  • Controls and BMS settings that run the unit
  • A system that’s undersized for the building
  • Damaged coils beyond cleaning

Not sure which it is? You can phone us on 0345 646 2711 or send us an email and we’ll tell you honestly.

What the work covers

  • Internal panels
  • Heating and cooling coils
  • Filter sections
  • Supply and extract fans
  • Dampers and louvres
  • Drain trays

AHU cleaning in The Village, done properly

Where a building in The Village has had little more than filter changes, there may be dirt on the coils, fan and casing that nobody has looked at. A full clean deals with all of it. Typical jobs include dust-coated heating and cooling coils and drain trays holding standing water, on internal panels, filter sections and dampers and louvres.

Somewhere as small as The Village, ducted ventilation is typically limited to a school, a care home, a surgery or a converted business building, wherever there is one, but those that do need it inspected and cleaned like any other.

A written report with photos follows each visit, so you have a record of what was done and when. Where the work is a TR19® Grease clean, the certificate is issued through the BESCA Vent Hygiene Elite portal.

Fixed quotes for AHU cleaning in The Village

Some jobs are bigger than they look, and some smaller. The main factors:

  • How big the system is
  • The times the site is available
  • How many systems or sites are involved
  • What state the system is in

What you pay depends on how big the system is, the condition it’s in and how easy it is to reach. You get a fixed price before we start, so you know where you stand.

Asking for a quote

There’s no need for technical detail. Just send:

  • Wide pictures of the system and the area around it
  • Where the site is and what kind of site it is
  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • The paperwork from the last visit, if you have it

Some systems can be priced from pictures; others need a survey. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before any work starts.

Common questions in The Village

Can you get to a site in The Village?

Yes. The Village is within the area we cover across London and the South East. Just mention lanes, gates or anything else about the site when you book.

Do you work at weekends in The Village?

Yes. We work evenings, overnight and at weekends. The work in The Village can fit around your hours. Tell us your opening hours when you ask for a quote.

Where does the waste go?

It leaves the site with us when we go. During the work, it’s contained to keep the area clean.

How much notice should we give?

The more notice, the better, especially for out-of-hours work. Quotes typically come back within one working day, and emergencies are covered by our 24/7 line.

What about areas you cannot get to?

The report shows them clearly. In ductwork, new access panels are often the answer, which we can install.

Do you clean the ductwork as well?

Yes. We reach the ducts through access panels, and any sections we cannot reach are noted in the report, and new panels can be fitted.

Do you repair air handling units?

We clean the unit and flag faults rather than repair them, with pictures where it helps.

Can you look after several sites?

Yes. Tell us the addresses and what each needs and you will get one fixed quote.

Between visits

To keep the system working properly between visits:

  • Diary the inspection date recommended in the report
  • Keep the area around the fresh air intake clear
  • Keep inspection doors on the unit in good order
  • Make sure condensate is draining away

Stick to the filter change schedule, as that does more than anything to keep the unit clean. Log every change so it’s easy to see when the next is due.

Regular filter changes are the best protection an AHU has. Once filters clog, dirt starts getting past them.

Why it’s worth doing now in The Village

Stuffy rooms and stale smells in a building in The Village can sometimes be traced back to the AHU. Cleaning it deals with the cause rather than the symptom. Equipment tucked in a roof space or outbuilding near The Village rarely gets looked at unless someone books it.

When the work has to happen, how we reach it and how big the site is can all change the price. We take each of them into account, and the price is fixed before work begins.

In-house cleaning or a specialist?

Away from the kitchen, the in-house job is mainly checking: keeping grilles clear, noting unusual noise or smells and logging filter changes. The inside of ducts and units needs a specialist.

When your team notices a problem between visits, such as dripping grease, a noisy fan, a smell or a filter that will not come clean, they should report it rather than try to fix it. We’ll take a look and send you a fixed quote.

Part by part

Drain trays

The drain tray collects water from the cooling coil. We clear standing water, clean out slime and check the outlet is draining.

Rooftop and plant room units

Units on roofs and in plant rooms can be awkward to reach. We plan safe access as part of the survey, before we quote.

How it works

We start by comparing what we find with the survey or your pictures. Anything unexpected is raised with you before we go further. From there, it takes half a day to a full day per unit, with large plant planned over several shifts. If the van will struggle with a lane or gateway near The Village, let us know and we will plan around it.

  1. First we agree when the unit can be switched off, including evenings or weekends.
  2. We take before pictures of each section of the unit.
  3. Filters, coils and internal surfaces are cleaned from intake to discharge.
  4. We finish with the fan section and the drain tray.
  5. After photos are taken and the certificate issued.

Before we arrive

  • Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
  • Tell us the best time to work, such as after service or at a weekend
  • Find the previous report, if there is one

Ask for a quote

Quoting starts with a diagnosis, either from photos and details you send or from a site visit. Then we send a fixed price, before any work starts.
