Looking after it afterwards

Simple habits between visits make a real difference. Our advice:

  • Store the TR19 paperwork where auditors can find it
  • Change filters on schedule and log each change
  • Report water on the plant room floor
  • Don’t store bins or materials near the intake

Restart the unit with your site team or maintenance contractor once we have finished. Check the drain tray is emptying over the first few days to make sure it stays clear.

Regular filter changes are the best protection an AHU has. Once filters clog, dirt starts getting past them.

AHU cleaning in Bexhill-on-Sea, done properly

Drain trays under cooling coils are meant to empty. When the drain blocks, water sits there and the tray turns slimy, right in the path of the air going into the building. Cleaning and clearing it is a key part of the job. Common call-outs are for intake sections clogged with outdoor debris and dust built up on fan impellers, on drain trays, filter sections and heating and cooling coils.

Buildings in towns like Bexhill-on-Sea often have ventilation added in stages, with units on the roof or in a plant room. An inspection shows which parts need cleaning.

We’re CHAS and SafeContractor accredited, we hold ISO 9001 and we’re fully insured. On top of that, we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

What AHU cleaning can’t fix

A few issues sit outside what this work can do:

  • Coils that are corroded or leaking and need replacing
  • Controls and BMS settings that run the unit
  • The supply and extract ducts, quoted separately

If you’re not sure, just call us on 0345 646 2711 or use the quote form and we’ll give you a straight answer before booking.

Parts of the system we cover

  • Filter sections
  • Internal panels
  • Supply and extract fans
  • Heating and cooling coils
  • Dampers and louvres
  • Drain trays

How the visit works

There are three stages on the day: set-up, the treatment itself and the sign-off. Getting ready means protecting surfaces and switching off what needs to be off, while signing off means the written report and pictures. The middle part takes longest, which takes anything from half a day for one small unit to several shifts for a plant room full of them. In Bexhill-on-Sea, the visit is planned around your opening hours, parking and access to the system.

  1. First we agree when the unit can be switched off, including evenings or weekends.
  2. We take before photos of each section of the unit.
  3. Filters, coils and internal surfaces are cleaned from intake to discharge.
  4. The fan and drain tray are cleaned and the drain checked.
  5. After pictures are taken and the certificate issued.

Preparing for the visit

  • Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
  • Name a contact who can let us in at the agreed time
  • Let us know about parking and loading

Getting a quote

The quickest way to a quote is to send photos: the system from a couple of angles, plus any access panels or hatches. Tell us what kind of site it is and when it’s open, and we can price many jobs without a visit.

Advice

Why deal with it now?

A light clean now is simpler than a heavy one later. Years of build-up make the job longer and harder, particularly where damp has made it stick. Catching it early in Bexhill-on-Sea means you choose the day.

What you pay reflects the actual work. That’s why every job is surveyed first, and the price is agreed before any work starts.

What you get with us

  • We’re fully insured
  • A written report with pictures after every visit
  • Out-of-hours work and a 24/7 emergency line
  • Fixed quotes, usually within one working day

When to call us in Bexhill-on-Sea

It matters for two reasons: air quality, since the unit feeds occupied rooms, and performance, since dirt makes it strain. For the people using the building every day, that is the air they breathe for hours on end.

What we’re most often called out for:

  • Plant that needs cleaning after a refit
  • Dirty fans and fan housings
  • Leaves and litter drawn into the unit
  • Condensate trays that will not empty

Bexhill Hospital, about 0.5 miles north-east, is the nearest hospital to Bexhill-on-Sea, and healthcare sites of every size need their supply air kept clean.

How the job changes from site to site

Fans and fan sections

Every bit of air passes the fan, so a dirty fan sends dirt downstream. We clean the impeller, housing and surrounding section.

Drain trays

Older trays can corrode and start leaking. We record their condition with photos so repairs can be planned.

What affects the quote in Bexhill-on-Sea

Your quote is based on your site. We consider:

  • How big the system is
  • One-off work versus a regular cycle
  • What state the system is in
  • Whether several sites go on one quote

Putting the work off seldom saves money. Build-up, wear and faults tend to get worse, not better, and a neglected system can mean more work. If you are not sure what’s needed, call us on 0345 646 2711, or email photos for straight advice and a fixed quote.

Asking for a quote

There’s no need for technical detail. It helps if you can send:

  • Close-ups of filters, grilles, hatches or access panels
  • Anything you’ve noticed, such as smells, noise, drips or poor airflow
  • Your opening hours and when the area is out of use
  • Any previous report or certificate

For a fixed quote, call 0345 646 2711, or send details by email and tell us the type of site, your opening hours and roughly what the system looks like. A few pictures and your last certificate or report help a lot. You’ll typically have a quote within one working day.
