR19® is the BESA specification for keeping ventilation systems clean. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, and TR19® Air covers general supply and extract systems.

When it’s something else

To be straight with you, some problems need a different fix:

  • Building management system faults
  • Mechanical faults with motors, belts or bearings
  • The supply and extract ducts, quoted separately

If you are not sure, just ring 0345 646 2711 or use the quote form and we will give you a straight answer.

Parts of the system we cover

  • Dampers and louvres
  • Supply and extract fans
  • Drain trays
  • Heating and cooling coils
  • Internal panels
  • Filter sections

How it works

Night work is normal for us. A lot of visits happen overnight or at weekends, so a kitchen or building can carry on as usual the next day. On site, the work takes a single shift for a typical unit, longer for large or heavily soiled ones. In a small place like Rock, the journey is planned ahead and the visit arranged around the site’s hours.

  1. First we agree when the unit can be switched off, including evenings or weekends.
  2. We take before photos of each section of the unit.
  3. Filters, coils and internal surfaces are cleaned from intake to discharge.
  4. We finish with the fan section and the drain tray.
  5. After photos are taken and the certificate issued.

Preparing for the visit

  • Make sure someone can let us in and lock up afterwards
  • Tell us where we can park and unload
  • Mention any locked doors, roof access or ceiling voids

How to get a quote

Photos are enough for some jobs, while others need a look on site. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, the quote is fixed before any work is booked.
