How kitchen extract cleaning works in PO40
Duct Doctor has been cleaning kitchen extract systems since 2009. We are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we are fully insured, with CHAS, SafeContractor and ISO 9001. The work covers extract fans, horizontal duct runs and plenums and filters, and the jobs we see most are extraction mentioned at an environmental health visit and cleaning needed before an insurance renewal or survey.
We turn up at the time agreed with you, which is often after service, overnight or at a weekend. Anything that needs to be off for the work is switched off and left to cool first, and floors and nearby surfaces are sheeted. The work itself takes as long as the system needs, from a few hours to several planned visits.
- We start with a survey, so we know every part of the system before we quote.
- We measure the grease at set points along the system, then give you a fixed price.
- Once the kitchen has closed and the equipment has cooled, we sheet and protect the area.
- We clean the canopy, plenum, filters, ducts, risers, fan and discharge.
- Finally the system is re-tested and photographed, and the certificate and report follow.
How we quote
What you pay depends on the size of the system, what state it’s in and access to every part of it. We give you a fixed price before we start, so there are no surprises.

Local landmarks in Freshwater
We work in commercial kitchens and buildings around The Red Lion pub, All Saints' Church and All Saints Church of England Primary School. A little further out are Yarmouth Castle (1.9 miles north-east) and Ferguson Family Museum (0.7 miles north-east). Not far away are Lymington and Keyhaven Marshes Nature Reserve and Afton Down.
Kitchen extracts across PO40
Across PO40, from Freshwater, Totland and Easton outwards, kitchens range from town-centre restaurants and takeaways to pubs, hotels, schools and care homes. Each extract is cleaned to the same TR19® standard, canopy to discharge.
Across London and the South East, we work evenings, overnight and weekends, so sites in PO40 can keep trading. PO40 includes coastal places, where salt in the air speeds up corrosion of roof-level equipment. Fans and cowls on sea-facing roofs are worth checking at each visit.
Freshwater: If you run catering at a historic house or estate in the area (Mottistone Manor is about 4.6 miles south-east), event kitchens in older buildings often have awkward duct runs that need planning. If you look after a school kitchen, at a school such as All Saints Church of England Primary School or anywhere near Freshwater, the holidays are the usual time for a TR19® clean.
What happens if it’s left?
Grease that is left only gets thicker. Under BESA guidance, grease shouldn’t exceed a mean of 200 microns between cleans, and 500 microns or more at any point needs immediate spot cleaning. The longer it’s left, the bigger the job becomes.

What affects the quote in PO40
The survey tells us what the work involves. The main factors are:
- Site requirements such as sign-in and permits
- The number of sites or systems
- Working hours and out-of-hours timing
- The condition we find in the survey
One small site or a whole estate, the quote is built the same way: the work involved, the access and the timing. You’ll have a fixed price before work begins.
Helping us quote
When you call or email, it’s useful to have:
- The times we could work without disrupting the site
- The site address and the type of premises
- Close-ups of filters, grilles, hatches or access panels
- Any symptoms, from odd noises to smells or leaks
Some systems can be priced from photos; others need a survey. Big or complicated sites, and systems that are hard to see in photos, get a survey first. Either way, you get a fixed price before work begins.
What the work involves, part by part
Extract fan and discharge
Grease that reaches the fan coats the blades and the housing. We isolate it, open it up and degrease it.
Ductwork and risers
Long flat runs of duct are where grease collects. Each run is cleaned through its access panels, recording any that cannot be reached.
What kitchen extract cleaning cannot fix
Before you book, it helps to know what’s not included:
- A damper that sticks or has a damaged link
- An undersized canopy or fan
- A duct that is holed or coming apart
In-house cleaning or a specialist?
In-house cleaning and specialist cleaning do different jobs. Wiping filters daily and washing them weekly keeps the visible parts in order, but they don’t reach the grease that builds up further in. Reaching it takes a specialist with the right equipment.
Your own staff can handle the daily basics: wiping canopies, washing grease filters and recording it in a log. Inside the ducts, risers and fan is specialist work, which is where we come in.
Common questions in PO40
Why do insurers care about extract cleaning?
Many policies require TR19 cleaning, and insurers often ask to see the certificate. Without proof, a claim can be refused or reduced, so it’s worth checking your policy wording.
Which parts of the extract do you clean?
A TR19 Grease clean covers the full extract route, not just the canopy. That means canopy, plenum, filters, ducts, risers, fan and discharge, reached through access panels where needed.
Is PO40 in your area?
Yes. We work across Greater London, Surrey, Kent, Sussex, Hampshire, the Isle of Wight, Berkshire, Buckinghamshire, Oxfordshire, Hertfordshire and Essex, PO40 included.
Which sectors do you work in?
All kinds of commercial and public premises: from restaurants, pubs and hotels to schools, hospitals, care homes, offices, shops and food production sites. We fit the work around how the site operates.
How often does a kitchen extract system need cleaning?
That comes down mainly to daily cooking hours. BESA’s minimums run from every 3 months for heavy use to every 12 months for light use. We will recommend a date after measuring the grease.
What paperwork comes with a kitchen extract clean?
You receive a TR19 certificate and a photo report. Certificates are issued through the BESCA Vent Hygiene Elite portal, and the report includes before and after pictures, grease readings and the recommended next clean date.
Do you look at the system first?
Yes. For many sites, photos and a few details are enough, and larger or hidden systems get a visit.
