Aftercare tips

Results last longer with the right care. Here’s what we suggest:

  • Watch for drips or damp patches near the plant
  • Report musty smells from the vents right away
  • Look at the condensate drain whenever the unit is serviced
  • Keep filter changes on time and recorded

Once the clean is done, we send a TR19® certificate and a report with before and after photos. They belong in the plant or maintenance log.

Regular inspection under TR19® Air shows when cleaning is due, rather than waiting for a problem.

AHU cleaning in Greatness

Heating and cooling coils trap dust that gets past the filters. A coated coil restricts airflow and makes the unit work harder. Coils are cleaned carefully, with methods chosen so the fins are not flattened. If you have fan sections that haven’t been cleaned in years and blocked condensate drains and slimy trays, we can help, from filter sections, drain trays and supply and extract fans onwards.

Smaller buildings around Greatness often keep their ventilation units in a roof void or plant cupboard, out of sight and easy to overlook. Every unit, large or small, has filters, coils and a drain tray to keep clean.

Each visit ends with a written report and pictures, so there’s a dated record of the work. Where the work is a TR19® Grease clean, the certificate is issued through the BESCA Vent Hygiene Elite portal.

How the job changes from site to site

Internal casing and panels

Access doors and panels are opened in turn and closed properly afterwards, and check every one is shut.

Heating and cooling coils

Because cooling coils run wet, the dirt on them tends to cling. The coil and its drain tray are cleaned as one job.

When something else is needed

It’s worth knowing the limits before booking:

  • Airflow problems caused by the system’s design
  • Controls and BMS settings that run the unit
  • Mechanical faults with motors, belts or bearings

Not sure which it is? You can ring 0345 646 2711 or email us and we will tell you honestly.

What we work on in Greatness

  • Dampers and louvres
  • Drain trays
  • Heating and cooling coils
  • Supply and extract fans
  • Filter sections
  • Internal panels

The process

Your trading hours come first. We book the visit for a time the area is closed, whether that is an evening, overnight or a weekend. Once we are in, the area is sheeted and anything that has to be off is turned off and cooled, and the job takes anything from half a day for one small unit to several shifts for a plant room full of them. Evenings, weekends or a closed day all work for a site in a place like Greatness.

  1. First the unit is surveyed, from photos or a visit, and the scope agreed.
  2. With your site team, the unit is switched off and isolated, then the area around it protected.
  3. We clean or change the filters as agreed, then clean the coils, fan and internal panels.
  4. Standing water and slime come out of the tray and the drain is checked.
  5. You get a TR19® certificate and a photo report.

How to prepare

  • Let us know about parking and loading
  • Mention any locked doors, roof access or ceiling voids
  • Agree a time when the area can be out of use

Getting a quote

We do not publish a price list, because no two systems are the same. We look at your system first, from pictures or on a visit, and then send you a fixed quote. To start, ring 0345 646 2711 or email us.

What affects the cost of AHU cleaning

There’s no set price list, because sites vary so much. What we look at:

  • Access, including roofs, risers and ceiling voids
  • Site requirements such as sign-in and permits
  • What state the system is in
  • A single visit or a regular plan

No two sites are the same, so we price each one individually. Size, access, the condition of the system and when we can work all make a difference.

What to send for a quote

You don’t need the technical terms. It helps if you can send:

  • Any access panels or hatches you can see
  • The site address and the type of premises
  • The times we could work without disrupting the site
  • A few general shots of the system

Some systems can be priced from pictures; others need a survey. Big or complicated sites, and systems that are hard to see in photos, get a survey first. Either way, you get a fixed price before any work starts.

What happens if it’s left?

Cleaning a unit while it only has light dust is quick. Years of build-up make the job longer and harder, especially where there’s been moisture. It’s easy to lose track of when the work was last done on a quieter site.

What you pay depends on the size of the system, what state it’s in and how easy it is to reach. We give you a fixed price before we start, so there are no surprises.

Landlords, agents and facilities managers

Facilities teams in offices, schools and healthcare sites book us too in Greatness and across Kent. Work can be phased by floor, building or site around the people who use them.

Where a tenant occupies the premises but the landlord owns the building, it’s worth checking the lease for who maintains the systems. We’re happy to deal with either side and send the paperwork to whoever needs it.

Your questions about AHU cleaning in Greatness

Yes. Villages and rural sites across the South East are part of our work, Greatness included. A survey first, from pictures or a visit, means we arrive with the right kit.

Yes, holiday work suits schools best. Around Greatness, the Food Standards Agency lists about 18 schools and colleges with registered kitchens within a mile and a half or so. Tell us your holiday dates and we’ll book the visit for when the site is empty.

How much notice do you need?

The more notice, the better, particularly for night and weekend visits. We typically quote within one working day, and there’s a 24/7 line for emergencies.

Can you clean without disrupting the building?

Yes. Evening, overnight and weekend work is all possible, so offices, schools and shops can carry on.

Do you offer emergency callouts?

Yes. Our emergency line runs 24/7, for problems that can’t wait. Call us any time and explain what’s happened.

Which parts of an air handling unit do you clean?

Every section that collects dirt: filters, coils, tray, fan and panels. We confirm the scope after looking at the unit.

Is there a report after cleaning?

Yes, both a certificate and a report with photos. The report also suggests when the unit should next be inspected.

What do you do with what you remove?

We contain it and take it with us. Grease, debris and waste water are collected as the work goes on rather than letting it spread.
