AHU cleaning in Hastings Old Town
Think of an AHU clean as a full check-up for the ventilation. We look inside each section, clean what we find and record it with pictures, so you can see the unit’s condition for yourself. The work covers supply and extract fans, drain trays and internal panels, and the jobs we see most are units that have only ever had filter changes and coils clogged with dust and debris.
Around a place like Hastings Old Town, ventilation systems tend to be in schools, surgeries, care homes and workplaces. Even a small system collects dust in its ducts and filters.
We’re CHAS and SafeContractor accredited, we hold ISO 9001 and we are fully insured. On top of that, we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we have been trading since 2009.

What AHU cleaning cannot fix
In fairness, there are a few things this work won’t fix:
- The supply and extract ducts, quoted separately
- Breakdowns that need a mechanical engineer
- Ventilation that was badly designed in the first place
If you’re not sure, just ring 0345 646 2711 or email us and we will give you a straight answer before you book.

What we are called out for in Hastings Old Town
Air handling units are usually tucked away on roofs, in plant rooms or above ceilings and are rarely seen by anyone but maintenance staff. Months can pass without anyone looking inside.
If you notice any of these, it’s worth a diagnosis:
- Plant that needs cleaning after a refit
- Plant that has been serviced but not cleaned
- Condensate trays that will not empty
- Intake sections clogged with outdoor debris
If you manage a school such as Ark Castledown Primary Academy, ventilation cleaning is best booked for the holidays.
Questions to ask before you book
- When the next visit should be, and why
- Which accreditations they hold, and whether you can check them
- Proof of insurance
- Whether the whole system is included, or only the parts that are easy to reach
How we price AHU cleaning
Every site gets its own quote. This is what makes a difference:
- Site rules, permits and inductions
- How big the system is
- The number of sites or systems
- Where the site is and how we reach it
Working hours, access and the scale of the site can all change the price. We take each of them into account, and the price is fixed before we start.
What to send for a quote
Photos let us diagnose from a distance. The most useful are:
- When the site is open and when it’s quiet
- The paperwork from the last visit, if you have it
- Detail shots of panels, filters and grilles
- Wide photos of the system and the area around it
Photos are the quickest way to a quote: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Tell us what kind of site it is and when it’s open, and many jobs can be priced from that alone.

Hastings Old Town questions
Can you work in Hastings Old Town outside opening hours?
Yes, we can come after you close and finish before you open. Your customers, staff or residents in Hastings Old Town needn’t be disturbed. When you call us on 0345 646 2711, or email photos, mention when the site is quiet.
Do you do school ventilation cleaning in Hastings Old Town in the summer holidays?
Yes, out-of-term visits are normal for schools. The FSA’s register shows about 5 schools and colleges with food registrations within roughly a mile and a half of Hastings Old Town. Tell us your holiday dates and we’ll book the visit for when the site is empty.
Do you give a certificate after the clean?
Yes, both a certificate and a report with pictures. It includes a recommended date for the next check.
How long does it take to clean an air handling unit?
Typically the clean takes from a few hours for a compact unit to a day or more for a large one. We plan the shutdown around that, out of hours if needed.
What if parts of the system can’t be reached?
We record them on the report, with photos where possible, and we explain what access is needed, such as extra access panels in ductwork.
Will you repair the fan or motor?
Our AHU work is cleaning rather than mechanical repair. If we spot a fault, we note it in the report so your maintenance contractor can deal with it.
Do you work with multi-site operators?
Yes. One number covers all your sites in our area, with visits on a regular schedule.
What does TR19 mean?
TR19® is BESA’s specification for ventilation hygiene. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.
Different parts, different methods
Rooftop and plant room units
Ceiling-mounted and compact units are cleaned too. The space underneath is protected with sheeting first.
Fans and fan sections
Dust on a fan impeller adds weight and wear. Cleaning keeps it running as intended.

Aftercare tips
Looking after the system between visits is straightforward, and it makes the next visit easier:
- Note any water around the unit or leaks below it
- Stick to the filter change plan
- Check the drain tray is emptying during routine visits
- Make sure the unit’s access doors open easily
When we’ve closed the unit up, it can be restarted with your site team. Keep an eye on the condensate drain over the next few days to confirm water is draining away.
Have the unit inspected regularly, in line with the risk-based approach of TR19® Air, rather than waiting for a problem.
What happens if it’s left?
Cleaning a unit while it only has light dust is quick. Leave it for years and dirt bakes onto coils and casings, particularly where damp has made it stick. It’s easy to lose track of when the work was last done on a quieter site.
No two sites are the same, so we price each one individually. The size of the job, how we reach it, its condition and the working hours all play a part.

What we do, step by step
Night work is normal for us. A lot of visits happen overnight or at weekends, so the site can open as normal afterwards. The visit itself takes one overnight shift for many single units, with bigger plant phased. Because the survey comes first, a visit to Hastings Old Town can normally be finished without a second trip.
- First the unit is surveyed, from photos or a visit, and the scope agreed.
- The unit is shut down with your site team and the area protected.
- We clean or change the filters as agreed, then clean the coils, fan and internal panels.
- Standing water and slime come out of the tray and the drain is checked.
- You get a TR19® certificate and a photo report.
Getting ready for the visit
- Dig out any earlier paperwork for the system
- Mention any sign-in, permit or induction we need
- Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
How to get a quote
Quoting starts with a diagnosis, either from pictures and details you send or from a site visit. Then we send a fixed price, before work begins.
