TR19 cleaning across BN8

How kitchen extract cleaning works in BN8

We’ve been trading since 2009, cleaning kitchen extracts across the South East and London. As a BESCA Vent Hygiene Elite member, we clean to BESA TR19® Grease, and we hold CHAS, SafeContractor and ISO 9001 and are fully insured. Typical jobs include an inspection that picked up a dirty extract and proof of cleaning requested by an insurer, across extract fans, canopies and hoods and plenums and filters.

We start by comparing what we find with the survey or your pictures. If anything is different, we talk it through with the person on site before carrying on. After that, the work takes one visit for most kitchens, while large or complex systems may need more than one.

  1. We survey the system first, from your photos and details or on a site visit.
  2. Set points are tested for grease thickness and the quote is fixed before work begins.
  3. Once the kitchen has closed and the equipment has cooled, we sheet and protect the area.
  4. We clean the canopy, plenum, filters, ducts, risers, fan and discharge.
  5. We test again, photograph the result and issue your TR19 certificate and photo report.

How we quote

The cost depends on the size of the system, the condition it’s in and access to every part of it. You get a fixed price before work begins, so you know where you stand.

Getting a quote

Every quote begins with a look at the system, either from pictures and details you send or from a site visit. After that, you get a fixed price for the work, before work begins.

What’s near Ringmer

Locally, jobs take us to businesses close to The Anchor pub, The Parish Church of St Mary the Virgin and Ringmer Community College and Sixth Form and the streets around them. The nearest railway station is Glynde station, about 2.4 miles south of the centre. Well-known places in the area include Museum of Agricultural Bygones (1.5 miles east) and Lewes Victoria Hospital (3 miles south-west). For a walk, there’s Cliffe Hill and Malling Down.

Kitchen extracts across BN8

In BN8, we work in places such as Lewes, South Malling and Southover and well beyond. We cover every place we list for BN8, 34 in all, and kitchens are cleaned around their opening hours, overnight and at weekends included.

BN8 is within the area we cover, which takes in London and the South East. Every job is surveyed first and quoted at a fixed price.

Ringmer: Healthcare kitchens, like those at hospitals such as Lewes Victoria Hospital (about 3 miles south-west), often cook for long hours, which puts them in BESA’s heavier-use bands. Bursars and site managers at schools such as Ringmer Primary and Nursery School tend to book extract cleaning for when the kitchen is empty.

Staff cleaning versus specialist work

Day-to-day cleaning is something your team can do: wiping down canopy surfaces, cleaning filters and keeping a simple log. What they can’t safely do is clean inside the ductwork, the fan or the risers, which is where we come in.

Staff cleaning doesn’t replace a specialist visit; it supports it. Clean filters and tidy surfaces slow the build-up, but the parts you cannot see still need a specialist at the right interval.

Common problems we fix in BN8

Cooking fat leaves the pan as a fine vapour. As the air cools on its way through the duct, the fat condenses and sticks, and the layer grows a little with every meal cooked. The grease filters stop some, never all of it.

What we are most often called out for:

  • Years of baked-on grease in the ducts
  • A smoky, hot kitchen with weak extraction
  • A kitchen with no current TR19 certificate
  • Proof of cleaning requested by an insurer

Different parts, different methods

Grease filters

A filter that’s missing or bent lets grease straight past. We check they fit as they should when we refit them, and flag any that don’t.

Canopy and plenum

Canopies vary from a single hood to long runs over several appliances, each section is cleaned and photographed before and after.

When it’s something else

An honest diagnosis matters more to us than a booking, so here’s what this work can’t put right:

  • Faulty fire dampers in the duct
  • A duct that’s holed or coming apart
  • Fat blocking the kitchen drains

Why deal with it now?

There’s no law that names TR19, but the Fire Safety Order 2005 still applies. It puts a duty on the responsible person to assess and reduce fire risk, which in a kitchen includes the grease in the extract. Cleaning to TR19 is the recognised way to show you’ve done it.

Comparing quotes

  • What paperwork you get at the end
  • Their accreditations, such as BESCA Vent Hygiene Elite, CHAS or SafeContractor
  • Whether VAT is included
  • If they look at the system before pricing

BN8 questions

Do you work in BN8?

Yes. Our technicians work in BN8, within the South East and London area we cover.

How do you keep the site clean during the work?

We start with protection: floor sheeting and covers over nearby surfaces and equipment. The area is left tidy, with our waste taken away.

What information do you need?

A short description and a few photos, with the address and opening hours. If we need more, we’ll ask.

What does TR19 mean?

It’s BESA’s specification and the benchmark insurers, fire officers and EHOs look to. It sets out inspection, cleaning and record keeping and expects a risk-based approach.

Which parts of the extract do you clean?

All of it, from the canopy through to the discharge. Where there are not enough access panels to reach a section, it’s recorded, and we can fit new ones.

Does the law say I must clean to TR19?

TR19® is BESA’s specification, not legislation. Under the Fire Safety Order 2005, the responsible person must assess and reduce fire risk, and TR19 is the benchmark used to show extract grease is under control.

Do you work with multi-site operators?

Yes. One number covers all your sites across London and the South East, and visits can be set on a regular cycle.
