Fire damper testing in Brookside

Fire damper testing in Brookside

Under BESA guidance, every fire damper is tested on completion of installation and then at least once a year. For spring-operated types, annual testing is the minimum. Our job is to do the testing and hand you the paperwork that shows it. If you have dampers hidden with no access panel or hatch and missing or out-of-date damper records, we can put it right.

For a building in or near Brookside, the visit is planned ahead, with access agreed in advance, and every damper is drop tested, reset and recorded, the same as anywhere.

We have been trading since 2009, and we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we carry full insurance.

FAQs for Brookside

Can you get to a site in Brookside?

Yes. Brookside is within the area we cover across London and the South East. A survey first, from photos or a visit, means we arrive with the right kit.

Can you work in Brookside outside opening hours?

Yes, nights and weekends are routine for us. It means the site in Brookside keeps running as normal. When you call 0345 646 2711 or send us an email, mention when the site is quiet.

How much does fire damper testing cost in Brookside?

Size, condition, access and working hours all affect the cost. Ask us for a fixed quote, normally ready within one working day.

Is there a survey before the work?

Yes. Photos often do the job, and larger or hidden systems get a visit.

Do you carry out smoke damper testing?

Yes, alongside fire damper drop testing. Smoke and fire dampers are reported together, so you have one record.

What about areas you can’t get to?

Anything we cannot reach goes on the report, with a note of where it is, and we tell you what would make it reachable, for example new access panels.

How long will damper testing take?

Expect it to take anything from a couple of hours for a handful of dampers to a full day for a large building. Access is the biggest factor, and we will give you an idea when we quote.

How often does BESA say fire dampers should be tested?

The guidance from BESA is at least annually, by a competent person. A test on completion of installation comes first.

What the work involves, part by part

Ceiling voids and risers

Many dampers sit above suspended ceilings. Ceiling tiles are lifted for access and replaced afterwards.

Smoke dampers

A smoke damper is opened and closed by a motor, not a link. Testing means operating them from the controls and check each blade travels fully.

What happens on the day

Your staff don’t need to do much on the day. A contact on site lets us in at the agreed time and points us to the system, and we take it from there. Before we leave, the area is tidied and the paperwork follows. Rural roads and tight entrances are worth telling us about before a visit to Brookside.

  1. First we check the schedule and the last set of results.
  2. We locate every damper and note any we cannot reach.
  3. Fire dampers are drop tested, and smoke dampers are tested through their controls.
  4. Dampers that pass are reset, and failures are logged with what we found.
  5. The report sets out the results, and we can quote to repair or replace failed dampers.

Before we arrive

  • Allow time for equipment near the work to be turned off and cool down
  • Mention any sign-in, permit or induction we need
  • Move anything stored near the system

Quoting starts with a diagnosis, from your photos and details or, where that isn’t enough, a survey on site. After that, you get a fixed price for the work, before any work starts.

Advice

Fire damper testing in Brookside: local notes

Going by the FSA’s register, there are about 4 schools, colleges and universities and about 5 caring premises (care homes, nurseries and hospitals) serving food in and around Brookside, up to about a mile and a half out. Buildings like these often have ducted ventilation, and wherever a duct crosses a fire-resisting wall or floor there should be a damper, tested at least once a year. Royal Berkshire Fire and Rescue Service covers Brookside. In most workplaces and other non-domestic buildings, it’s the fire and rescue authority that enforces the Fire Safety Order. Brookside’s nearest hospital, Heatherwood Hospital, is about 1 mile south. Where patients or residents may need help to leave a building, working dampers matter all the more.

School buildings such as Papplewick School are usually tested in the holidays, wherever they have dampers. If you manage a historic building in the area (St Leonard's Hill is about 3.2 miles north-east), dampers fitted during conversions can be hard to reach and need recording. If you manage a care home or clinic near Brookside, the testing that a hospital like Heatherwood Hospital (about 1 mile south) relies on applies to your dampers too.

Brookside is about 3 miles east of Wick Hill, in Windsor and Maidenhead. When something else is needed

We will always give you a straight diagnosis, so here’s what this work can’t put right:

  • Fire alarm or control system faults behind a smoke damper
  • Fire-stopping gaps around the duct where it passes through the wall
  • Sign-off of the whole building’s fire safety

If in doubt, give us a ring on 0345 646 2711, or send details by email and we will say what we think.

Where we work

  • Fusible link fire dampers
  • Motorised smoke dampers
  • Wall and floor dampers
  • Hospitals and care homes
  • Riser dampers
  • Offices and schools

Aftercare tips

To keep the system working properly between visits:

  • Close off damper faults promptly
  • Don’t let anything obstruct a damper’s blade
  • Make sure access panels stay clear and usable
  • Store test records alongside the fire risk assessment

Share the results with your fire risk assessor so their assessment matches what was found. Outstanding faults should be dealt with, not left on file.

Keeping to at least annual testing stops small faults turning into failed dampers. A blade that’s just starting to stick is easier to deal with than a seized one.

What staff can safely do

Logging matters as much as cleaning. A dated log of in-house cleaning and checks shows an inspector that the system is looked after between visits, next to our reports.

When your team notices a problem between visits, such as dripping grease, a noisy fan, a smell or a filter that will not come clean, they should report it rather than try to fix it. We can diagnose it and quote.

What affects the quote in Brookside

We do not publish a price list, because no two systems are the same. What we look at:

  • Any permits to work or inductions
  • Whether several sites go on one quote
  • The scale of the work
  • Whether it’s a one-off visit or part of a schedule

What you pay depends on the size of the system, what state it’s in and access to every part of it. We give you a fixed price before any work starts, so there are no surprises.

Helping us quote

Photos and a few facts are often enough to price the work. Send what you can of the following:

  • The postcode and the type of business
  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • Any access panels or hatches you can see
  • A few general shots of the system

There’s no standard price list, because no two systems are the same. Instead, we look at your site first, from pictures or a survey, then send a fixed quote. To start, call 0345 646 2711 or use the quote form.

Why act early in Brookside

When something goes wrong, people ask what checks were in place. A damper test log helps show the responsible person kept on top of things, and you can only produce records for tests that took place. With notice, the visit to Brookside can be fitted around your bookings and events.

The price reflects the work, not guesswork. That is why every job is surveyed first, and why the quote is fixed before we start.
