About kitchen extract cleaning in TW2
Any kitchen we clean in TW2 gets exactly the same specification as everywhere else we work. We survey first and take grease readings, then clean the canopy, plenum, filters, ducts, fan and discharge. You get a TR19 certificate and a photo report at the end. The work covers vertical risers, horizontal duct runs and extract fans, and people most often call us about an extract that has never been cleaned to TR19 and grease dripping from the canopy or filters.
The first job on site is protection: sheeting goes over floors and surfaces close to the work. Then we make the system safe and start. It takes a single shift for most kitchens, with long duct runs and tall risers needing more time, and the area is cleaned down before we leave.
- We survey the system, from your pictures or on site, canopy to discharge.
- Grease thickness is measured and the price is fixed before work starts.
- The kitchen is closed, the equipment cooled and everything nearby protected.
- We work through the system from the canopy to the fan and discharge.
- We re-test, photograph and send your certificate and photo report.
Pricing in TW2
What you pay depends on the size of the system, what state it’s in and access to every part of it. You get a fixed price before any work starts, so you know where you stand.

Getting a quote
The quickest way to a quote is to send photos: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Add the site type and your opening hours, and many jobs can be priced from that alone.
What’s near Whitton
Typical jobs here are in premises near Duke of Cambridge pub, Crane Park and The Richmond upon Thames School. Also close by are Royal Military School of Music (less than half a mile north), Trafalgar Infant School (0.5 miles south) and All Saints Church (under half a mile south). Whitton has its own railway station: Whitton station. Nearby you will also find Museum of Army Music (within half a mile north) and Treaty Centre (1.4 miles north). Open spaces near Whitton include Garden Lake and Richmond Hill.
Where we work in TW2
Across TW2, from Twickenham, Hounslow and Teddington outwards, kitchens range from town-centre restaurants and takeaways to pubs, hotels, schools and care homes. Every one gets the same full TR19® clean, from the canopy to the discharge.
Across London and the South East, we work evenings, overnight and weekends, so sites in TW2 can keep trading.
Whitton: Kitchens that cook twelve hours or more a day, as some healthcare kitchens do, fall into BESA’s three-monthly minimum; South Middlesex Hospital is the nearest hospital to Whitton, about 0.8 miles north-east. School kitchens, at schools like Royal Military School of Music for example, are usually cleaned in the holidays so no lunches are lost.
What the work involves, part by part
Schools, hospitals and care homes
Institutional kitchens tend to cook to set hours, so cleans can be booked when the kitchen is closed. The certificate goes straight into the site’s maintenance records.
Restaurant and pub kitchens
Busy restaurant and pub kitchens often cook for long hours, frying and grilling, so their cleaning interval is often 3 or 6 months under BESA guidance. Cleans are done after close, overnight or before opening.
In-house cleaning or a specialist?
Staff cleaning and specialist work aren’t the same thing. Wiping filters daily and washing them weekly keeps the visible parts in order, but grease that has passed the filters is out of reach. Reaching it takes a specialist with the right equipment.
Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease need training, the right equipment and safe access. That’s our job.
Fixed quotes for kitchen extract cleaning in TW2
The diagnosis comes before the price. The main factors are:
- Any permits to work or inductions
- Whether several sites go on one quote
- Where the site is and how we reach it
- The scale of the work
We don’t list prices on the website, because the cost depends on the site in front of us. Call for a fixed quote, and we’ll explain what it covers.
Asking for a quote
Before you ask for a quote, gather:
- Wide pictures of the system and the area around it
- Detail shots of panels, filters and grilles
- Any previous report or certificate
- The site address and the type of premises
Photos are enough for some jobs, while others need a look on site. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, the quote is fixed before any work is booked.
Why it fails
How fast grease builds up depends mostly on how long the kitchen cooks each day. Under BESA guidance, heavy use of 12 to 16 hours a day means a clean at least every 3 months, moderate use every 6 months and light use every 12. Those are minimums, and grease readings can show a kitchen needs cleaning sooner.
Look out for these warning signs:
- A new tenancy or takeover with no cleaning history
- An overdue clean flagged by an EHO or fire officer
- Grease dripping from the canopy or filters
- Cleaning needed before an insurance renewal or survey
Between visits
Think of this as the after-treatment advice, in brief:
- Keep the baffle filters clean
- Empty any grease troughs or cups on the canopy
- Keep to the recommended cleaning interval
- Keep the TR19 certificate and photo report in the maintenance log
The report gives a recommended date for the next clean, based on your cooking hours and the grease we measured. We can put the system on a 3, 6 or 12-monthly plan, so the date isn’t missed.
Wipe the canopy down regularly and empty grease troughs or collection points. A daily wipe isn’t a deep clean, but it helps between visits.
Your questions about kitchen extract cleaning in TW2
Can you set up regular visits?
Yes. Scheduled maintenance plans are part of what we do, set at the interval the system needs. The report from each visit recommends the next date.
Is TR19 a legal requirement?
TR19® is BESA’s specification, not legislation. Under the Fire Safety Order 2005, the responsible person must assess and reduce fire risk, and TR19 is the benchmark used to show extract grease is under control.
How far ahead should we book?
Earlier is better, especially for out-of-hours work. We usually quote within one working day, and there’s a 24/7 line for emergencies.
What do I get after the clean?
Yes, a TR19 certificate, along with a photo report. It records what was cleaned, what wasn’t accessible and the recommended next clean date.
Is TW2 in your area?
Yes. We work in TW2 and across Greater London, within our South East and London area. For a fixed quote, ring 0345 646 2711, or email photos.
How long does a kitchen extract clean take?
It takes anything from a few hours to a full night, depending on the size of the system. We will confirm the time when we quote.
What about areas you can’t get to?
The report shows them clearly. Often the fix is extra access, such as new panels in ductwork, which we can install.
