About kitchen extract cleaning in SS16
Not sure when the extract was last cleaned, or by whom? Just phone us on 0345 646 2711, or email photos with pictures of the canopy and filters, and we will come back with a fixed price for the work in SS16, usually within one working day. We are often asked to deal with proof of cleaning requested by an insurer and stale cooking odours from the system, on horizontal duct runs, extract fans and canopies and hoods.
The first job on site is protection: sheeting goes over floors and surfaces close to the work. Then we make the system safe and start. The work on site takes a few hours for a small kitchen, longer for a large system, and we clear up before we go.
- You send pictures or we visit, and the system is surveyed from canopy to discharge.
- Grease thickness is measured and the price is fixed before work starts.
- The kitchen is closed, the equipment cooled and everything nearby protected.
- We work through the system from the canopy to the fan and discharge.
- We re-test, photograph and send your certificate and photo report.
What you will pay
Putting the work off seldom saves money. Build-up, wear and faults tend to get worse, not better, which can make the next visit longer. If you’re unsure, call 0345 646 2711 or drop us a line for straight advice and a fixed quote.
What you get with us
- Fully insured
- A single point of contact for sites across the South East and London

Get a fixed quote
Some systems can be priced from pictures; others need a survey. Big or complicated sites, and systems that are hard to see in pictures, get a survey first. Either way, the quote is fixed before any work is booked.

Kitchen extract cleaning across SS16: local notes
Across SS16, from Basildon, Pitsea and Laindon outwards, kitchens range from town-centre restaurants and takeaways to pubs, hotels, schools and care homes. Each extract is cleaned to the same TR19® standard, canopy to discharge.
We work across London and the South East, and SS16 is part of that area. Each job starts with a survey and a fixed quote.
Basildon: A kitchen near Basildon station that serves breakfast and dinner can run its extract twelve hours or more, which shortens the cleaning interval. Bursars and site managers at schools such as Ghyllgrove Primary School tend to book extract cleaning for when the kitchen is empty.
What we are called out for in SS16
Grease in an extract starts as vapour. Once it cools inside the ductwork, it condenses onto every surface it touches, and the layer grows a little with every meal cooked. Filters catch some of it, but never all.
Most sites get in touch when they notice one of these:
- A kitchen taken over without any extract records
- An inspection that picked up a dirty extract
- Years of baked-on grease in the ducts
- Grease dripping from the canopy or filters
Managing agents and facilities teams in SS16
Where a tenant occupies the premises but the landlord owns the building, the lease normally sets out who maintains what. We’re happy to deal with either side and send the paperwork to whoever needs it.
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, which may be the employer, owner, landlord, FM or managing agent. With shared responsibility, good records help everyone.
Part by part
Extract fan and discharge
The discharge is where air leaves the building, and grease can collect there too. It’s cleaned as far as safe access allows, and any limits are recorded.
Ductwork and risers
Vertical risers carry the air up through the building, and grease runs down their walls and pools at the base. Access panels along the riser let us clean it in sections.
Aftercare tips
No system stays clean for ever, but care slows the build-up. Our tips:
- Flag any change in how the extract sounds or works
- Never cook with filters missing or out of place
- Keep the extract on whenever the range is lit
- Don’t let the canopy gutters overflow
If we couldn’t get into part of the duct, the report says so plainly. That is part of an honest TR19 clean, not a failing, and new access panels can be fitted so the next clean covers it.
Clean the grease filters often, not just on clean day. Clean, well-fitted filters catch more fat before it reaches the duct, so the ductwork stays cleaner for longer.
Honest limits
An honest diagnosis matters more to us than a booking, so here’s what this work cannot put right:
- A damper that sticks or has a damaged link
- A fan motor or bearings that have failed (that needs a fan repair or replacement)
- A duct that’s holed or coming apart
Your questions about kitchen extract cleaning in SS16
What is TR19?
TR19® is BESA’s specification for ventilation hygiene. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.
Are you a BESCA Vent Hygiene Elite member?
We are members of Vent Hygiene Elite, the scheme run by BESCA, and we clean to BESA TR19® Grease. We hold CHAS, SafeContractor and ISO 9001 too, and we’re fully insured.
How long will the clean take?
Allow as long as the system needs, from a few hours to several planned visits. The survey tells us how long your system will need.
Does the law say I must clean to TR19?
The legal duty sits in the Fire Safety Order 2005 rather than in TR19 itself. In practice, TR19 is how kitchens show they’re managing grease, and an insurer may refuse or reduce a claim without it.
Do you have a 24/7 line?
Yes. There’s a 24/7 emergency line, for problems that cannot wait. Ring any time and tell us what’s happened.
Is SS16 in your area?
Yes. Our technicians work in SS16, within the South East and London area we cover.
What’s the right cleaning interval for a kitchen extract?
Under BESA guidance, the minimum depends on how long you cook each day: 3-monthly for heavy use, 6-monthly for moderate use and 12-monthly for light use. Measured grease levels set the real interval.
