Kitchen extract cleaning across ME17: what to expect

A kitchen extract system is far more than the canopy you can see. Behind it sit the plenum and grease filters, then the ductwork, risers, extract fan and discharge, and grease settles in every one of them. A TR19® Grease clean deals with the whole route, not only the parts on show. The work covers plenums and filters, discharge points and extract fans, and people most often call us about years of baked-on grease in the ducts and an extract that no longer clears the smoke.

On the day, we arrive at the time agreed with you, which is often after service, overnight or at a weekend. Equipment that has to be off is switched off and allowed to cool before any work starts, and the area around the work is covered and protected. On site, it takes anything from a few hours to a full night, depending on the size of the system.

  1. We survey the system first, from your pictures and details or on a site visit.
  2. Set points are tested for grease thickness and the quote is fixed before work begins.
  3. Once the kitchen has closed and the equipment has cooled, we sheet and protect the area.
  4. We clean the canopy, plenum, filters, ducts, risers, fan and discharge.
  5. Readings and pictures are taken again, and you receive a TR19 certificate and photo report.

Local landmarks in Coxheath

In Coxheath, that means kitchens and buildings near Cornwallis Academy, The Horse Shoes Public House and Coxheath Primary School and the streets around them. Nearby too are Quarry Wood (1.4 miles west) and Holy Trinity Church (less than half a mile south). The closest station to Coxheath is East Farleigh station, about 1.5 miles north. Other landmarks nearby include The Mall Maidstone (3 miles north-east) and Oakwood Hospital (2.4 miles north).

Kitchen extracts across ME17

Across ME17, from Maidstone, Park Wood and Willington outwards, kitchens range from town-centre restaurants and takeaways to pubs, hotels, schools and care homes. Every one gets the same full TR19® clean, from the canopy to the discharge.

From central London kitchens to coastal hotels and country pubs, London and the South East have every kind of site. Wherever the site is in ME17, the work is done to the same TR19® standard.

Coxheath: If you run catering at a healthcare site, such as a hospital like Oakwood Hospital about 2.4 miles north, the extract may need cleaning more often than a part-time kitchen. Volunteers running a hall kitchen near Holy Trinity Church, or anywhere in Coxheath, may not know when the extract was last cleaned, and a grease test settles it.

Why act early?

Grease build-up causes everyday problems too. Blocked filters and narrowed ducts slow the airflow, leaving the kitchen hot and smoky and the fan strains to keep up. Smells, dripping grease and condensation often follow.

Questions to ask before you book

  • What happens if part of the system cannot be accessed
  • Whether the quote shows VAT
  • Whether the price is fixed
  • Whether they recommend a next date

What staff can safely do

Your own staff can handle the daily basics: wiping canopies, washing grease filters and recording it in a log. What they can’t safely do is clean inside the ductwork, the fan or the risers, which is where we come in.

Keep a record of what your team does. A simple log of filter washes, wipe-downs and checks shows an inspector that the system is looked after between visits, alongside our reports.

When something else is needed

We’ll always give you a straight diagnosis, so here’s what kitchen extract cleaning won’t do:

  • Extraction that can’t cope with the cooking because of its design
  • Fat blocking the kitchen drains
  • A fan motor or bearings that have failed (that needs a fan repair or replacement)

Why it fails

Grease filters are the first line of defence, and they’re often the weak point. Filters that are bent, badly fitted, missing or left uncleaned let more fat into the plenum and duct, and from there it travels on to the fan.

Look out for any of the following:

  • Heavy grease build-up inside the duct runs
  • An extract that no longer clears the smoke
  • An overdue clean flagged by an EHO or fire officer
  • An extract that has never been cleaned to TR19

For landlords and multi-site operators

Where a tenant occupies the premises but the landlord owns the building, it’s worth checking the lease for who maintains the systems. We can quote either party and send the paperwork to whoever needs it.

We work for landlords, managing agents and facilities managers as well as the people running the site. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we can quote for the whole system.

Common questions in ME17

How often does a kitchen extract system need cleaning?

Under BESA guidance, the minimum depends on how long you cook each day: every 3 months for 12 to 16 hours, 6 months for 6 to 12 hours and 12 months for 2 to 6 hours. Grease readings can show a shorter interval is needed.

How do you protect the area?

Floors and surfaces near the work are sheeted before any work starts, and anything we remove is contained. At the end, the area is cleaned down.

What does a TR19 kitchen extract clean include?

Everything from canopy to discharge: the canopy, the plenum behind the filters, the filters, horizontal ducts, vertical risers, the fan and the discharge, plus attenuators where fitted. Any part without access is noted.

Do you offer emergency callouts?

Yes. There’s a 24/7 emergency line, for problems that cannot wait. Ring any time and tell us what’s happened.

Can we book visits on a schedule?

Yes. Scheduled maintenance plans are part of what we do, set at the interval the system needs. The report from each visit recommends the next date.

Is TR19 a legal requirement?

TR19® itself isn’t law. The law is the Regulatory Reform (Fire Safety) Order 2005, which makes the responsible person assess and reduce fire risk, and TR19 is the benchmark used to show extract grease is under control.

Is ME17 in your area?

Yes. We work in ME17 and the rest of Kent, as part of our work across South East England and London. For a fixed quote, ring 0345 646 2711, or email photos.
