AHU cleaning in Cock Marling, done properly
Where a building in Cock Marling has had little more than filter changes, there may be dirt on the coils, fan and casing that nobody has looked at. A full clean deals with all of it. The work covers internal panels, heating and cooling coils and dampers and louvres, and people most often call us about filters that are clogged or overdue and condensate trays that won’t empty.
Work in a small place like Cock Marling starts with agreeing access and timings.
We have been trading since 2009, and we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we carry full insurance.

Landlords, agents and facilities managers
Multi-site operators often want one contractor and one number. We work across London and the South East, so visits at different addresses can be planned together and kept to a regular schedule.
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, and that can be the employer, the owner, a landlord, a facilities manager or a managing agent. With shared responsibility, good records help everyone.

What happens if it’s left?
A slimy drain tray only gets worse. Left alone, it can overflow, leak into the plant area or ceiling below and spread smells through the system. Clearing it now is a much smaller job. Our emergency line runs 24/7, but a planned visit to Cock Marling is calmer for everyone.
A single site or a whole portfolio, we price it on the same basis: the work involved, the access and the timing. You’ll have a fixed price before any work starts.

Looking after it afterwards
Simple habits between visits make a real difference. Our advice:
- Store the TR19 paperwork where auditors can find it
- Do not ignore odours coming through the grilles
- Stick to the filter change plan
- Diary the inspection date recommended in the report
The report shows each section of the unit before and after, along with anything we couldn’t reach. Any defects we noticed, like a leaking tray or damaged lining, are listed.
Regular inspection under TR19® Air shows when cleaning is due instead of leaving it to guesswork.
What affects the quote in Cock Marling
We do not publish a price list, because no two systems are the same. The quote depends on:
- The condition we find in the survey
- Site requirements such as sign-in and permits
- Parking and loading at the site
- Access, including roofs, risers and ceiling voids
Every site is different, so we price each one individually. The size of the job, how we reach it, its condition and the working hours all play a part.
What to send for a quote
The more you tell us, the more accurate the quote. With your enquiry, please include:
- A few general shots of the system
- The site address and the type of premises
- How we’d reach plant on a roof or in a plant room
- Your last certificate, test record or report
Want a quote for AHU cleaning? Please call us on 0345 646 2711 or drop us a line and tell us about the site. We’ll explain what we’d do and send a fixed quote before you commit to anything.
Different parts, different methods
Heating and cooling coils
Dirt on a coil slows the air and makes it harder for the coil to heat or cool. A clean gets air moving through the coil properly again.
Drain trays
A tray that doesn’t drain becomes a pool of stagnant water in the airstream. We clean it and note if the slope or the drain needs attention.
How the visit works
We turn up at the time agreed with you, which is often after service, overnight or at a weekend. Equipment that has to be off is switched off and allowed to cool before work begins, and the area around the work is covered and protected. On site, it takes half a day to a full day per unit, with large plant planned over several shifts. If you can send pictures, we can arrive in Cock Marling knowing what to expect.
- First the unit is surveyed, from photos or a visit, and the scope agreed.
- The unit is shut down with your site team and the area protected.
- Filters, coils, fan section and casing are cleaned in turn.
- We clean out the drain tray and make sure it drains.
- A TR19® certificate and photo report follow the clean.
Preparing for the visit
- Move anything stored near the system
- Make sure equipment near the work can be switched off and left to cool
- Let us know how we reach the system, including roofs, risers and plant rooms

Advice
Questions from Cock Marling
Will you come out to Cock Marling?
Yes, we work in villages as well as towns, and Cock Marling is covered. Photos of the system and directions to the site help us plan the visit.
Can the work in Cock Marling be done at night or at weekends?
Yes, nights and weekends are routine for us. That way a site in Cock Marling doesn’t have to lose a day’s trading. Tell us your opening hours when you ask for a quote.
What’s included in an AHU clean?
The main parts are the filters, coils, drain tray, fan and inside of the casing. The survey confirms what’s in your unit before we quote.
Are you fully insured?
Yes. We carry full insurance, and we have been trading since 2009.
Do you give a certificate after the clean?
Yes. A TR19® certificate and photo report are sent after the clean, with any faults we noticed.
Can you set up regular visits?
Yes. We run scheduled maintenance contracts, with visits at the interval your system needs. The report from each visit recommends the next date.
How do you protect the area?
Floors and surfaces near the work are sheeted before work begins, and anything we remove is contained. At the end, the area is cleaned down.
Do you repair air handling units?
AHU cleaning is what we offer here, not mechanical repairs. Any faults we notice are recorded so your maintenance contractor can deal with it.
What a clean will not put right
We’ll always give you a straight diagnosis, so here’s what this work cannot put right:
- Ventilation that was badly designed in the first place
- Mechanical faults with motors, belts or bearings
- Building management system faults
Not sure which it is? You can call us on 0345 646 2711 or send us an email and we’ll tell you honestly.
