Fire damper testing across The Village

How we handle fire damper testing in The Village

Ductwork can carry fire and smoke between compartments, and the damper is what stops it. That depends entirely on the blade closing all the way. Regular drop testing is how that gets checked in each part of the building. Common call-outs are for fire dampers nobody can get to and damper actions from a fire risk assessment, across wall and floor dampers, fusible link fire dampers and riser dampers.

Testing in a small place like The Village is planned around the journey and access, and every damper is drop tested, reset and recorded, the same as anywhere.

The sign-off is always in writing: a written report, dated and illustrated with photos, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. It shows what was done and what, if anything, couldn’t be reached.

Different parts, different methods

Access panels

If we can’t reach a damper, it goes on the report as inaccessible. Fitting a panel means it can be tested on the next visit.

Ceiling voids and risers

Where ductwork runs up through a building, there are often dampers at every floor. Testing goes floor by floor so each one is accounted for.

What affects the cost of fire damper testing

There’s no set price list, because sites vary so much. The quote depends on:

  • Any permits to work or inductions
  • Access, including roofs, risers and ceiling voids
  • Whether it’s a one-off visit or part of a schedule
  • Travel, parking and unloading

Whatever the type of site, the quote works the same way: the size of the job, access, condition and working hours. Call for a fixed quote and we will go through it with you.

What we need to know

The more you tell us, the more accurate the quote. When you get in touch, it helps to send:

  • Photos showing the whole system and its surroundings
  • Any access panels or hatches you can see
  • The times we could work without disrupting the site
  • Where the plant sits or the system leaves the building, such as a roof or outside wall

We do not publish a price list, because no two systems are the same. We look at your system first, from photos or on a visit, then send a fixed quote. To get going, phone us on 0345 646 2711 or use the quote form.

How it works

At the end of the visit, someone from your team can look over the work with us. We point out anything that couldn’t be reached or needs a follow-up, and the same goes into the written report. All told, the work takes from an hour or two in a small building to several visits on a large estate. Seeing the system in photos first means the trip to The Village can be planned properly.

  1. Before the visit, we agree access, timings and any areas with restrictions.
  2. Ceiling tiles and hatches are opened and each damper’s access panel removed.
  3. The blade is released and watched to make sure it closes fully.
  4. The damper is reset and its condition noted.
  5. We close everything up and send the results in a report.

Preparing for the visit

  • Let us know how we reach the system, including roofs, risers and plant rooms
  • Agree a time when the area can be out of use
  • Let us know about permits to work or site inductions

Ask for a quote

Getting a quote does not take long. Send a few details and photos, and we typically reply with a fixed quote within one working day. Where a survey is needed, we arrange a time that suits the site.

Looking after it afterwards

Results last longer with the right care. Here’s what we suggest:

  • Don’t let anything obstruct a damper’s blade
  • Keep damper test reports with the fire safety log
  • Update the register when ductwork changes
  • Warn anyone working in ceiling voids about the dampers

Share the results with your fire risk assessor, so the assessment reflects where the dampers stand. Outstanding faults should be dealt with, not left on file.

Keep a damper register: where each damper is, what kind it is and when it was last tested. It means nothing gets forgotten when staff or contractors change.

Why act early in The Village

Faults found early are often simpler to put right. Left for years, corrosion and build-up can turn it into a full damper replacement. In a place like The Village, ductwork and fans are easy to forget until something goes wrong.

Combining work into one visit or one programme often makes better use of the time. Tell us about everything you’d like looked at, and you’ll get one fixed quote.

Fire damper testing around The Village

Fire safety in The Village falls to Royal Berkshire Fire and Rescue Service. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and keeping dampers working is part of the responsible person’s duty. The Village’s nearest hospital, King Edward VII Hospital, is about 2.3 miles north-east. Healthcare buildings rely on fire compartments to protect people who cannot easily move, and dampers keep those compartments sealed.

If you manage a historic building in the area (St Leonard's Hill is about 1.7 miles north), dampers fitted during conversions can be hard to reach and need recording. School buildings such as Windsor Girls' School are usually tested in the holidays, wherever they have dampers.

The Village is about 2 miles south of Windsor, in Windsor and Maidenhead. The Village gets the same approach as every site we work on: diagnosis first, a fixed price, out-of-hours working where necessary and a written report with pictures. The Village is one of 57 places in Windsor and Maidenhead we cover for commercial clients. Our Guildford page covers sites nearby (14 miles or so).

Fire damper testing in SL4 is surveyed, quoted and booked the same way as anywhere else. Streets in the area include Sheet Street Road and Forest Road, and we cover them all for fire damper testing. We also cover Cranbourne (1 mile west), Woodside (1 mile south-west), Plaistow Green (2 miles west), Cheapside (2 miles south) and Brookside (2 miles south-west). Within a short drive, we also cover Maidenhead (7 miles north-west), Boyn Hill (6 miles north-west), North Ascot (3 miles south-west), Cookham (9 miles north-west), Furze Platt (8 miles north-west) and Broomhall (4 miles south).

Landmarks near The Village

We work in commercial kitchens and buildings around Windsor Great Park and the streets around them. The nearest railway station is Windsor & Eton Central station, roughly 3 miles north-east of the centre. A little further out are Windsor Castle (3.1 miles north-east) and King Edward VII Hospital (2.3 miles north-east). Green spaces nearby include Bray Pit and Virginia Water Lake.

Landlords, agents and facilities managers

We regularly work with managing agents. Send the address, what’s needed and how access works, and we’ll send a fixed quote.

Records are where multi-site compliance often slips. Each visit ends with a dated report and photos, so you can show an insurer or inspector what was done at each site.

Questions from The Village

Which fire authority looks after The Village?

That’s Royal Berkshire Fire and Rescue Service. Failed dampers on a report should be followed by a record of the repair, so the file shows the problem was closed out.

Can you work in The Village outside opening hours?

Yes, we can come after you close and finish before you open. The site is handed back ready to open. Just ring 0345 646 2711 or drop us a line with your opening times and we will plan around them.

How much notice do you need?

That depends on the slot you want and the size of the job. Mention your preferred dates with your enquiry, and for anything urgent, ring our 24/7 emergency line.

Which kinds of sites do you work on?

All kinds of commercial and public premises: from restaurants, pubs and hotels to schools, hospitals, care homes, offices, shops and food production sites. We fit the work around how the site operates.

Where does the waste go?

It’s contained and taken away. We collect grease, debris and waste water as we go, so it does not spread.

Who has the legal duty for fire safety?

In the words of the Fire Safety Order 2005, it’s the responsible person. It’s normally the employer, or whoever controls the building, and in shared buildings more than one person can have duties. If you’re not sure, check your lease and fire risk assessment.

Who has the duty to keep fire dampers working?

Under the Fire Safety Order 2005, it’s the responsible person, such as the employer, owner, landlord or managing agent. Keeping fire safety systems working, dampers included, is part of their duty.

Do you look at the system first?

Yes. For many sites, photos and a few details are enough, while bigger or harder-to-see systems are surveyed on site.

When to call us in The Village

Rust is a frequent reason a damper won’t close. Water leaks, condensation and damp plant areas attack the casing, blade and spring, so a damper can seize without anyone noticing.

Look out for these warning signs:

  • Smoke dampers with no recent test
  • Fire dampers that fail to drop shut
  • Damper actions from a fire risk assessment
  • Corroded dampers in damp risers and plant rooms

If you manage a care home or clinic near The Village, the testing that a hospital like King Edward VII Hospital (about 2.3 miles north-east) relies on applies to your dampers too.
