About our fire damper testing in Washington

Testing finds the dampers that won’t close. When one sticks, has a damaged link or is corroded, we report it and offer remedials rather than leaving you with a problem and no fix. If you’re dealing with missing or out-of-date damper records and damper actions from a fire risk assessment, we can help.

In rural areas, conversions, country hotels and care homes can have ductwork crossing fire-resisting walls, where the dampers are easy to overlook. The first visit starts by locating each damper.

We’re CHAS and SafeContractor accredited, we hold ISO 9001 and we are fully insured. On top of that, we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

In-house cleaning or a specialist?

Your own staff can handle the daily basics: wiping canopies, washing grease filters and recording it in a log. What they cannot safely do is clean inside the ductwork, the fan or the risers, and that’s where we come in.

A few tasks are always specialist work: entering ducts, working on fans, testing dampers and taking grease readings call for the right kit, training and safe access. That’s our job.

Honest limits

Fire damper testing can’t fix everything, and we’d rather say so up front. It won’t put right:

  • Sign-off of the whole building’s fire safety
  • Ductwork crossing a fire wall with no damper fitted
  • Fire-stopping gaps around the duct where it passes through the wall

Not sure which it is? You can ring 0345 646 2711 or send us an email and we will tell you honestly before booking.

What the work covers

  • Wall and floor dampers
  • Offices and schools
  • Fusible link fire dampers
  • Riser dampers
  • Motorised smoke dampers
  • Hospitals and care homes

Part by part

Smoke dampers

Smoke dampers are motorised and run by a control system. Testing means operating them from the controls and check each blade travels fully.

Ceiling voids and risers

Where ductwork runs up through a building, there are often dampers at every floor. We work through them floor by floor so nothing is missed.

How the visit works

We start by comparing what we find with the survey or your pictures. Anything unexpected is raised with you before we go further. After that, the work takes from an hour or two in a small building to several visits on a large estate. Pictures of the system and its access let us plan the work in Washington before we set off.

  1. We go through the damper schedule and any previous faults.
  2. We locate every damper and note any we can’t reach.
  3. We test fire dampers by dropping them and smoke dampers by operating them through the controls.
  4. Passes are reset and any failures recorded with the reason.
  5. We report the results and offer remedials on failed dampers.

Getting ready for the visit

  • Allow time for equipment near the work to be turned off and cool down
  • Agree a time when the area can be out of use
  • Make sure someone can let us in and lock up afterwards

Some systems can be priced from photos; others need a survey. Big or complicated sites, and systems that are hard to see in photos, get a survey first. Either way, you get a fixed price before we start.

Washington: your questions answered

Can fire dampers in schools around Washington be tested in the holidays?

Yes. Half-terms and the summer break are the natural time for school work. Around Washington, the Food Standards Agency lists about 2 schools and colleges with registered kitchens within a mile and a half or so. Just give us a ring on 0345 646 2711 or drop us a line with your term dates and we will plan around them.

Do you work overnight in Washington?

Yes, out-of-hours work is a big part of what we do. Your customers, staff or residents in Washington needn’t be disturbed. Just phone us on 0345 646 2711 or use the quote form with your opening times and we’ll plan around them.

What do you do with what you remove?

It’s contained and taken away. We collect grease, debris and waste water as we go rather than letting it spread.

Is TR19 cleaning required by law?

No, not in itself. TR19® is the benchmark insurers, fire officers and EHOs check against, and many insurers ask for proof of cleaning to it. The legal duty sits in the Regulatory Reform (Fire Safety) Order 2005 in England and Wales.

What happens to dampers you cannot get to?

It goes on the report as inaccessible, with the reason. We can fit an access panel so it’s tested on the next visit.

Are you insured?

Yes. Full insurance covers our work and have been trading since 2009.

Do we lose a day’s trading?

Not usually. Out-of-hours visits keep the disruption down. Larger jobs can be phased over several visits to keep things running.

What should I send you?

Some pictures and a quick description of the system, with the address and opening hours. If we need more, we will ask.

When to call us in Washington

Dust settles on damper blades, runners and springs over the years. If the duct carries cooking vapour, a film of grease adds to it, and either one can hold the blade part-open.

These are the problems we see most often:

  • Dampers that cannot be reached without an access panel
  • Missing or out-of-date damper records
  • Blades that jam part-way when released
  • Fire dampers that haven’t been tested for over a year

If you manage a historic building in the area (Parham House is about 3.9 miles west), dampers fitted during conversions can be hard to reach and need recording.
