TR19 inspection for kitchens and businesses in Dulwich
TR19® Grease says grease should not exceed a mean of 200 microns between cleans, while a reading of 500 microns or more anywhere calls for immediate spot cleaning. Testing is how you know where your system stands. If you have checking the result of a recent clean and sites with gaps in their extract records, we can help.
Across London, many commercial kitchens are squeezed into basements and narrow back-of-house spaces, and the duct may run up through several floors before it discharges at the roof. In Dulwich, as elsewhere in the capital, a long duct run means more access points to open and more grease to remove.
Insurers, fire officers and environmental health officers all look at records. That’s why every job is written up in a report with photos, and grease extract cleans come with a TR19® certificate issued through the BESCA Vent Hygiene Elite portal.

For landlords and multi-site operators
Whether it’s one building or many, you get the same standard: a survey first, a fixed quote, the work timed around the site and a report with photos.
The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, which may be the employer, owner, landlord, FM or managing agent. With shared responsibility, good records help everyone.
What TR19 inspection looks like in Dulwich
The FSA’s data shows about 52 pubs, bars and clubs and about 3 hotels, B&Bs and guest houses registered within about 1.5 miles of central Dulwich. Any of them serving cooked food has an extract to keep clean, from canopy to discharge. It’s Southwark council that sends environmental health officers to food businesses in Dulwich. They look at how clean the premises and equipment are, and the kitchen extract is part of that. Keeping each certificate and photo report on file helps show the extract is looked after. Overnight is the normal time to clean a London kitchen extract, so trading is not affected.
If you run catering at a healthcare site, such as a hospital like Dulwich Community Hospital about 0.9 miles north, the extract may need cleaning more often than a part-time kitchen. For kitchens close to West Dulwich station, where the day often starts early and ends late, the extract can be cleaned overnight.
Dulwich is about 1 mile south-east of Herne Hill, in Greater London. Anywhere in SE22, we can take on TR19 inspection. Dulwich is one of 764 towns, villages and districts in Greater London where we work for TR19 inspection.

For rail, the closest station is West Dulwich station, roughly 0.7 miles south-west. A little further out are Dulwich Community Hospital (0.9 miles north) and Greenwich Castle (4 miles north-east). Leave it or put it right?
An EHO visit, an insurance renewal or a fire risk assessment is a bad time to find your extract records are thin. A recent inspection report means you are ready when asked. In a London building, a problem in a duct, damper or fan rarely stays in one unit.
What you pay depends on the size of the system, what state it’s in and how easy it is to reach. We give you a fixed price before we start, so you know where you stand.

Dulwich: your questions answered
Do you clean school canteen extracts around Dulwich out of term?
Yes. The holidays are the usual time for school work. Food Standards Agency records list about 55 schools, colleges and universities with registered kitchens within about a mile and a half of Dulwich. You can call 0345 646 2711, or send details by email with the dates the site is empty.
Can parking be tricky for a job in Dulwich?
Tell us where a van can stop near your site in Dulwich, and about any building rules on loading. Working overnight, as we often do in London, normally makes it simpler.
Do you offer emergency callouts?
Yes, any time. If something urgent happens, like a fan failing or damage after a fire, call our 24/7 line, and we will advise on what to do next.
What’s TR19?
TR19® is BESA’s specification for ventilation hygiene. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.
How long does grease testing take?
Testing takes an hour or two for a single kitchen, longer for a large or complex system. Large or multiple systems take longer, and you can call us on 0345 646 2711, or send details by email to book it in.
Which kinds of sites do you work on?
Any commercial site with kitchens or ventilation, from a single café to a large school. Hotels, schools, care homes, offices, shops and leisure sites are all part of our work.
What do the grease readings need to be?
Under TR19® Grease, the mean thickness should not exceed 200 microns between cleans. 500 microns or more at any point calls for immediate spot cleaning.
Which accreditations do you hold?
BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001. We are fully insured and have been trading since 2009.
What we do, step by step
At the end of the visit, someone from your team can look over the work with us. We point out anything that couldn’t be reached or needs a follow-up, and the same goes into the written report. The visit takes a morning or less for one kitchen, more where there are several systems. Night and weekend working is normal for us in London, and a site in Dulwich is no exception.
- The visit is arranged for when the kitchen isn’t busy.
- The system is checked from canopy to discharge.
- Grease thickness is measured at set points by WFTT or DTT.
- Photos are taken at each point, and access gaps noted.
- You get a report with readings, photos and recommendations.
Preparing for the visit
- Let us know about permits to work or site inductions
- Mention any parking or loading restrictions
- Arrange a key holder or contact on site
Get a fixed quote
Photos are the quickest way to a quote: the system from a couple of angles, plus any access panels or hatches. Tell us what kind of site it is and when it’s open, and many jobs can be priced from that alone.

In-house cleaning or a specialist?
Good housekeeping makes our visits easier, not unnecessary. Clean filters and tidy surfaces slow the build-up, but hidden parts of the system still need specialist attention.
For ventilation and air handling systems, in-house care is mostly about checks: keeping grilles clear, noting unusual noise or smells and logging filter changes. The inside of ducts and units needs a specialist.
Do you need TR19 inspection in Dulwich?
Grease is fuel. A flare-up on the range can be drawn into the canopy and duct, and from there a fire can spread through the ductwork. Knowing how much there is lets you act before it becomes a hazard.
Look out for any of the following:
- Missing TR19 certificates or history
- Systems that need surveying before cleaning
- Extracts that may be over the 200 micron mean
- Parts of the system left out of past cleans
Volunteers running a hall kitchen near Christ's Chapel of God's Gift, or anywhere in Dulwich, may not know when the extract was last cleaned, and a grease test settles it.
What your quote should include
- Whether VAT is included
- Whether they recommend a next date
- Whether the quote is based on a survey or photos
- What insurance they carry
Part by part
Extract fan and discharge
The discharge at the end of the system is checked as well, since grease reaches the very end of the system.
Schools, hospitals and care homes
We fit testing around service times and school holidays to avoid disruption.
How we price TR19 inspection
We quote each job individually. These are the things that affect it:
- The condition of the system
- Working hours and out-of-hours timing
- The scale of the work
- Site requirements such as sign-in and permits
Working hours, access and the scale of the site can all change the price. We take each of them into account, and the price is fixed before we start.
What to send for a quote
You do not need the technical terms. It helps if you can send:
- Where the site is and what kind of site it is
- Photos showing the whole system and its surroundings
- How we’d reach plant on a roof or in a plant room
- Your last certificate, test record or report
Quoting starts with a diagnosis, from your photos and details or, where that isn’t enough, a survey on site. Then we send a fixed price so you know the cost before any work starts.
