Kitchen extract cleaning across SS0: what to expect
We’ve been trading since 2009, cleaning kitchen extracts across the South East and London. As a BESCA Vent Hygiene Elite member, we clean to BESA TR19® Grease, and we are fully insured, with CHAS, SafeContractor and ISO 9001. The work covers extract fans, discharge points and canopies and hoods, and people most often call us about ductwork thick with old, hardened grease and an overdue clean flagged by an EHO or fire officer.
The first job on site is protection: sheeting goes over floors and surfaces close to the work. After that, the system is made safe and the work begins. The work on site takes one visit for most kitchens, while large or complex systems may need more than one, and the area is cleaned down before we leave.
- We start with a survey, so we know every part of the system before we quote.
- Set points are tested for grease thickness and the quote is fixed before any work starts.
- Once the kitchen has closed and the equipment has cooled, we sheet and protect the area.
- We clean the canopy, plenum, filters, ducts, risers, fan and discharge.
- Finally the system is re-tested and photographed, and the certificate and report follow.

Kitchen extract cleaning across SS0: local notes
Kitchens across SS0 cook for very different hours, from all-day town-centre sites to part-time hall and school kitchens. The right interval comes from hours of use and grease readings.
Much of our work across London and the South East happens in the evening, overnight or at weekends, so sites across SS0 don’t have to lose a day. Parts of SS0 are on or near the coast, where salt air is hard on rooftop fans, discharge cowls and fixings. We look for corrosion as well as dirt on coastal sites.
Prittlewell: Where a hall near Church of St Mary, or anywhere in Prittlewell, hosts lunch clubs or events, its extract gathers grease just as a café’s does. A hospital like Southend University Hospital, about 0.8 miles north-west, is the kind of site where a kitchen may cook for patients, staff and visitors all day.
Fixed quotes for kitchen extract cleaning in SS0
You will get a fixed price before any work starts. It’s based on:
- Where the site is and how we reach it
- What state the system is in
- Site rules, permits and inductions
- The size of the system
Several systems or sites on one quote can make for a more efficient booking. Tell us about everything you’d like looked at, and you will get one fixed quote.
What to send for a quote
When you call or email, it’s useful to have:
- Detail shots of panels, filters and grilles
- The site address and the type of premises
- The paperwork from the last visit, if you have it
- Photos showing the whole system and its surroundings
Photos are enough for some jobs, while others need a look on site. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before any work starts.
Leave it or put it right?
A clogged extract doesn’t only raise the fire risk. Blocked filters and narrowed ducts slow the airflow, leaving the kitchen hot and smoky, while the fan works harder to move less air. Smells, dripping grease and condensation often follow.
What your quote should include
- How areas they can’t reach will be recorded
- What insurance they carry
- Whether the figure could change on the day
- If they look at the system before pricing
Landlords, agents and facilities managers
If you look after several sites, we can plan visits across the whole estate and price them together. Every building has its own written report, so records stay tidy.
From a single site to a large estate, you get the same standard: a survey first, a fixed quote, the work timed around the site and a report with pictures.
Between visits
No system stays clean for ever, but care slows the build-up. A few tips:
- Keep grease collection points emptied
- Never cook with filters missing or out of place
- Keep the TR19 certificate and photo report in the maintenance log
- Switch the fan on before cooking starts
If we couldn’t get into part of the duct, the report says so plainly. A TR19 report should record what wasn’t cleaned as well as what was, and we can fit access panels so it’s reached next time.
Run the extract whenever the kitchen is cooking. Switching it off early leaves vapour to settle on the canopy and plenum, and the next clean has more to do.
Common problems we fix in SS0
The reason for all this is fire. A flare-up on the range can be drawn up into the canopy and duct, where burning grease can carry a fire along the ducts and into other parts of the building. That is why controlling extract grease belongs in the fire risk assessment.
Signs it’s time to call us include:
- Missing paperwork after a change of operator
- A system with no record of a TR19 clean
- Rancid smells from grease in the duct
- An overdue clean flagged by an EHO or fire officer
Your questions about kitchen extract cleaning in SS0
What is TR19?
TR19® is BESA’s specification for ventilation hygiene. TR19® Grease, a standalone specification since 2019, covers grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.
Is SS0 in your area?
Yes. Our technicians work in SS0, within the South East and London area we cover.
How long does it take to clean a kitchen extract system?
It takes as long as the system needs, from a few hours to several planned visits. We’ll confirm the time when we quote.
Which sectors do you work in?
Any site with a kitchen or a ventilation system to look after, from a single café to a large school. Hotels, schools, care homes, offices, shops and leisure sites are all part of our work.
What happens to the waste?
We take it away at the end of the visit. During the work, it’s contained to keep the area clean.
What paperwork comes with a kitchen extract clean?
Every clean comes with a TR19 certificate and a photo report. They belong in the maintenance log, ready for your insurer or an inspection.
Do insurers need proof of extract cleaning?
Grease in an extract is a known fire risk, so many insurers want evidence it’s being cleaned to TR19. Each clean gives you a certificate and photo report to show them.
