TR19 inspection near Cooling

For landlords and multi-site operators

Multi-site operators often want one contractor and one number. We work across London and the South East, so visits at different addresses can be planned together and kept to a regular schedule.

Records are where multi-site compliance often slips. Each visit ends with a dated report and pictures, so you can show an insurer or inspector what was done at each site.

TR19 inspection in Cooling

After a clean, post-clean verification checks the result, with fresh grease readings, pictures and a look at the areas that were cleaned. It gives you evidence of how the system was actually left. If you’re dealing with ductwork where grease may be over the TR19 limits and uncertainty over how often to clean, we can help.

In a small place like Cooling, kitchens are often in older or extended buildings, with long single-storey duct runs, and those horizontal sections are where grease settles. We agree access and timings in advance.

Nothing is signed off by word of mouth: a written report, dated and illustrated with pictures, and for TR19® Grease cleans, a certificate issued through the BESCA VHE portal. Any parts we couldn’t reach are recorded on it too.

Leave it or put it right?

Do not wait for an EHO visit or insurance renewal to find gaps in your extract records. A recent inspection report means you’re ready when asked. Out of sight is the usual reason a rural system goes too long without attention.

When the work has to happen, how we reach it and how big the site is all affect the cost. Each of those is built into the quote, and the price is fixed before we start.

Why book with us

  • Work around your opening hours, with 24/7 emergency cover
  • Fixed quotes, usually within one working day
  • One contact for all your sites in London and the South East
  • Photo reports with every job

Take a look at what affects the cost and our accreditations.

How it works

Your trading hours come first. Most visits are booked for when the area is out of use, such as evenings, overnight, early mornings or weekends. Once we’re in, the area is sheeted and anything that has to be off is turned off and cooled, and the work takes a morning or less for one kitchen, more where there are several systems. Somewhere as small as Cooling, the date and timings are agreed with you well before the day.

  1. First we look at the system’s cleaning history, if there is one.
  2. The layout is traced from the canopy to the discharge.
  3. Access panels are located and any missing ones noted.
  4. We measure the grease and photograph each point.
  5. We report back with readings and a fixed quote.

Getting ready for the visit

  • Plan for cooking equipment or plant to be off before we arrive
  • Find the previous report, if there is one
  • Clear the space around the work

Get a fixed quote

Quotes are quick. Send a few details and pictures, and we normally reply with a fixed quote within one working day. If we need to see the system first, we book a survey around your hours.

Cooling kitchens: local notes

At about 3 miles from the coast, Cooling is close enough for sea air to matter. Corrosion on the fan housing and cowl is worth a look at every clean, alongside the grease. According to Food Standards Agency records, there are about 4 bars, pubs and nightclubs within 1.5 miles or so of the middle of Cooling. Where they serve hot food, their kitchen extracts need cleaning to TR19® like any restaurant’s. In Cooling, food businesses are inspected by environmental health officers from Medway council. A greasy canopy or dripping filters are the sort of thing an inspection can pick up. A TR19® certificate and photo report after each clean gives you a record to show an inspector.

If you run catering at a historic house or estate in the area (Restoration House is about 4.9 miles south), event kitchens in older buildings often have awkward duct runs that need planning. Where a hall near St James' Church, or anywhere in Cooling, hosts lunch clubs or events, its extract gathers grease just as a café’s does.

Cooling is about 5 miles north of Rochester, in Medway. Whatever kind of site you run in Cooling, TR19 inspection is something we can help with. Visits can be booked for evenings, overnight or weekends so the site keeps running. Across Medway, we cover 68 places, Cooling among them. There’s also a page for Maidstone, roughly 13 miles from Cooling.

TR19 inspection in ME3 follows the same survey, fixed quote and written report as everywhere else we cover. Honest limits

An honest diagnosis matters more to us than a booking, so here’s what TR19 inspection won’t do:

  • Fan breakdowns, which need a repair visit
  • Hidden runs that need access panels first
  • Fire safety duties beyond the extract system

If in doubt, ring 0345 646 2711, or email photos and we will say what we think before booking.

Parts of the system we cover

  • Access surveys
  • Insurer audits
  • Post-clean checks
  • Pre-clean surveys
  • Deposit thickness tests
  • Wet film thickness tests

Cooling questions

Do you clean school canteen extracts around Cooling out of term?

Yes, out-of-term visits are normal for schools. The FSA’s register shows about 3 schools and colleges with food registrations within roughly a mile and a half of Cooling. You can call 0345 646 2711 or use the quote form with the dates the site is empty.

Who inspects food businesses in Cooling?

That is Medway council, whose environmental health officers carry out food hygiene inspections in Cooling. How often a business is inspected depends on the risk rating the council gives it, so it’s worth staying ready all year.

Which sectors do you work in?

Any commercial site with kitchens or ventilation, from a single café to a large school. We work with hotels, schools, care homes, offices, retail and leisure sites.

Can you price the work without visiting?

Yes, for many jobs. Send wide shots, close-ups of any access panels and anything that worries you, and we usually come back within one working day. If photos are not enough, we will survey first.

Do you work in Cooling?

Yes. Our area takes in London and the counties of South East England, Cooling included.

What is grease thickness testing?

Readings are taken using the Wet Film Thickness Test or the Deposit Thickness Test, and set against the TR19® Grease figures.

What does a pre-clean survey involve?

The survey covers the whole system, grease readings and access to each section. It lets us plan the clean and give you a fixed quote.

Where does the waste go?

We contain it and take it with us. We collect grease, debris and waste water as we go, so it doesn’t spread.

Do you need TR19 inspection in Cooling?

Insurers, fire officers and environmental health officers look to TR19® as the benchmark. It isn’t legislation; the legal duty comes from the Fire Safety Order 2005, under which the responsible person must reduce fire risk, and grease in the extract is part of that risk.

If you notice any of these, it’s worth a diagnosis:

  • An insurer’s request for a TR19 audit
  • Uncertainty over how often to clean
  • Heavy grease suspected in the plenum or ducts
  • Confirming a clean reached the whole system

A hospital like French Hospital, about 4.8 miles south, is the kind of site where a kitchen may cook for patients, staff and visitors all day.

Comparing quotes

  • If the quote is a fixed price or an estimate
  • How areas they can’t reach will be recorded
  • Whether a written report and photos are included
  • Whether the whole system is included, or only the parts that are easy to reach

Our hiring checklist

What the work involves, part by part

Vertical risers

Access to risers is often limited. We record what can and can’t be reached.

Restaurants, pubs and hotels

A kitchen running from breakfast to late service builds grease quickly. Readings show if the cleans are frequent enough.

Fixed quotes for TR19 inspection in Cooling

Sites vary more than people expect. What affects the quote:

  • How many systems or sites are involved
  • Working hours and out-of-hours timing
  • Where the site is and how we reach it
  • The scale of the work

You will not find a price list here, because the cost depends on the site in front of us. For a fixed quote, call 0345 646 2711 or use the quote form, and we’ll talk you through it.

What we need to know

Photos let us diagnose from a distance. Try to include:

  • How we’d reach plant on a roof or in a plant room
  • Close-ups of filters, grilles, hatches or access panels
  • Anything you’ve noticed, such as smells, noise, drips or poor airflow
  • When the site is open and when it’s quiet

The quickest way to a quote is to send pictures: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Add the site type and your opening hours, and we can price many jobs without a visit.
