Kitchen extract cleaning across SS1: what to expect
The part of the system nobody sees is often the dirtiest. Access panels let us into the duct runs and risers, scraping heavy deposits by hand before degreasing. Any section we can’t reach is recorded on the report and extra access panels can be added. Typical jobs include cleaning needed before an insurance renewal or survey and a kitchen taken over without any extract records, across extract fans, horizontal duct runs and discharge points.
When we arrive, we check the system against the survey or the photos you sent. Anything unexpected is raised with you before we go further. From there, it takes anything from a few hours to a full night, depending on the size of the system.
- We start with a survey, so we know every part of the system before we quote.
- Set points are tested for grease thickness and the quote is fixed before work begins.
- With the kitchen closed and equipment off and cool, the area is sheeted.
- We clean the canopy, plenum, filters, ducts, risers, fan and discharge.
- We test again, photograph the result and issue your TR19 certificate and photo report.
How we quote
The cost depends on how big the system is, what state it’s in and how easy it is to reach. We give you a fixed price before any work starts, so you know where you stand.
Why book with us
- In business since 2009
- We are fully insured
- Fixed quotes from a survey or pictures
- Each visit written up, with photos
Ask for a quote
Photos are enough for some jobs, while others need a look on site. Big or complicated sites, and systems that are hard to see in pictures, get a survey first. Either way, you get a fixed price before we start.

Kitchen extracts across SS1
Across SS1, from Prittlewell, Shoeburyness and North Shoebury outwards, kitchens range from town-centre restaurants and takeaways to pubs, hotels, schools and care homes. Every one gets the same full TR19® clean, from the canopy to the discharge.
London and the South East cover everything from city basements to rural kitchens. Wherever the site is in SS1, the work is done to the same TR19® standard. Parts of SS1 are on or near the coast, where salt air is hard on rooftop fans, discharge cowls and fixings. Fans and cowls on sea-facing roofs are worth checking at every visit.
Thorpe Bay: Volunteers running a hall kitchen near St Augustine, or anywhere in Thorpe Bay, may not know when the extract was last cleaned, and a grease test settles it. For schools such as Thorpedene Primary School, kitchen extract cleaning is usually booked for the holidays, when the canteen is closed.
What kitchen extract cleaning cannot fix
We’ll always give you a straight diagnosis, so here’s what this work can’t put right:
- A broken extract fan that won’t run
- An undersized canopy or fan
- Fire dampers that will not close (that needs damper testing and remedials)
Managing agents and facilities teams in SS1
Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we are happy to quote for all of it.
If you look after several sites, we can schedule visits across all of them on one quote. Each site gets its own report and photos, so records stay tidy.
Common problems we fix in SS1
Grease in an extract starts as vapour. As the air cools on its way through the duct, the fat condenses and sticks, building a layer that gets thicker with every service. Filters catch some of it, but never all.
If you notice any of these, it’s worth a diagnosis:
- A kitchen with no current TR19 certificate
- Poor airflow at the canopy
- Rancid smells from grease in the duct
- Missing paperwork after a change of operator
Different parts, different methods
Extract fan and discharge
The fan pulls the air through the whole system, and grease that gets past everything else ends up on its blades. We isolate it, open it up and degrease it.
Schools, hospitals and care homes
Even a kitchen that cooks only a few hours a day needs cleaning at least every 12 months under BESA guidance. Holidays make it simple to schedule.
Between visits
To keep the system working properly between visits:
- Book the next clean before the date on the report
- Clean grease off the canopy surfaces regularly
- Report grease drips, smells or fan noise right away
- Keep the TR19 certificate and photo report in the maintenance log
Every clean ends with a photo report. It shows the system before and after, part by part, alongside a list of what was cleaned, anything out of reach and the recommended next clean date.
Clean the grease filters often, not just on clean day. A filter that is clean and seated properly stops more grease getting into the plenum, which slows build-up further down the system.
Common questions in SS1
Why do insurers care about extract cleaning?
Many insurers ask for proof of regular cleaning to TR19, and many policies require it. Without proof, a claim can be refused or reduced, so it’s worth checking your policy wording.
Will the clean disrupt our service?
The clean is done when the kitchen isn’t cooking, so evenings, overnight, early mornings and weekends are all options. We need the equipment switched off and cooled first.
Do I have to clean my extract to TR19 by law?
Strictly, the legal duty comes from the Regulatory Reform (Fire Safety) Order 2005, not from TR19. TR19 is the industry benchmark for meeting that duty in a kitchen extract, and many insurers ask for proof of it.
Can you set up regular visits?
Yes. Plans on a 3, 6 or 12-monthly cycle are available, to suit the system and how it’s used.
What information do you need?
Some photos and a quick description of the system, with the address and opening hours. If we need more, we’ll ask.
Do you cover SS1?
Yes. Our technicians work in SS1, as part of our area across London and the South East.
What types of premises do you cover?
Commercial premises of every kind: kitchens, offices, schools, healthcare, retail, leisure and food production. We fit the work around how the site operates.
