About our ventilation duct cleaning in Southbourne
TR19® Air is the part of BESA’s TR19® that deals with general supply and extract ventilation. It’s risk-based and inspection-led, so we look before we clean. The work covers grilles and diffusers, hospitals and care homes and toilet extract systems, and the jobs we see most are blocked general extract ductwork and systems with no record of inspection or cleaning.
Visits to a place like Southbourne are fitted around opening hours. The method doesn’t change: inspect first, clean, then record what was done.
We are CHAS and SafeContractor accredited, we hold ISO 9001 and we’re fully insured. On top of that, we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

Multi-site and managed buildings
We also work for facilities teams across offices, schools and healthcare across West Sussex. Larger estates can be phased building by building around the people who use them.
Managing agents often deal with us directly. Tell us the site, the work and the access arrangements, and we’ll send a fixed quote.
Between visits
Once we’ve finished, these simple steps help:
- Tell your facilities team about dirty diffusers
- Keep to the inspection interval in your report
- Wipe grilles and diffusers during routine cleaning
- Watch for water stains around grilles
Pass the paperwork to your facilities or maintenance team, so it’s all in one place. Year on year, it shows how fast dust builds up.
Protect the system during building work by switching it off or covering the grilles.
Honest limits
Some problems need a different service or another trade:
- Problems with how the system is controlled
- A system that isn’t designed to move enough air
- Grease in kitchen extract systems, cleaned to TR19® Grease instead
If you are not sure, just ring 0345 646 2711, or email photos and we’ll give you a straight answer.

How it works
There are three stages on the day: getting the area ready, doing the work and signing it off. Set-up means sheeting and making equipment safe, and the sign-off is a written report with pictures. The middle part takes longest, and that takes from one overnight visit to a phased programme over several weeks. Tell us when your site near Southbourne is quiet and the visit will be booked for then.
- First the system is surveyed, on site or from photos and drawings.
- Inspection comes next, with photos of the inside of the ducts.
- We protect the rooms beneath and switch the system off.
- Debris is cleared from the duct runs, then grilles and diffusers are cleaned.
- A certificate and before and after photos follow, with anything not reached recorded.
Getting ready for the visit
- Tell us where we can park and unload
- Tell us about site rules, permits or sign-in
- Plan for cooking equipment or plant to be off before we arrive
Ask for a quote
We don’t publish a price list, because every site is different. Instead, we look at your site first, from pictures or a survey, then send a fixed quote. To start, call 0345 646 2711 or email us.

What affects the cost of ventilation duct cleaning
Your quote is based on your site. We take into account:
- The condition we find in the survey
- The number of sites or systems
- The times the site is available
- How big the system is
Several systems or sites on one quote can make for a more efficient booking. Tell us about everything you’d like looked at and we’ll price it together.
Asking for a quote
Photos and a few facts are often enough to price the work. Useful things to send:
- The paperwork from the last visit, if you have it
- Where the site is and what kind of site it is
- How we’d reach plant on a roof or in a plant room
- When the site is open and when it’s quiet

In-house cleaning or a specialist?
In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they do not reach the grease that builds up further in. Reaching it takes a specialist with the right equipment.
Staff cleaning doesn’t replace a specialist visit; it supports it. Clean filters and tidy surfaces slow the build-up, but hidden parts of the system still need specialist attention.
How the job changes from site to site
Extract ductwork
Toilet and washroom extract can carry moisture as well as dust, so the dust tends to cling. We clean them and note any damp or corrosion.
Schools and colleges
Holidays and weekends are the natural time to clean school ventilation, with nobody in the classrooms.
