Kitchen extract cleaning in TN21: how it works

Cooking sends fat-laden vapour into the canopy with every service. As it cools, it clings to the inside of the ductwork and keeps building. That layer will burn, and cleaning the whole system is how you keep it under control. Typical jobs include an overdue clean flagged by an EHO or fire officer and years of baked-on grease in the ducts, on extract fans, canopies and hoods and horizontal duct runs.

Each visit runs to the same pattern: protect the area, isolate whatever needs isolating, do the work, tidy up and leave you the report. The visit itself takes a few hours for a small kitchen, longer for a large system.

  1. Diagnosis comes first, with a survey of the system and how it’s reached.
  2. We record grease levels at set points, then fix the price.
  3. After the kitchen closes, we sheet the area and set up to contain grease and water.
  4. Heavy deposits are scraped by hand and the system degreased to TR19® Grease.
  5. Then the clean bill of health: readings, a TR19 certificate and a photo report with the next date.

Kitchen extract cleaning across TN21: local notes

In TN21, a busy kitchen in a place such as Heathfield, Sandy Cross and Horam and a quiet village kitchen need very different cleaning intervals. The right interval comes from hours of use and grease readings.

TN21 is within the area we cover, which takes in London and the South East. Every job is surveyed first and quoted at a fixed price, wherever it is in TN21.

Heathfield: If you look after a school kitchen, at a school such as Parkside Community Primary School or anywhere near Heathfield, the holidays are the usual time for a TR19® clean. Where a hall near St Richards Church, or anywhere in Heathfield, hosts lunch clubs or events, its extract gathers grease just as a café’s does.

Why deal with it now?

Grease that’s left only gets thicker. Under BESA guidance, grease shouldn’t exceed a mean of 200 microns between cleans, and anywhere reaching 500 microns or more needs a spot clean right away. The longer it’s left, the bigger the job becomes.

What your quote should include

  • What records you will receive afterwards
  • Proof of accreditation you can verify
  • If they look at the system before pricing
  • Whether the figure could change on the day

Between visits

Results last longer with the right care. We suggest:

  • Tell us when the extract starts to drip or smell
  • Keep the TR19 certificate and photo report in the maintenance log
  • Empty any grease troughs or cups on the canopy
  • Wash or exchange the filters often

Any section without access is marked on the report. A TR19 report should record what wasn’t cleaned as well as what was, and new access panels can be fitted so the next clean covers it.

Clean the grease filters often, not just on clean day. Clean, well-fitted filters catch more fat before it reaches the duct, which slows build-up further down the system.

Why it fails

What’s on the menu matters as much as how much is cooked. Fryers, grills and open flames throw much more fat into the extract than gentler cooking, so two kitchens with the same hours can need very different intervals.

Look out for these warning signs:

  • A TR19 certificate needed for the insurer
  • Years of baked-on grease in the ducts
  • Rancid smells from grease in the duct
  • Missing paperwork after a change of operator

In-house cleaning or a specialist?

Keep a record of what your team does. A dated log of in-house cleaning and checks shows an inspector that the system is looked after between visits, next to our reports.

In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. Reaching it takes a specialist with the right equipment.

Multi-site and managed buildings

If you look after several sites, we can plan visits across the whole estate and price them together. Every building has its own written report, so records stay tidy.

The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, and that can be the employer, the owner, a landlord, a facilities manager or a managing agent. With shared responsibility, good records help everyone.

TN21 questions

Do insurers need proof of extract cleaning?

Grease in an extract is a known fire risk, which is why many insurers require TR19 cleaning. Our certificate and photo report give you that evidence.

Can you look after several sites?

Yes. We work across South East England and London, so sites at different addresses can be planned together on one programme. Each site gets its own report and pictures.

Do you survey before quoting?

Yes. Photos often do the job, while bigger or harder-to-see systems are surveyed on site.

Are you a BESCA Vent Hygiene Elite member?

Our work is to BESA TR19® Grease, and we’re a BESCA Vent Hygiene Elite member, and certificates go through the BESCA Vent Hygiene Elite portal. Duct Doctor has been trading since 2009.

How long does it take to clean a kitchen extract system?

Length of duct, grease levels and access all affect it. Most jobs take one visit for most kitchens, while large or complex systems may need more than one.

Is a quote from photos possible?

In many cases, yes. With good photos, the site type and your last report, we can price many jobs. Where we can’t see enough, we arrange a survey.

What’s the right cleaning interval for a kitchen extract?

Under BESA guidance, the minimum depends on how long you cook each day: every 3 months for 12 to 16 hours, 6 months for 6 to 12 hours and 12 months for 2 to 6 hours. Grease readings can show a shorter interval is needed.
