How we handle AHU cleaning in Freshwater
Heating and cooling coils trap dust that gets past the filters. A coated coil restricts airflow and makes the unit work harder. Coils are cleaned carefully, with methods chosen so the fins aren’t flattened. We are often asked to deal with drain trays holding standing water and air handling units due a clean after building work, across filter sections, dampers and louvres and supply and extract fans.
Visits to a place like Freshwater are fitted around opening hours. The method does not change: inspect first, clean, then record what was done.
Think of the report as the system’s health record: a dated account with photos of everything we did. For TR19® Grease cleans, the certificate comes through the BESCA Vent Hygiene Elite portal and sits alongside the report.

How it works
Night work is normal for us. A lot of visits happen overnight or at weekends, so the site can open as normal afterwards. The visit itself takes from a few hours for a compact unit to a day or more for a large one. Your opening hours decide when we come to Freshwater, not ours.
- We look at the unit and the plant area during the survey.
- The area is protected and the unit made safe.
- Each section is cleaned of dust, debris and slime.
- Coils and trays are cleaned and the condensate drain cleared.
- We close every panel, hand the unit back and send the report and certificate.
Before we arrive
- Arrange a key holder or contact on site
- Dig out any earlier paperwork for the system
- Tell us about site rules, permits or sign-in

Freshwater questions
Do you do school ventilation cleaning in Freshwater in the summer holidays?
Yes, out-of-term visits are normal for schools. With about 2 schools and colleges on the FSA’s register within roughly a mile and a half of Freshwater, it pays to plan holiday dates ahead. Tell us your holiday dates and we will book the visit for when the site is empty.
Do you work in villages like Freshwater?
Yes. Freshwater is within the area we cover across London and the South East. Just mention lanes, gates or anything else about the site when you book.
Does the AHU have to be shut down for cleaning?
Yes. The unit has to be shut down and isolated before it’s opened. We agree the timing with your site team.
What if parts of the system can’t be reached?
They’re marked on the report. Often the fix is extra access, such as new panels in ductwork, which we can install.
What’s included in an AHU clean?
Every section that collects dirt: filters, coils, tray, fan and panels. The survey confirms what’s in your unit before we quote.
Can you quote from photos?
Yes, for many jobs. Send wide shots, close-ups of any access panels and anything that worries you, and we usually come back within one working day. Some sites still need a visit, and we will say so.
Can one contract cover all our sites?
Yes. Tell us the addresses and what each needs and you’ll get one fixed quote.
What’s TR19?
It’s the industry benchmark for cleaning ventilation and kitchen extract systems, written by BESA. It sets out inspection, cleaning and record keeping and expects a risk-based approach.
Aftercare tips
After the visit, a few habits help the work last:
- Clear leaves and litter away from the intake
- Keep filter changes on time and recorded
- Make sure the unit’s access doors open easily
- Look at the condensate drain whenever the unit is serviced
The report shows each section of the unit before and after, along with anything we couldn’t reach. It also notes faults we spotted, such as damaged panels or a blocked drain.
Make the drain tray part of every maintenance visit. Catching a slow drain early stops standing water building up.
Common problems we fix in Freshwater
An AHU’s intake draws in outdoor air and everything in it: dust, pollen, leaves and debris. The intake section and first filters take the brunt, and some travels further into the unit.
Common reasons sites call us are:
- Air handling units due a clean after building work
- Dirty fans and fan housings
- Coils clogged with dust and debris
- Plant that has been serviced but not cleaned
Classrooms and halls at schools such as All Saints Church of England Primary School are easiest to work in when pupils are away.

- Proof of accreditation you can verify

Multi-site and managed buildings
Facilities teams in offices, schools and healthcare sites book us too across the Isle of Wight. Work can be phased by floor, building or site to keep disruption down.
We work for landlords, managing agents and facilities managers as well as the people running the site. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we are happy to quote for all of it.
Part by part
Heating and cooling coils
A dirty coil holds back the air and makes heating and cooling less effective. A clean gets air moving through the coil properly again.
Rooftop and plant room units
Units on roofs and in plant rooms can be awkward to reach. We plan safe access as part of the survey so the quote reflects it.

When something else is needed
A few issues sit outside what this work can do:
- Dirty ducts beyond the unit itself
- Faulty motors, drives or bearings
- Controls and BMS settings that run the unit
If in doubt, phone us on 0345 646 2711 or email us and we’ll say what we think before you book.

In-house cleaning or a specialist?
Logging matters as much as cleaning. A dated log of in-house cleaning and checks helps show that the system is managed between specialist visits, alongside our reports.
Staff cleaning and specialist work aren’t the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they do not reach the grease that builds up further in. That part needs specialist access and equipment.
