Kitchen extract cleaning across TN14: what to expect
A closed kitchen isn’t earning, so the timing of a clean matters. We work evenings, overnight and at weekends, or between services where the kitchen has a gap. With the equipment off and cool and the area sheeted, we clean and hand the kitchen back ready for the next service. We’re often asked to deal with an inspection that picked up a dirty extract and proof of cleaning requested by an insurer, on discharge points, extract fans and horizontal duct runs.
A visit follows the same order every time: protect the area, isolate whatever needs isolating, do the work, clear away and hand over the paperwork. The visit itself takes anything from a few hours to a full night, depending on the size of the system.
- You send pictures or we visit, and the system is surveyed from canopy to discharge.
- We take grease readings at set points and give you a fixed quote.
- The kitchen is closed, the equipment cooled and everything nearby protected.
- Filters, canopy and plenum are cleaned, then the ducts, risers, fan and discharge.
- We re-test, photograph and send your certificate and photo report.

What’s near Otford
We work in commercial kitchens and buildings around Otford Primary School, St Michael's Preparatory School and Church of St Bartholomew. Other local landmarks include Fackenden Down (0.9 miles north), The Woodman pub (within half a mile north) and Knole Academy (1.7 miles south). There’s a railway station in Otford itself: Otford station. Well-known places in the area include Kemsing Castle Bank (1.7 miles east) and Otford Heritage Centre (under half a mile south-east). Green spaces nearby include Dryhill Nature Reserve.
Where we work in TN14
Kitchens across TN14 cook for very different hours, from all-day town-centre sites to part-time hall and school kitchens. Grease readings and BESA’s minimum intervals set the schedule for each.
We work across London and the South East, and TN14 is part of that area. Each job starts with a survey and a fixed quote.
Otford: Healthcare kitchens, like those at hospitals such as Sevenoaks Hospital (about 1.6 miles south), often cook for long hours, which puts them in BESA’s heavier-use bands. If you look after a school kitchen, at a school such as Otford Primary School or anywhere near Otford, the holidays are the usual time for a TR19® clean.
What we are called out for in TN14
Hours of cooking are the biggest factor. Under BESA guidance, heavy use of 12 to 16 hours a day means a clean at least every 3 months, moderate use every 6 months and light use every 12. Those are minimums, and grease readings can show a kitchen needs cleaning sooner.
Look out for any of the following:
- A new tenancy or takeover with no cleaning history
- A system with no record of a TR19 clean
- Heavy grease build-up inside the duct runs
- Cleaning needed before an insurance renewal or survey
What staff can safely do
Your own staff can handle the daily basics: wiping down canopy surfaces, cleaning filters and keeping a simple log. What they cannot safely do is clean inside the ductwork, the fan or the risers, and that is where we come in.
Away from the kitchen, the in-house job is mainly checking: clear grilles, a log of filter changes and reporting anything odd. The inside of ducts and units needs a specialist.
Multi-site and managed buildings
Running several sites is easier with one contractor. We cover South East England and London, so visits at different addresses can be planned together and kept on a regular cycle.
Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we can quote for the whole system.
When it’s something else
We will not sell you work that doesn’t address the problem, so these are the things it will not cover:
- A broken extract fan that will not run
- A canopy that is too small or a system that was badly designed
- A grease trap that needs emptying
What affects the quote in TN14
The price is fixed before any work begins. It’s based on:
- The scale of the work
- Site requirements such as sign-in and permits
- How easy every part is to reach
- One-off work versus a regular cycle
Kitchens, offices, schools and hospitals are all priced the same way: how much there is, how we reach it, what state it’s in and when we can work. Call for a fixed quote and we will go through it with you.
Asking for a quote
Photos and a few facts are often enough to price the work. Send what you can of the following:
- A few general shots of the system
- Close-ups of filters, grilles, hatches or access panels
- The site address and the type of premises
- Any previous report or certificate
If you need kitchen extract cleaning in TN14, ring 0345 646 2711 or use the quote form. Let us know the site type and the opening hours, plus photos or the previous report if they’re to hand. A fixed quote usually follows within one working day.
TN14 questions
What do you do with what you remove?
Anything we remove is contained as we work and taken away with us, from grease and debris to used cleaning water. None of it is left on site.
Does the law say I must clean to TR19?
Strictly, the legal duty comes from the Regulatory Reform (Fire Safety) Order 2005, not from TR19. In practice, TR19 is how kitchens show they’re managing grease, and an insurer may refuse or reduce a claim without it.
Will the clean disrupt our service?
Out of hours: evenings, overnight, early mornings or weekends. We need the equipment cool, and we leave the kitchen ready to cook.
Do you have a 24/7 line?
Yes, 24/7. Office hours are Monday to Friday, 8am to 6pm, with the emergency line covering every other hour.
Do you look at the system first?
Yes, always. We diagnose before we treat: the survey shows what needs doing and what access we need, and the quote is based on that.
What does kitchen extract cleaning cost?
Size, condition, access and working hours all affect the cost. Ask us for a fixed quote, normally ready within one working day.
What’s the right cleaning interval for a kitchen extract?
Under BESA guidance, the minimum depends on how long you cook each day: 3-monthly for heavy use, 6-monthly for moderate use and 12-monthly for light use. Measured grease levels set the real interval.
