What affects the cost of TR19 inspection

Every site gets its own quote. These are the things that affect it:

  • The number of sites or systems
  • The condition of the system
  • Access, including roofs, risers and ceiling voids
  • The scale of the work

What you pay depends on the size of the system, what state it’s in and access to every part of it. We give you a fixed price before work begins, so there are no surprises.

Helping us quote

We can often survey from photos. The most useful are:

  • Close-ups of filters, grilles, hatches or access panels
  • A few general shots of the system
  • The postcode and the type of business
  • Your opening hours and when the area is out of use

Photos are enough for some jobs, while others need a look on site. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, the quote is fixed before any work is booked.

About our TR19 inspection in Greatness

Under TR19® Grease, the mean grease thickness should stay at or below 200 microns between cleans, while a reading of 500 microns or more anywhere calls for immediate spot cleaning. Testing is how you know where your system stands. If you have checking the result of a recent clean and insurers asking for TR19 evidence, we can put it right.

Size doesn’t change the work: a kitchen in a place like Greatness gets the whole system cleaned, canopy to discharge. The visit is booked around your opening hours, and the journey is planned ahead.

Good records are part of the job. You get a written report with pictures after every visit, covering the work done, any areas we couldn’t access and a recommended next date. File it in your maintenance log so it’s ready for an insurer, fire officer or EHO.

TR19 inspection around Greatness

The FSA’s data shows about 11 pubs, bars and clubs and about 3 hotels and B&Bs registered within roughly a mile and a half of the centre of Greatness. A pub or hotel kitchen that cooks every day builds up grease in its extract like any other. Kitchens in Greatness get their food hygiene inspections from Sevenoaks council. The cleanliness of the kitchen and its equipment, extraction included, is part of what they check. A dated certificate in the maintenance file answers the question before it’s asked. Kent Fire and Rescue Service covers Greatness. Its fire safety officers can audit commercial kitchens, and grease in the extract is part of a kitchen’s fire risk.

If you run catering at a healthcare site, such as a hospital like Sevenoaks Hospital about under half a mile south-west, the extract may need cleaning more often than a part-time kitchen. For schools such as St John's Church of England Primary School, kitchen extract cleaning is usually booked for the holidays, when the canteen is closed.

Greatness is about 1 mile north-east of Sevenoaks, in Kent. For TR19 inspection in and around Greatness, it’s easy to get a fixed quote: please give us a ring on 0345 646 2711 or use the quote form. Multi-site and managed buildings

Running several sites is easier with one contractor. We cover South East England and London, so visits at different addresses can be planned together and kept to a regular schedule.

The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, which may be the employer, owner, landlord, FM or managing agent. With shared responsibility, good records help everyone.

How the visit works

Night work is normal for us. A lot of visits happen overnight or at weekends, so a kitchen or building can carry on as usual the next day. On site, the work takes anything from an hour for a small canopy and short duct to a good part of a day for a large site. Visits to a place like Greatness are planned ahead, so we arrive with what the survey says the job needs.

  1. After the clean, we arrange a time to check the system.
  2. We open the access points used on the clean.
  3. Grease readings are taken again at set points.
  4. We photograph each area to record how it was left.
  5. We report the findings and flag any areas that need more work.

Preparing for the visit

  • Mention any sign-in, permit or induction we need
  • Let us know when the site is closed or quiet
  • Mention any locked doors, roof access or ceiling voids

What we’re called out for in Greatness

Grease builds up as cooking vapour cools inside the extract. The thickest layers can sit out of sight in the plenum, at bends and along flat runs.

What we are most often called out for:

  • Sites with gaps in their extract records
  • Kitchen extract systems with no recent grease readings
  • Parts of the system left out of past cleans
  • Extracts that may be over the 200 micron mean

Church and community hall kitchens, near St John the Baptist or anywhere around Greatness, are easy to forget, but their extracts collect grease like any other.

What to look for in a quote

  • What paperwork you get at the end
  • Proof of accreditation you can verify
  • Exactly which parts of the system are covered
  • Whether the figure could change on the day

How to choose an extract cleaning contractor

What happens if it’s left?

A check after cleaning shows whether the work reached every part it should have, before the next clean is due. It’s better to plan the work at a site near Greatness than wait for a failure.

The price reflects the work, not guesswork. That’s why we survey first, from photos or on site, and why the quote is fixed before work begins.

Greatness questions

Do you work at weekends in Greatness?

Yes, we can come after you close and finish before you open. Your customers, staff or residents in Greatness needn’t be disturbed. Your opening times are the first thing we ask for.

Which fire authority looks after Greatness?

Kent Fire and Rescue Service is the fire and rescue service for Greatness. A recent cleaning certificate and a note of the next clean date show that grease in the extract is being managed.

What’s TR19?

TR19® is BESA’s specification for ventilation hygiene. TR19® Grease, a standalone specification since 2019, covers grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.

At what point does grease need cleaning?

TR19® Grease says grease should not go over a mean of 200 microns between cleans. Any reading of 500 microns or more needs immediate spot cleaning.

Do you carry out TR19 audits for insurers?

Yes, for kitchens across the South East and London. Share the insurer’s request so the report addresses it.

Which sectors do you work in?

We work for restaurants, pubs, hotels, schools, colleges, hospitals, care homes, offices and shops, plus food production and leisure sites.

What accreditations do you have?

We hold CHAS, SafeContractor and ISO 9001, and we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. Vent Hygiene Elite is run by BESCA and independently audited.

Can one contract cover all our sites?

Yes. Tell us the addresses and what each needs and you will get one fixed quote.

Staff cleaning versus specialist work

For ventilation and air handling systems, in-house care is mostly about checks: keeping grilles clear, noting unusual noise or smells and logging filter changes. Cleaning inside ducts and units is specialist work.

When your team notices a problem between visits, such as dripping grease, a noisy fan, a smell or a filter that won’t come clean, they should report it rather than try to fix it. We will take a look and send you a fixed quote.

What TR19 inspection cannot fix

In fairness, there are a few things this work won’t fix:

  • Heavy deposits found on test, which still need cleaning
  • Fire safety duties beyond the extract system
  • Ductwork that was designed or installed badly

Not sure which it is? You can ring 0345 646 2711 or drop us a line and we’ll tell you honestly.
